Overall cleanliness was good. And the location is very strategic as it is located in one of KK's biggest malls. I don't know if I could recommend this hotel due to my experience of construction noises lasting from 10pm to 12am (and it went over 12am where I had to ask the staff to check on it). I understand this may be a one-off incident but the lack of understanding from the staff is what truly puts me off. Even though the noise was coming from the mall, it does directly affect your customers and thus it is a problem that the hotel has to address. I called to complain twice, got no updates after the first and had to face a very dismissive receptionist in the second. The hotel should have taken more active measures and worked with the mall management. I don't think there's any excuse as to why construction has to happen AT NIGHT where your guests want to rest/sleep. Other than the mall, no other amenities.

I arrived at 9 AM and was immediately checked in. After a good sleep, I headed out to explore. No deposit was required, which was a nice touch. The staff were all smiles and made me feel right at home. Next time I'm in Kota Kinabalu, I'll definitely choose this place again. The privacy is excellent, and the capsule rooms are great. It's also conveniently located near the Central Market and Gaya Street, making it easy to get around.

The location is convenient; there's a local diner (cha chaan teng) downstairs, along with a 24-hour Seven Eleven and a buy-one-get-one-free Apple Mini Mart. It's also close to the Big Gala Seafood Restaurant, and there's a McDonald's, KFC, and a Center World shopping mall nearby. The hotel service is great too. Definitely worth staying here.

The hotel's location is close to ***a Street and Suria Mall. There are many restaurants, pharmacies, and shops nearby. However, the room is small, which can be a bit difficult if you're traveling with more than one suitcase.

The hotel is right in KK Square, making it super convenient for food, drinks, and shopping. However, the room was a bit dark, the bathroom was small, and the pillowcases weren't clean. Other than that, everything else was fine.

I stayed on the 7th floor in room 71X facing the main road. The room was generally fine, but being next to the main road means you can clearly hear traffic noise throughout the day and night.
Another issue was that every time I turned on the water heater for a shower, there was a noticeable smell coming from the bathroom. I’m not sure what the smell was, but it was quite obvious whenever the hot water was running.
Overall, the stay was okay.

Prior to making the reservation, I had reviewed numerous negative online comments, primarily concerning issues with the air-conditioning and bathroom facilities. As a result, I contacted the hotel directly to seek clarification. The front desk staff assured me that I would be allocated a room without such problems and stated that it was designated for foreign guests and had not received any complaints. Relying on this assurance, I proceeded to book a twin-bed room.
Upon check-in, we were required to carry our luggage to the third floor due to the absence of an elevator, and no assistance was offered by the staff. Although the room layout was acceptable, it was poorly maintained, with visible damage to the headboard.
On the third evening, after returning to the hotel during heavy rain, we discovered that the shower was not functioning properly, with no water supply initially and only minimal cold water later. Despite being informed that a technician would attend to the matter at 11:00 p.m., no assistance was provided even after 11:25 p.m. Subsequently, the air-conditioning unit began leaking water.
When I requested a room change, the staff initially declined, citing a lack of availability. Only after I insisted on speaking to the manager or owner was a replacement room, free from these issues, finally provided.
I am extremely disappointed with this hotel, as it is evident that management has failed to take previous guest feedback seriously or implement necessary improvements despite repeated online complaints.
The room is new and the bedding is very comfortable. However, the air conditioning blowing directly onto the bed isn't ideal. The overall hygiene is excellent, and check-in was very convenient. They also recommended some great local restaurants suitable for Chinese palates, which was a big plus – no bad choices there! Early check-in and early check-out were possible, though regular check-in requires a cash deposit. I would NOT recommend room 709; the window is terrible, with almost zero soundproofing. It's right next to the airport, so a plane takes off every ten minutes or so. Plus, there are motorbikes on the main road nearby, so don't expect to sleep before 3 AM. Kota Kinabalu isn't big; a taxi to Jesselton Point is only about ten-something MYR during off-peak hours.

BBella1994All was good except for the WiFi service. The staff were good. It has no lift by the way and our family room with 2 queen beds and 1 sofa bed was on the 2nd floor. Using only stair to lift up our baggage. This facility has it's own parking lot which save our time not to look for a space to park our car.
TTom EvtimovOne of the best solution for quit hotel outside of city if you have or rent car. The room is huge, all is new and very comfortable. The stuff is great and friendly. Also there is restaurant inside and supermarket near. Laundry machines 10 meters near hotel. Highly recommend to stay for visiting many Sabah places - 1 hour for mount Kinabalu, 1 hour Kota Marudu, 30 min to river cruises, from 15 min Kota Belud, and 1 hour for KK if you want go there (don’t know for what).

GGuest UserSmall rooms. They don't even provide toothbrush. Water heater makes a loud sound when on. Hot shower do not function well. But amazing view! Do they wash their bedsheets? Didn't smell fresh, smells like someone's hair
YyoumeiyouThis hotel is suitable for an overnight stay if you're catching an early flight after a Kinabatangan River cruise. The room was a bit dark, but everything else was fine. It has a cabin-style vibe with a small garden and a tiny pool. As for breakfast, it's just like a standard budget hotel breakfast, so don't expect too much. The staff were very enthusiastic.
The nearby Rainforest Discovery Centre (RDC) is very close and worth a visit, and you can also book a night tour there. As for the Sun Bear Conservation Centre and the Sepilok Orangutan Rehabilitation Centre, honestly, only go if you're really bored and have money to spare! Xiaohongshu (a Chinese social media platform) really misleads people; anyone who goes will regret it. Once you've been, you'll truly understand the quality of the zoos back home.
The Sun Bear Centre just cages a few bears. The orangutan centre is no different: everyone sits in a glass enclosure watching a group of monkeys (not orangutans!) eat bananas and vegetables on an outdoor platform – basically watching them ”mukbang.” Then you watch a few orangutans ”mukbang” on another open-air platform. We couldn't bear to watch it. After seeing how wild animals live on the Kinabatangan River, these scenes were just unbearable.

FFer18I had a peaceful place. The place is beautiful and close to the orangutan centre. However, even though I paid for a private room, I did not have and AC in the room, It was quite difficult to sleep because of the heat. That wasn't nice at all.
Then I moved to a cheaper hostel somewhere else in a private room and I had a AC paying less.
Please you should invest in AC for all the rooms, it's quite hot in there.
AAnonymous UserThe location is quite convenient, and there is ample free parking available. The outdoor environment is pleasant, well-maintained, and clean, making it a nice place to relax. There is also a BBQ pit provided, although guests need to bring their own utensils and ingredients.
One downside is that there is no refrigerator in the room. The bed makes some slight noise, but it is still acceptable for a short stay. The room also comes with a small balcony, which is great for enjoying the night view.
Check-in and check-out are quick and hassle-free. An ironing board is available at the reception area, and a hairdryer can be borrowed upon request.
Overall, considering the price, it offers very good value for money.

Please improve your reception, the hotel is great, but with staff like that, the business won't go anywhere. I called earlier, and the staff told me the room was on the 2nd floor, but when I arrived, it was on the 3rd floor. I have asthma, and having to climb stairs to the 3rd floor felt like a complete lie. When I asked, the staff answered rudely. At that time, it was a male staff member on duty!

Moreover, the hotel staff were incredibly friendly and helpful; they even mailed my hat back after I left it at the hotel – I'm so incredibly grateful! I'll definitely stay at their hotel again next time I'm in Semporna!
