The villa itself is very very good. Clean and tidy. It got KARAOKE system, high end speakers and mics. Directly connect to YouTube music, Netflix, private pool, bathtubs, snooker table, open kitchen. It really has everything. Definitely need your own car or your own sort of transportation other than that it ticks every box. 7-11s are also closed by. 100% would definitely come back again with my group of friends when we are travelling to Pattaya again. Perfect for big family’s, couples and groups of friends together. The pictures in these reviews couldn’t do its justice. When I stepped foot inside I was running around like a kid. It was simply that good! Had the chance to stayed there for 3-4 days straight. Also got its own washing machines and dryer 😂

Even so, the hotel was very quiet. The courtyard was very refreshing, and I met other guests from China. When it's hot, you can also take a dip in the clean swimming pool. Note: You can't find ”Golden Thai Courtyard” on Google Maps or Bolt/Grab; you need to search for ”Magadan Residence.” This was the hotel's previous name, and the description is different from some reviews. The hotel manager is a Burmese girl who speaks Chinese and keeps the hotel impeccably clean. Finally, if you're used to staying in five-star hotels, you should definitely think carefully before booking. This hotel offers the best value for money among hotels and guesthouses in the same price range. There was an embarrassing little incident on our first night, so other guests should pay close attention to the color of the main entrance. Fortunately, the hotel manager and owner helped me out of my predicament.

Our room was on the second floor and was perfectly decent. Rooms either face the road or the water; ours faced the road. Since we were only staying for a couple of nights, we didn't have any issues. There's a 7-Eleven nearby. The hotel grounds, I would say, are not well-maintained. For the most part, this is a city hotel, good for an overnight stay. If you're looking for a relaxing hotel vacation, this is definitely not the place. It's a 5-minute walk to Second Road. If you go right, you'll reach the Terminal 21 mall, and if you go left, you'll get to Central Pattaya, both about 15 minutes away. Breakfast was simple, but there was enough to eat.

We had a fantastic stay at Pattaya Zhongtian Beach Villa. The villa is spacious, modern, and very well maintained, exactly as shown in the photos. With 4 bedrooms, 5 bathrooms, and 2 living rooms, there was more than enough space for everyone to relax comfortably. The private swimming pool was a big highlight—clean, well-kept, and perfect for both daytime fun and evening relaxation. The living areas are large and comfortable, making it great for group gatherings. Bedrooms were clean, air-conditioned, and the bathrooms were modern and convenient. The location is another plus: close to the beach, quiet, and private, yet still within easy reach of central Pattaya. Check-in was smooth, and communication with the property was easy and responsive. Overall, this villa offers great value for money, privacy, and comfort. Highly recommended for families or groups looking for a relaxing stay near the beach in Pattaya. We would definitely stay here again!

The hotel's location is pretty good, not far from Terminal 21. You can catch a 'songthaew' right outside. The hotel staff are also very friendly and speak Chinese, so there's no need to worry about language communication.

We booked two rooms for our two cats, and we loved that there was a connecting door between them, making it easy for the cats to move around. We left the air conditioning on all day and night for both cats. The 50% discount on the rooms was excellent value. The buffet breakfast was also great. The hotel service was good, and it was clean. It was an easy walk to the beach, and there was a swimming pool and a fitness room. The staff were outstanding. We stayed for two nights and were very impressed. The atmosphere was quiet, shady, and peaceful, not chaotic. It's close to Pattaya city center and easily accessible by private car from both the city and the hotel.

For a long-term stay, I prioritize consistent cleanliness and reliable service. The daily housekeeping in the rooms is very consistent, linen changes are on time, and all appliances are well-maintained. The facilities are comprehensive, and the large parking lot at the entrance solves any daily parking issues. The staff are all long-term employees, and once you get to know them, communication and getting things done are very smooth. It makes daily living hassle-free and is also very suitable for long-term rentals.

Everything was great! We checked in late at night (our other hotel got canceled right before our stay). The receptionist was so lovely and incredibly helpful, a huge thank you to her! The room was good, clean, and spacious. The freshwater pool is chlorinated. This street is very peaceful and quiet. Overall, there's a really calm and harmonious atmosphere at the hotel.
