Hotel was really nice and modern with excellent bathroom and friendly staff! Easy to get to airport from in morning as grab is less than £5 and just 30 minutes away. Be aware hotel is on edge of red light district so some interesting characters hang round outside late at night but street is busy enough still feels safe

Great stay at San Agustin Residences! The location was very convenient and the overall experience was smooth from check-in to check-out. The facilities were well-maintained, clean, and comfortable for a short stay. Service was polite and accommodating. Would definitely consider staying here again!

Sorry i forgot to take a picture inside my room.. but the room is pretty comfortable for 2 person, i booked the twin one. Also there's a refrigerator for store some food/drink, for the amenitites unfortunately there's no toothbrush & toothpaste. Drinks are provide by refill. Glad to stay here because there's so much food & restaurant in this area. I arrived in the morning and they said the room is still full so i can not check in early, but don't worry we still can store our luggage there. Overall i enjoy to stay at Lub D Makati ☺︎

The staff are all incredibly friendly. The room is very spacious for the price, which is excellent. There's a shopping mall nearby, making it very convenient for daily life. I also appreciate the abundance of Korean restaurants in the vicinity.

Overall stay is good but the check-in process is painful. They want it as exactly as 2pm but room/check-in items are not ready yet though we (other guests) have been there for hours waiting. They should have prepared ahead all the items so that exactly 2pm we are in the room. Please consider the comfort guests are looking forward to after a long travel, our faces and luggage will show how badly we need it :)

My stay was OK and the staffs were very approachable and very easy to deal with. We had a bit of a problem upon checking in but they rectified the issue and they even let us stay for extra two hours without any charge.

Situated in the heart of Makati and just a block away from Ayala Avenue, it strikes a pleasant balance between accessibility and quiet. You’re close enough to be in the middle of everything, yet tucked away from the busiest streets. Greenbelt, countless restaurants, cafés, convenience stores, and shopping options are literally just a short walk away. For travelers looking to unwind after a long day, there are several massage establishments nearby, and even in-house massage services are available, making it particularly convenient for guests staying a few days or longer. The building itself is undeniably old. Not neglected, not unsafe, and certainly not dilapidated—but old in the way many well-built structures are. You can tell it has decades behind it. In fact, it feels like one of those older buildings that have simply endured better than some newer developments. If you’re expecting sleek contemporary aesthetics, this may not be your first choice. If you’re primarily interested in practicality and location, the age becomes less important. The elevator situation deserves mention. During my stay, only one elevator was operational while another was undergoing upgrades. The functioning elevator is manually operated and has a charmingly old-school character—including a ceiling fan. Surprisingly, it was more efficient than elevators in some much newer buildings I’ve visited. Guests simply contact reception when they need the elevator to stop at their floor. It sounds unusual on paper but worked smoothly in practice. The room itself was exactly what I needed: clean, comfortable, and functional. The shower, toilet, and sink were all well-maintained with reliable water pressure and both hot and cold water available. The air-conditioning cooled the room effectively, Wi-Fi was dependable, and the television offered a respectable selection of channels. I also appreciated the practical amenities: a stove with kitchen ventilation, microwave, refrigerator, electric kettle, and an in-room safety box. The windows face the courtyard side of the property, allowing natural daylight into the room. The staff were professional, courteous, and efficient throughout my stay. If your priority is finding a safe, convenient, and comfortable place to rest while spending most of your time exploring Makati, I would happily recommend Prince Plaza II Condotel. In fact, given its location and room amenities, it could also work quite well for longer stays.
