The hotel has a great location, very close to JR Kyoto Station, and is popular with tour groups, so the elevators are busy most of the time.
We were assigned a room on the 7th floor near the elevator. Unfortunately, the room above us was extremely noisy, with loud footsteps and constant jumping—likely from a family with young children. We reported the issue to the reception, and the staff said they would check on it. The noise stopped temporarily, but it did not go away completely. We had to endure the disturbance for two nights.
Considering the high price we paid during peak season, this was definitely not worth the money. The hotel did not make any real effort to assist us—no room change or alternative solution was offered, even though we followed up again both in person and by email. Because of this experience, we would choose a different hotel next time.
Additionally, there were Post-it notes stuck on the air vent and the smoke detector in our room, which was quite strange and unclear why they were there. There were also very few power outlets, and the hotel lacked basic facilities such as a vending machine or a laundromat.
Overall, I would recommend staying at one of the newer hotels nearby instead.

Extremely satisfied, this hotel offers great value for money. For someone with a bit of a潔癖 (germophobia), the overall environment was clean and tidy.
The room wasn't small (the double bed allowed access from both sides), there was a bathtub (though I didn't have time to use it), and the bathroom design was well-thought-out (separate wet and dry areas, convenient for two people to use simultaneously).
Public facilities included a water dispenser, coin-operated washing machine, and a public bath 👍.
The hotel lobby has a convenience store, and it's right next to a JR station (convenient for visiting Arashiyama and just one stop from Kyoto Station). There are also bus stops nearby, which was incredibly convenient; I took the bus back to the hotel from Shijo every day.
Highly recommend it; I'd probably choose this place again on my next trip to Kyoto.

Excellent hotel with a fantastic location. The public transport links nearby are great; within a 5-minute walk, you can find subway, private railway, and bus stations. There's also a small and a large supermarket right next door downstairs, plus a convenience store across the street. A really good choice!

This is a 4-star hotel, very close to Kyoto Station, and they offer a free shuttle bus to and from the station. The shuttle picks up on the left side when you exit the *Karasuma Central Exit* (条口) of Kyoto Station. There isn't much to explore around the hotel itself, and very few restaurants. If you plan on taking the train or eating out, it's best to head to Kyoto Station. Kyoto Station is large and beautiful, a tourist attraction in itself, and even has a big Isetan department store!
The breakfast restaurant on the 14th floor is a revolving restaurant with panoramic views of Kyoto. However, the Western set breakfast is quite mediocre. The breakfast restaurant on the first floor offers both Japanese and Western options, but the value for money isn't great. In terms of transportation, besides taking the train from Kyoto Station, you can also catch a bus nearby. It's a bit far from the livelier areas of Sanjo and Shijo, making it suitable for guests who prefer a quiet stay and want to be close to Kyoto Station.

The room was quite spacious for Japan, easily accommodating two 28-inch suitcases laid out. It was clean and tidy. I booked a premium room which had a fresh air ventilation system, so the room never felt stuffy. The receptionist was polite and courteous, and English communication was no problem. Check-in was quick and easy, and they even held my package deliveries securely. Breakfast was good, with both Japanese and Western options, and for Chinese, there were mini meat buns or siu mai, and one day they even had congee. The closest Hankyu Omiya Station is just a 5-minute walk away, making it super convenient to get to Osaka. Daimaru and Takashimaya department stores are also within walking distance. The lobby offers complimentary coffee and tea, and there's a large public bath on the second floor. For this price, it's truly a rare find and highly recommended!

The room was clean and comfortable, and the staff were friendly.
There's only one elevator, so check-out can take a while during peak hours.
The hotel's location isn't very convenient for public transport. I thought there would be free parking, but it turns out they direct you to a paid parking lot next door.
The convenience store is about a 5-minute walk away, and there aren't many dining options nearby.
Overall, the stay was acceptable.

