"We stayed for one night in mid-August, booking about a week in advance. The hotel was fully booked, and it seems we were upgraded to their highest room category. Unfortunately, nobody mentioned the upgrade at reception, so we only discovered it when we walked into the room. Our room was a huge family suite with two bedrooms, two bathrooms, a living room, a kitchen, board games, movies, and a Bluetooth speaker. It was excellent, spacious, comfortable, and the air conditioning worked perfectly. Based on the room we stayed in, I would definitely recommend it. Breakfast was very good and more or less English-style, with sparkling wine, plenty of cold cuts, fruit, and vegetables. The pool bar was also a highlight, with tasty food and reasonably priced cocktails. The only real downside is the pool area when the hotel is fully booked. There simply aren’t enough sun loungers in the shade. Since towels are issued against cards, guests tend to reserve loungers and then disappear for an hour or two to eat or go elsewhere, leaving them unavailable for people who just want to relax by the pool for 30-40 minutes. I am not sure the towel card system adds much value and it creates more inconvenience than anything else. Overall, an excellent five-star hotel. It is slightly dated in places, but considering it is at the lower end of the five-star price range compared with other hotels in the area, I think that is perfectly acceptable. Would happily stay again."

"⭐️⭐️⭐️⭐️⭐️ Fantastic Stay – We’ll Definitely Be Back! We had an absolutely fantastic stay at Colina da Lapas Villa and honestly couldn’t recommend it highly enough! We stayed in one of the four-bedroom villas and were really impressed with the size. There was so much space for everyone, which made the villa feel really comfortable and never cramped, even with a larger group. The pool area was brilliant and a great place to relax and enjoy the sunshine, and the BBQ areas were excellent too. They really added to the overall experience and gave us the perfect setting for some great evenings together. We also ate at the restaurant and thought the food and service were very good. However, what really stood out for us was the fantastic bar staff. They were all so friendly, welcoming and helpful, and they genuinely made us feel at home. A special mention has to go to Nuno. What an absolute star! He was incredibly friendly, always had a smile on his face and nothing was ever too much trouble for him. Whatever we needed, Nuno was happy to help, and his fantastic attitude really made a difference to our stay. He is a real credit to Colina da Lapas and deserves a huge amount of recognition for the way he looks after guests. Overall, we had an amazing time. The huge four-bedroom villas, fantastic pool and BBQ areas, very good restaurant and, most importantly, the wonderful staff made it a holiday to remember. We would definitely return and would have no hesitation recommending Colina da Lapas Villa to anyone looking for a great place to stay. A big thank you to all the staff — and especially Nuno — for making our holiday so enjoyable!"

"First, this property is one of the most beautiful in the area. The staff was incredibly friendly and accommodating. Whether you spoke French, Portuguese, or English, someone was always available to help, making communication easy for everyone. For the price, the room was exceptionally spacious, featuring a kitchen, two balconies, and, most importantly, it was spotless! The breakfast buffet was another highlight you can enjoy as much as you’d like, making it an excellent value. Overall, this property exceeded my expectations in every way. I would absolutely recommend it and give it a 10/10!"

The location was incredible as it was very close the most beautiful beaches, like playa da marinha or playa dos Caneiros. We also really loved walking around Carvoeiro and trying the food nearby. Final shoutout goes to the facilities in the residence such as the pool and incredible view of the sea. We loved this stay so much and will be back!"

"This is a lovely development and is new. It’s spacious with lots of nice planting and a great location for the coast. The bedrooms are small and the only big issue we have it is NOT suitable for children of a school age. There are no play facilities or any space to play ball games. It’s fine for young families and great for older couples/groups. I would not go if I had children in this age group. But for anyone else it great."

"Nice place but unfortunately customer service is non existent. Maintenance issues happen, we all understand that but when the lady you phone to speak to to ask someone to come and deal with it politely after having reported it 12 hours prior days to you “that’s life and hangs up on you”! Air conditioning not working. Dealt with it on the first night. But after two nights of it and no one bothering to come over and take a look after reporting it on a number of occasions, patience is wearing thin. There are a number of phone numbers you are given to call for a shuttle and customer service - rarely seems to be anyone answering. Never experienced such a lack of customer service anywhere."
