"The location is undeniably good, just a breeze from the termini. Just be mindful of guys approaching you to help with the luggage at the termini, they kept insisting they’re station staff etc and it didn’t feel safe. Room is good on the whole but I would like to comment about the reception, it was below expectations for all our encounters at the reception, with 2 notable occasions to call out: 1) There was a queue (of 3-4 groups) when we arrived to leave our luggage however the staff was not bothered to open a new counter although we saw 3 ladies walking up and down the reception. It took us like 15-20 mins to leave our luggage, after a second counter was set up. 2) There was just one group ahead of us when we wanted to collect our luggage. They were talking about the room slippers for ~20 mins. The receptionist could have paused their conversation to attend to us over a small matter (room slippers)."

The only issue is during breakfast—you need to be cautious as they mix included breakfast items with paid ones. If you’re not careful, you might order a paid item by mistake. They don’t explain this upfront. We complained, and we heard five other tourists from the US also complaining about unfair charges. Even though breakfast was included, who would know a large fruit platter costs extra while a small one doesn’t? When we raised this with the front desk, a slightly overweight young woman had a very poor attitude."

"Booked this Hotel for a weekend trip in Venice. Chose the location as it is not in the busy tourist area but it is nicely situated in a quiet area of Venice, Cannaregio. Lots of good restaurants and wine bars around . The Hotel is very nice too… an old Palace converted into 5 * Hotel direct on the canal. They have a very nice and large garden as well. The breakfast was excellent. Our allocated Premium room (124 first floor) wasn’t that great though, we got a lot of noise from the restaurant and Lobby area and it also just looks agains a wall when you look out of the window. Did not feel Preium at all. We got a room change (208) for the second night to the second floor which was excellent. We recommend rooms on the 2nd floor over the 1st. Overall a very nice stay and would book again but also ensure we like the room they allocate. Strongly recommend"

Great location, 15-minute from St Mark’s Sq, chilled island and not distanced but you’ve to take water taxi to get to the hotel Qualify breakfast, an unforgettable enjoyment for my stay Reliable Water shuttle bus - one of the very important services provided by the hotel to go to / from St Mark’s Sq, Euro15 for the whole stay, 30-minute frequency every day. And the hotel also offer complimentary water taxi to Murano Island everyday, so that I can visit both Murano and Burano at the same day."

"Only 10minutes walk to Train station from there another 19 minutes ( 3 stops ) to Santa Lucia Train Station in Venice. You could already enjoy the grand canal and start sightseeing. Because the hotal is in the metropolitan areas , they waived the tourist tax. Hotel is clean, breakfast is good. The layout of the bathrooms is not user friendly. Not enough hooks for towels and small counter space."
