"This hotel is not far from the highway. We booked it temporarily on the way from Rome to Venice, and we couldn't reach Venice because of the car. However, the breakfast in this hotel is good, the room is quite large, and the price is moderate. The attitude of the front desk staff was average. When I asked about the air conditioning problem, they were unwilling to solve it. The air conditioning was never turned on. The front desk did not speak English well and it was difficult to communicate!"

"Lovely stylish rooms which have been recently decorated in a tranquil and rural location. The gardens are beautiful and the pool looks stunning. It was too cold for me when we stayed. A car is necessary (unless you have a generous budget for a taxi). The driveway to the hotel has many potholes which cannot easily be avoided. Hopefully they will be filled in soon. The hotel served breakfast and said that a light lunch could be available if we asked. No dinner. Indeed the hotel largely closed by 6pm. With no bar either it felt more like a very upmarket B&B than an hotel. I don't know if this changes in high season. There is a spa which we did not use. Thoroughly enjoyed our stay because the setting and rooms were so lovely."

What we disliked · The owner was not available even to collect documents. Poor sleep quality. The area didn't seem to be among the best in Arezzo, and I think you could find better for the services offered and the price. Not recommended."

"When booking on booking the image is misleading as it makes you understand that it is completely in the historic centre, whereas it is close to the stadium. Ground floor parking. We stayed in a mini apartment... at first it was ok until when we were resting we noticed insects everywhere... walls dirty with killed insects and curtains as well. Friendly breakfast room staff, reception too, so the cleaning staff at this point leaves something to be desired, perhaps it also depends on what instructions they have for ordering everything. Paying €88 for a one star but booking giving three is way too much. Good and international breakfast."

"We were in this hotel booked so sighting on the Internet...a huge but wonderful leopold immersed in the green...I would say super abundant choice,all from the rooms with wooden doors with 🗝️ once, Clean rooms and with all the necessary(although the caramels in the room I appreciated them very much,realized place,inside a huge pool and the restaurant where we eat very well,the place is at 10/12 min to reach the center of Arezzo, As soon as I entered this place I seemed to enter the cyclone in the Pieraccini house.A special compliment goes to the young girl with the dark hair of the restaurant that welcomed us with great gentleness and professionalism and to the child of the Inhaber that you have proved a really humble and friendly person...a special thanks also to Gin(cat)who kept us company during this short stay...that is a short but intense and super advisable journey if you want to pass the Full time relaxing!I forgot during the evening we saw so much choice of Gin...a beautiful Gin Tonic to digest ...do not lose it! Breakfast varies but done well!"

"My husband and I stayed two nights at the end of May. We had a great time. The studio apartment was spacious, comfortable, clean, and equipped with every comfort. The staff was very kind and helpful. The only downside was the proximity to the tracks; the trains are loud and frequent, but they run much less often on weekends, so that makes up for it. Overall, we had a great time. We also recommend eating at their restaurant, which is excellent."

"Large and particular room with exposed bathtub and large shower. Unfortunately there were no windows but only skylights closed by the curtain to avoid the light on the eyes in the morning. A very small window (I think 40x20) very high up which I managed to open to have the sensation of not being closed in a box. We went down to ask for a room with windows and the doorman kindly showed us the only one available: an ugly room with a very old and shabby look, so much so that I kept the one without windows. I decide to go to sleep but I am forced to brush my teeth choosing between hot or very hot water because no cold water came out of the tap even though I had tried to run water from the tub and shower as well. In the morning I realize that the wall hairdryer isn't working, obviously after the shower. I try to call the front desk but the phone in the room is off the hook (because everyone has cell phones, they told me later). We manage to have a hairdryer sent to us which has a cable that is about 40cm long. When we pointed out to the reception, too kindly at this point, that there were some inefficiencies, we did not have any excuse, in fact the response was an evidently annoyed expression. All this for a room paid €100 obviously upon our arrival and before having the keys. I gave it a 2 only because the location was convenient to the center and the night porter was very kind."

"The place is definitely strategic and is 10, but everything else is definitely insufficient. The house should be looked after with services and finishings commensurate with the price we paid for 1 night. Some time ago it was the price for 1 month's rent. I recommend putting at least 1 bottle of complimentary water. We would return only if the price was consistent with the offer."

"The location of the property is perfect! Very close to Cortona, Lago Trasimeno and other beautiful places un Tuscany. The place is surrounded by forest, and near is a walking path that you can take to go up the hill to watch a sunset. Owners are very polite, kind and everything I asked was delivered in a minutes. As we are "early birds" with my mum, one minus was that we where not able to enjoy early morning swim at the pool as it was open only from 09:30. In comparison with other properties in Tuscany, we where able to swim from 6 AM. My kind suggestion to the owners would be: 1. To give some loving care to their beautiful garden and plants. They where a bit "sad"; 2. To sweep the yard; 3. Cut down some bushes so you can watch the sunrise; 4. Replace plastic dishes and cutlery with glass dishes and metal cutlery; 5. To air the bedrooms, because there was a musty smell in the bedrooms; 6. To put moth repellent because moths were flying in the bedrooms. I hope that my suggestion will make even more beautiful your villa!"

"Starting from the assumption that I was neither checked in nor checked out, therefore they did not register my presence in the structure... the whole stay (fortunately short) was horrendous. The door to the room had a rickety lock, so anyone could get in with a little force. The window seemed practically open from the cold drafts coming in... and the sheets were full of strange fluff. We don't really talk about breakfast... all hard and inedible, I was reduced to bread, butter and jam and even that was disgusting. Second day we opted for the closest bar which I highly recommend (the sweet side). Old hotel, indifferent staff. Don't go there. Point."
