Also, there is no wardrobe in the room we stayed in, on two occasions room service forget items for our meals and one day didn’t clean our room which I had to follow up with. It’s a great place, but the reasons above are why it doesn’t quite cut 5 stars…"

"Nice hotel and ok rooms, but a bit disappointed: We booked rooms 72 squaremetres because we wanted to stay together also just for family chat - but not suitable for others. I was really disappointed because 1 room costed +P7000 each night - each 24 hours, and I checked again: tge rooms we had was 35-4` squaremeters. I tried toextend our stay and could not, but a room like ours cost P2798. But overall stay, hotel, food, place, entertainments - 🥰"

"This hotel is conveniently located in the heart of the city, just a 15-minute drive from Batangas Port. There's a convenience store a 2-3 minute walk away and a supermarket within a 10-minute walk. For dining, you'll find KFC, Jollibee, and other restaurants within a 5-minute walk, which is great. The front desk staff are very helpful. Although the building is old, it's very clean and comfortable. For smokers, I recommend requesting a room on the third floor, as the coffee shop balcony on that floor serves as a smoking area. Breakfast is a single plate, and you order from the menu at reception the day before."

Its spacious given its deluxe categories. It can actually accomodate 4 people. The internet is decent and with TV and cable connection. The food in the restaurant is suprisingly worth its price. Definitely going back next time in Lian."

"Don't go there for the comfort or cleanliness of the rooms. The toilets/showers should never be washed due to the dust and grime we found. And what about the constantly nauseating smell! As for the kitchen, it's reasonably good... but we didn't go to see if the state of the kitchen was similar to our bathrooms! The tables are not washed regularly and the table mats contain remains of the previous meal. No floral decoration in the common areas and the only place to relax is on a pouf sofa in which I did not dare to sit because it must have been a long time since it was cleaned. DIVING SIDE: The facilities are basic and damaged (to take a shower outside it's an art to open the tap)... and the "dry" room is full of untidy electrical equipment (whose equipment is it... . what is it used for) . NEVERTHELESS the staff, although a little shy, is very helpful. The Dive Masters are nice too...but we would have preferred to be part of a group of 6 divers! They showed us some really cool things that we wouldn't have seen without them. I think that the boss should give firm directives and take better control of his establishment if he wants to see his business continue."

A frame rooms are not within the area so you need to go out and walk say 50m but its safe i guess. A frame rooms not for the weak. Lol. Suggestion: Receptionist/manager/supervisor need to smile more."

"Heard and read some fantastic reviews about The Phillip Anne resort… here is ours. Positives: Friendly and helpful staff, fantastic comfortable pillows. Negatives: Rain in rooms and onto the beds of the family room. Showers are abysmal. Extremely poor water pressure, water not much more than a drip & stinks, heating works but is luke warm, other room is cold… towels are like sand paper, no small towels provided or available. Had better showers at Oodnadatta. Ants in all rooms and cockroaches in our family room, toilet blocked on arrival and doesn’t flush, limited toilet paper. WIFi provided all around the resort, however speed is similar to 90’s dialup speeds. Spent more time watching the spinning wheel of death on Netflix than anything else. They need to spend less money on spying security cameras and spend more on guest wifi. Beds are cheap and bedding is poor with only a sheet and thin quilt cover provided. Flies and mosquitoes in both rooms. Food menu looks good at first glance, but portion size is tiny, share plates are not enough to share, food was raw and undercooked… fresh orange juice is Tang. Please fix the toilet seats and secure them properly. We booked for 7 nights, but only stayed 1 before shifting elsewhere. Would not recommend this place to anyone. Cockroach and Ants Raining in the room on bed Water, no pressure, dirty and stinks"