This hotel reminds me the classic and typical style of Japanese hotel setups, very clean, simple and tasty breakfast and friendly service. It’s just 15 minutes walking distance to Kyoto main station where is quite accessible to many destinations.
The best part is the public hot spring, it offers a comfortable environment and great service time, reliving myself from crazy day trip walk at Kyoto, strongly recommend!

The service attitude at the hotel was somewhat poor, and the check-in time was not very accommodating. Even when I arrived about 30 minutes early, I was told that no rooms were available, although the hotel did not appear to be fully occupied. Housekeeping did not change the bed sheets during my stay, which was disappointing.
On the positive side, the hotel is conveniently located near the train station, making transportation easy.

Hotel distance was average for a family of 4 (ranging from 17-50s) but Suki-ya, Family Mart and Lawson was within 5 min range if thats what you are aiming for. To Metro (5-7 mins) and to the shopping district (15-20 mins)
For the slightly downside, help desk was quite reserved / unfriendly ish? Only doing their jobs for the sake of it, very little smiles but super professional nonetheless. I had forgotten my things and requested it to be delivered to another hotel in Osaka I was staying and it was settled within 1 days (~1800¥?)
Amenities was pretty decent as they had bath salts and tea bags as well as makeup removers etc.
Overall pretty decent stay, but there was hotel tax required for 200¥ per pax x days stayed during my stay there.

IiamnotdelicateThe basic room type isn't in the main building; you have to walk up to the main building each time to have breakfast or soak in the onsen (hot spring). And it's not a real onsen; my friend's superior room was the real onsen. We were given a small room at the back of the hotel, but thankfully there weren't too many graves.
When I asked the staff at the entrance to take photos for me, they were very reluctant and had a sour face. At night, on my way back to my room from my friend's, the receptionist on duty in the lobby was also very rude. Overall, I was dissatisfied with the service.
The facilities are excellent, very new, and the hotel is quite small, but that's typical for Japanese hotels. The decor is also very nice; the aesthetics are on point.
There are at least three cemeteries and a bunch of shrines nearby; bring some amulets if you like.

GGuest UserMy dad took the kids here and raved about it! He said it was super clean, the garden design was beautiful, and the breakfast buffet was great. You have to change into slippers and socks when you enter, and they provide yukatas. You can even choose your own pillow! They have both public and private hot springs. We didn't have to wait long for the private one, and after your soak, you get free ice cream. They even offer complimentary noodles for a late-night snack. The location is really convenient too.
IIRADAEverything was good except the service in hotel restaurants, which was exceptionally bad:
1) breakfast: waited for food for 40 mins, reminded the server 2 times - still nothing;
2) bar: a too long wait for a cocktail. the server said that as apology said cocktail won’t be in included in the bill… but it was there;
3) afternoon tea: told the staff that I dislike dairy products, but have no allergy. So, for example I can eat most sweets, but not the ones with a strong taste of mascarpone cream. In the end they gave me just a plate of fruit and when I remninded them of the above they… did nothing ) I stayed at this hotel and had afternoon tea there last year too - everything was fine then.
All of the above are 3 different restaurants inside the hotel, so I wouldn’t recommend going to any restaurant there. In all other aspects except services related to food the hotel is good.
GGuest UserThis was probably the best hotel I stayed at in Japan. It felt incredibly clean — guests must remove their shoes at the entrance and store them in the shoe cabinets, so everyone walks around in socks.
Breakfast was impressive, with a wide selection of Japanese and Western dishes and even matcha latte. The onsen was outstanding: there were at least four pools, so it never felt crowded, plenty of shower cubicles, and a steam room with a TV. After each onsen session we could enjoy free ice cream or ice lollies and a bowl of ramen.
The rooms blend modern design with traditional tatami style. The beds were firm and very comfortable, and although our room was on the smaller side (typical for Japan), it had everything we needed. We were also treated to POLA hair and body products in the bathroom and the onsen.
I’d definitely recommend this hotel and can’t wait to return next time I’m in town.
