First off, this location is a bit out of the way, if you intend to stay close to the downtown...you have to take the ”Portliner” a few stops.
No issue for me, but did not realize this when I booked.
I chose it because of the onsen / sauna, and I was very satisfied: this was the best sauna / cold tub I had in Japan (so far).
Was hotter (and colder) than anything else. The actual hot-tub was good too, but I focus on sauna > cold tub cycles more than anything.
Rooms are new and look good, if not a bit small. As expected.
Stay for a night if you are on the fence...use the onsen...have a coffee-milk afterwards. You'll feel great.

However, we were not happy with one aspect of the service. A staff member (possibly a manager or senior from the F&B team) was not very professional and came across as quite rude.
He physically blocked us from entering the breakfast area without listening to our explanation. We clearly mentioned that our friend was already inside and had a table, and we were just trying to confirm the table number. However, he insisted we go to Level 1 for breakfast and did not allow us to explain further.
We had to go back and forth between the lift, trying to contact our friend, which was quite frustrating. Only after we showed him a photo did he finally allow us to enter.
What surprised us most was that the restaurant was actually quite empty, with many available tables. We don’t understand why we were told it was full and asked to go elsewhere.
We hope the hotel can improve staff communication and professionalism to avoid similar situations in the future.
Hotel itself is ok with up to standard service from hotel staff, room size is typical Japanese budget hotel & acceptable based on Japanese hotel standard, have complimentary hot spring with 2 pools and 10 washing space in such standard and room rate is good enough. Location also ok with only 3 minutes walking distance to the nearest metro station. The only area not feeling good is the public area walkway, lift from hotel to metro with rubbish that no one to clean for 2 days.
The location is fantastic, right in the heart of Kobe's artificial island at Shimin Hiroba (Citizens' Plaza). It's incredibly convenient for the airport, and the hotel even offers a free shuttle to Sannomiya Station, which is excellent – though I only found that out on my last day, unfortunately! The surrounding scenery gives you a real sense of Japan's booming high-growth period. The hotel epitomizes Japanese service style, and the rooms are really spacious, much larger than many other Japanese hotels I've stayed in, with plenty of room for all your luggage. Breakfast was incredibly rich and varied, and the 30th-floor restaurant offers panoramic views of Kobe Port. It's a shame the weather wasn't great during my stay, but I hope to visit Kobe again on a sunny day next time!

We had a pleasant stay at Grand Nikko Awaji Hotel which is located at Awaji Yumebutai (淡路夢舞台). It takes less than 50 minutes from Kobe Sannomiya to Awaji Yumebutai by bus. The hotel room is clean and spacious, and all rooms face the sea. The hotel is part of Awaji Yumebutai complex with direct access to conference centre and various attractions such as Hyakudan-en Garden (百段苑) and Akashi Kaikyo Park (明石海峡公園).

I have stayed at this hotel for the second time. The service is very good, and the most special department can go to other hotels in the same group. Hot springs are used, and there are shuttle buses or boats on hand. Even the car does not wash its own slag. Recommended!
The hotel management is excellent, and the service is superb. Special shoutout to the concierge team! They handled luggage storage, weighing, and guided us with the airport shuttle baggage recording flawlessly. ❤️❤️
The Kansai Airport shuttle offers direct service (though infrequent). Alternatively, you can take a bus to Sannomiya, which is just one subway stop or a 1600 JPY taxi ride from the hotel.
The hotel lobby is on the fourth floor. Take the escalator down on the north side, and you'll be on the second floor of JR Shin-Kobe Station. The first floor hosts express bus stations for Arima Onsen, Mount Rokko, and Tokushima, as well as the city sightseeing buses (the 230-yen elongated bus and the 300-yen retro trolley) which go directly to Kobe Port Tower, IOIO, and vintage trend stores.
On the west side, the elevator on the first floor leads to Nunobiki Herb Gardens and Kitano Ijinkan. B3 has a large supermarket, a 100-yen shop, and the Shin-Kobe subway station.
Even though the hotel shows its age, it's well-maintained. I stayed on the 23rd floor this time, and the room was spacious. 😓 During Typhoon Rosing (6.2), the hotel creaked all night, which was a bit scary. 😂 Breakfast on the fourth floor is a rich buffet with many Kobe-exclusive delicacies, and it's absolutely delicious. You can also opt for a Japanese set meal on the fifth floor.

The room was spacious and nice, but there was hair on the sink and the water was dirty, so I didn't want to use it much.
My child's toy fell under the bed, so when I looked down to pick it up, there were tissues and snacks from the previous guest lying around, which was disappointing.
It was in a very convenient location near the station and there was a very large, beautiful park nearby, so it was a great place, but the room didn't seem very clean, so I don't think I'll come back.
The hot spring is really big, and you can enjoy both the upstairs and downstairs pools for free. There's a shuttle bus to Sannomiya Station. The room views are absolutely stunning, perfect for couples. Breakfast was just okay, but overall, it's a great stay.

GGuest UserThe hotel's location is excellent, making it super convenient to get anywhere, and there are plenty of food options nearby. Right across the street from the hotel is a Don Quijote. The hotel itself offers free tea and coffee during the day, and even ice cream in the evening. Most importantly, the shower is a proper walk-in shower, which is much more comfortable than the typical shower-over-bathtub setup you find in most Japanese hotels.

It was a wonderful walk from the station to the hotel, and we were greeted with the utmost courtesy, explained everything, and shown around. We were shown to our room and given instructions. We booked a traditional room with futons, and the view from the window was simply stunning. The onsen includes two hot springs, a comfortable changing area with massage chairs, a sauna, and a cold plunge pool. They give free passes to seven public baths in the village. There's a shuttle that takes you to various walking spots. The prices are reasonable. The breakfast buffet was wonderful. We were very satisfied and would love to come back!

WWYLailvyouThis colonial-style hotel is imbued with a strong maritime theme from the lobby to the bar, restaurant, and executive lounge. Every detail, from the ceiling fans, shutters, telescopes, heavy wooden desks, and leather chairs in the rooms, to the tropical plants and wicker weaving in the restaurant, and the magenta swan display rack and fabric sofas in the lobby, exudes a refined charm with a sense of history.
The hotel breakfast was also quite good, with a satisfying variety and excellent quality. This time, my room included a minibar and executive lounge access. The minibar was superb, with delicious complimentary chocolates and snacks for drinks, as well as local beer and fresh juices. However, please note that the executive lounge does not allow children, so unfortunately, I couldn't experience it fully this time, only went in for a quick look. My child did get a huge, delicious cookie.
I'll definitely stay here again next time I visit Kobe!

RRynn’sA bit out of the way to main attractions as it’s on Rokko island but the direct bus to the airport made it worthwhile. The breakfast was ok but seems to be always running out of food due to the high number of guests. In room service was decent but expensive. Onsite onsen was good but crowded!
