"Well where do i start?!!! My husband & myself arrived on Monday 8th June we booked till the Friday 12th June as it was my birthday on the 9th & my husband treated me for my birthday, he had also booked the meal deal for the duration of our time there , Tuesday morning came & no hot water, so we went to reception to see what was going on, to be told that the fitter had been called & that it would be fixed ASAP, so we went out as it was my birthday to Blackpool zoo & the weather was hot, so we wanted a nice hot shower when we got back before going down for tea, shock no hot water. So down my husband went again to reception to be told that someone was coming out to look at it, so we had no hot water to actually have a wash, got up Wednesday morning tried the hot water tap still no hot water, so down we went for breakfast & stopped at reception to ask yet again when will we have hot water. You could see by the staff faces that they didn't want to know, so they said hopefully the part arrives before 7pm & that the fitter could pick it up, & he would be there to fix it that day, still couldn't have a shower & my hair needed washing so was really getting annoyed by the lack of support or customer care we were receiving from the reception team, it was as if the question was hard or they couldnt be bothered with all the fuss, my husband had to boil 6 kettles so i could wash my hair which is ridiculous,we weren't the only ones who were complaining, it is a necessity & a right for everyone in the hotel to have hot water & the 3rd day it was really grinding me as we couldnt have a shower & freshen up so down to reception my husband goes again to be told its being fixed. & was told to ring customer relations & was handed & slip with the number on! So i rang it as the reception told me to, to be told there was nothing they could do & they can only help once we had checked out today 12th June then guest relations said to ask at reception, so was fobbed off yet again , So no showers or hot water for 3 days. Then on the Thursday we went out for half a day came back through reception. Not one of them behind reception told us that it was back on. I suffer with fibromyalgia & osteoarthritis & so I rely on hot showers, so I really struggled throughout the week without hot water, this really but a dampener on my birthday time away, we paid over £500 for my birthday time away & to be honest we were glad to get home, there were other things that weren't very good but we couldn't be bothered to talk to them on reception about it, as we were at a brick wall with everything we talked about, we asked for fresh towels on the Tuesday assuming that they would take away the used towels but no they piled up in the bathroom, we also asked for the bin to be emptied but no not done, when you pay for a room & service you at least expect to have hot water!!!!! We took the card keys to reception this morning & I asked do i put them in the perspex box? To just get the answer "yes"

"A lads overnight stay .check in not till 3 but we were able to leave bags ..india the receptionist was great friendly and approachable..we had 8 rooms .no one at all had any faults...we didn't have breakfast but check out wasn't till 11 so we all slept in...much needed...14 pound to park in hounds hill 2 mins away...safe and secure..would definitely return...."

"Cannot fault this hotel, 10/10! The only fault is with the booking with 'trip' as i needed to cancel due to an emergency and reschedule and 'trip' didn't allow this after multiple attempts. Would have even been happy with a credit note to use later but no flexibility, even with sufficient notice. Very disappointed. It's unlikely I will be using trip for my bookings again after this experience."

"This is our favourite place to stay in Blackpool. We’ve visited on numerous occasions over the years and I won’t consider staying anywhere else. Steve and Elaine are lovely hosts, very welcoming, nothing is too much trouble. Ideal location between Central and South and very close to the sea front. The guest house is beautifully decorated throughout. The rooms are always spotless and have everything you need, great power shower! Visited in April 2026, they do an amazing full English at breakfast and very attentive service plus perfect poached eggs. Visited again in May 2026, thought I would try something new, had the best omelette I’ve ever eaten. Hats off to the chef Elaine! We also love the selection of tea and coffee and additional sachet drinks in the room, nice touch. Cannot wait to return. Catherine and Eric, Manchester"

"I am sorry to say that the hotel needs a complete revamp, very musty smelling half of the facilities were not working our bed throws had big black marks on them, the sheets and duvets were clean, mould on the walls in one of the rooms we had 2 the other was ok just a little rust here and there, no towels in one of the rooms on arrival or toilet rolls. However the breakfast was ok food was freshly cooked and warm. It also said parking at the front this was true but had to £10 per night in cash and this didn't mean that if you moved your car you could get back in the space when returned, this wasn't mentioned when booking."

The breakfast was served in an elegant setting and tasted authentic. The two gentlemen who served were very attentive and attentive. "We were in a premier room, 120- but the smell was horrendous. There was a very strong smell of rotten egg as soon as we left the lift. I think this could have been a drain issue. But it was all along the corridor. We had a group booking and most of the party were along this corridor. We reported it to reception and they said they just had the carpets cleaned. Sorry.. carpet cleaner doesn’t smell like that. We had to have the window open all night to try and drive out the smell (it didn’t work). Breakfast was nice in the morning but restaurant area could do with a massive clean, there was a lot of dust. Toilets in main reception area- there was no working lock. Parking- there was no where it said you had to reserve it, so we had to park on the street which was free and we got a space further down the road luckily. Location it is a bit of a treck to Blackpool central. Prepare for a good walk… although it is nice along the front. Personally I wouldn’t come back this hotel, there is nothing royal about it. The smell was really unbearable and I advised reception they need to take that room out of action really and sort whatever the problem is. As it’s unfair. Room was well presented and clean, however our friends in 117 the bathroom door didn’t slide to close and there was loads of cobwebs in the window."

"Ive been all over the world, and have had to stay in s**t holes in the worst countries imaginable, however I did not think this was possible to happen in the UK. 1. The owner/worker started by asking myself and my 9yo son "why are you pushing the door?" In a rude manner. Then proceeded to grunt instructions. 2. There was no shower in the room and the communal shower didn't look like it had ever been cleaned. 3. The bed sheets didn't fit on the mattress, and when removed there were blood stains on the mattress, consistent with someone wiping a needle. 4. It advertises rooms are sound proof. They really aren't. 5. Advertises breakfast from 9, nobody about at half 8 and didn't look like anywhere fitted to eat. I cannot stress this enough...do not stop here. If we hadn't already paid we'd have gone somewhere else.... Had to put a star otherwise would be 0."

"Me and partner had a one night stay at the hotel over the bank holiday weekend and it was brilliant. The manager was extremely helpfully and welcoming and was a great help with our parking issue. We were more than pleased with the room, clean comfy and plenty of room. Only down side was the smell of **** in the downstairs corridor at night but not bad enough to put us off coming back. Very nice hotel and hosts."

"The shower and toilet were shared on that floor. I didn't use the shower because it didn't look very pleasant. It's best to bring your own towels, hairdryer, and shampoo. The walls were thin, but I slept well. The host was kind and let me in even though I arrived 10 minutes before check-in. Considering the price, the facilities are decent, so I would recommend it to anyone who just needs a place to sleep."

The room was full of damp and mould and a really overwhelming smell was present. We won't be returning. Wasn't the cleanest either."
