"For its price, the hotel is decent. Housekeeping is daily, and the towels are fresh. The biggest drawback is the ants. For the first few days, we coexisted peacefully, barely encountering them, but on the last day, as others have mentioned, they were sleeping in bed with me. There was also an issue with the door lock; it didn't always engage properly when closing. I had to yank the door hard to find that specific position where it would finally lock. On the 9th floor, there's a pool and three exercise machines. The pool is in need of renovation—dirty glass and rusty parts. I never got around to using the exercise machines (even though I specifically chose this hotel for the treadmill 😓), so I can't really review them. The beach is about a 10-minute walk, not very crowded, and there are no sunbeds. You can rinse your feet at the hotels across the street, as there are no faucets on the beach itself."

"The room eventhough is small is very clean and no musty smell. Fridge works well too. Free detox water available at check in level 5 at all times. Strategically located near a halal restaurant yalla and opposite the river. Not far from airport. Son tra night market is also walkable. So is the Dragon bridge to see fire show. There are 2 highland coffee situated nearby left and right of hotel. We enjoyed our stay here. Lift was fast. Toilet has bidet. View from 25th floor is amazing"

"A newly opened hotel in a quiet and central location; it was a pleasure to stay here. It's very close to the sea, about a 5-minute walk, and there are restaurants nearby for dining The hotel also has a shared kitchen for cooking your own meals, free water service, and room cleaning.."

"The hotel is new or i guess they have done some renovations because all the things in the room looked new. I like it. Walking distance to beach. The beach itself is less crowded compared to another side of beach at the center (pub area). You can find nearby restaurants but for me as muslim, i have to go somewhere else to find halal foods (but i’m okay with that - not a heavy eater)"

"My friends and I stayed at this hotel from June 20th to June 30th, 2026. We booked two rooms. We have extensive experience traveling across various Asian countries, so here are the pros point by point: 1. The hotel manager contacted us immediately after booking and offered a free airport transfer, which we gladly used. 2. We arrived at the hotel early in the morning and were promptly offered breakfast, and check-in was very quick. 3. Breakfasts are delicious with a wide selection of fruits (bananas, passion fruit, pineapple, watermelon, rambutan). 4. Room cleaning is done daily. Also, tea, coffee, and two bottles of water are replenished in the room every day. 5. The manager is available 24/7. For example, if you buy fruits, they will cut them for you or provide a plate and knife so you can do it in your room anytime. 6. All staff members are responsive and positive. The entire hotel is impeccably clean, and all common areas are cleaned daily. 7. The location is very convenient – close to the city center. There's a supermarket, a spa, and more nearby. 8. The hotel has a small pool, but it's enough to cool off. You can also rent bicycles for free. 9. When we checked out, they gave us a bag of bananas for our journey. 10. There are absolutely no downsides. Overall, everything is neat and done with heart! Our stay was magnificent; I will definitely return to this hotel myself and recommend it to my friends!"

"If you're expecting a luxury hotel, you might be disappointed, but for the price, this is a clean and friendly new hotel. I had a comfortable stay. I do hope they extend the pool hours beyond 6 PM."

"The hotel left a positive impression. There's a fruit market nearby, and a large supermarket is just a stone's throw away, which is convenient for grabbing water, snacks, and other essentials. Several decent cafes are also in the vicinity. Both the Old Town and the beach are about 2 km away. The room was quite clean, though the toilet hadn't been cleaned or even flushed upon check-in. The renovation is recent, and the furniture is in good condition. The shower works, but needs a minor repair. The bed is comfortable, and the linens are clean. However, the pool was a bit dirty: cloudy with debris floating in it – not very pleasant for swimming."

"This hotel just opened, so it was incredibly clean and well-maintained. Although the staff isn't on-site 24/7, they're always reachable and respond quickly, which was really reassuring. They were also very prompt in resolving any issues we had. The room itself was beautifully designed with a sophisticated interior, making it incredibly comfortable. It has a kitchen and a good-sized refrigerator. The plates and cutlery were plentiful and came in handy when we ordered delivery or bought fruit. All the necessary amenities were also provided. The beach is just a short walk away, and there's a K-Market conveniently located right across the street for groceries. Stylish cafes like Lighthouse, and Phở House, which serves delicious pho and spring rolls, are also within walking distance. About a 10-minute walk away, you'll find Rocket Fruits, known for its fresh cut fruit and smoothies, and Silk Spa, which offers a wide range of affordable services. I highly recommend this hotel; it's so lovely, it makes you want to live there!"

"We had a wunderful stay at the Hotel. We relaxed at the Pool and had delicious breakfast! The iced cold coffee is Great. The Stuff is Really friendly and welcoming. At your stay there, You will probably meet Lucky at the reception. She will help you with everything and has Really good tips for Hoi an. You can also Book tours with her. And if you dont Need help You can have a nice conversation with her. At the Hotel you can Rent bikes for free or Scooter for Money. Both ways are perfect to explore Hoi an. Really Nice City! The Hotel has a good Location to get everywhere. The rooms are old, but You have everything what You Need. In our Room the shower was a Little Bit too Little, without much pressure. And it tooks a Little Bit to get warmer water, but it was okay. We l had a bathtube to shower. We slept well in the bed with the AC. We would come back!"

"I never write reviews for the hotels i’ve stayed at but this was genuinely the best place i’ve ever stayed at. I was travelling with my med student friends as we all just graduated and finished our medical elective abroad. It was honestly such a great place to start our holiday. They were kind and friendly upon arrival and explained everything in detail, including the premium youtube and NETFLIX!! We were surprised with a platter of fruit on arrival and a thank you card. Daily cleaning with change of sheets. The room included a washing machine and a separate dryer which was so useful as I had a lot of laundry to do. It wasntjust a place we slept in it was a whole experience. We love you bullani-sabi hotels and we WILL be back!!"
