- Bathtub panel leaked, causing flooding and a slippery slope (a shower would be much better)
- Dead plants in the gutters above the pool
- Crumbling grouting under the pool deck
- Loud noise from the pool filter holes: the plastic nozzles rattled
- Few power outlets in the room for charging your phone
- Air conditioning difficult to adjust (either on or off)
- Pool opening hours could be extended in July and August (perhaps 9:30 instead of 10:00)
Facilities: A pleasant property that could be significantly improved with a little maintenance.
Being somewhat isolated, it is not suitable for those who do not travel by car."

"The bed was very comfortable but the room was dark, musty and smelled damp. Difficult to open the shutters which are high and very dirty to touch. Couldn't leave window open to air room as on ground floor. First impression of room was looking at threads hanging down from the stairs to the bedroom- looked like cobwebs at first - could be easily remedied. No explair in bathroom- not good."

PPerma FortunaWas welcomed by the very friendly Dark haired Desk Manager. She swiftly glanced at the colors of my outfit and assigned me a room that perfectly matches... I found out that later as it was a pleasant surprise, she guessed that I drink lots of tea, so she gave me a huge luxury tea kettle to take to my room, some people are emotional genuises! She figured I booked this hotel because of the name... So she explained to me the historic significance of Fium-Icino and it's incredible subtle multi-player Ed lesser relation to the famous Rubicon, which used to be called Fium-Icino until the rediscovery of the Rubicon.. It's like all the Great rivers know each other! She explained that the Rubicon became associated with Barracks populism and the Tiber became associated with Aristocratic democracy and later on Enjoying Catholicism. The Hotel itself sits on the mouth of Second tributary canal that fed the new port of old Rome, because the original Tiber last miles were full of it! If you must see the older river Port is a 15 minute walk south across until you reach the North banks across of Ostia. As that settled in my mind, she explained the Tiber significance Upstream Rome... Small boats used to go up the Tiber deep into Umbria. The thought of all that was amazing, due to the Hotel significance it will be renovated into an exclusive Luxury 5 star Hotel, will be all Stone like the Monolithic Limestone honed filled sink, but with stone cladding everywhere it will become prohibitively expensive luxury hotel, but for now it's still an excellent Transit hotel... A good 1 hour walk from the airport, especially at night, make a right and follow the river North Bank of the new Canal and you will reach the Hotel... You can't miss it.

GGuest UserI recently enjoyed one of my best vacations ever at Piazza di Spagna 9 Luxury Suites in Rome. From the moment I booked, the team reached out via WhatsApp to offer help with transfers or tours — thoughtful and attentive without being pushy. I immediately felt like a valued guest.
The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free.
Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations.
The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps.
Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth.
The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome.

SSeSsSWe paid so high but we got the basement room at the end of the corner near exit room. They said it is because we arrive late at night. Well, i have already msg the hotel long time ago to prepare for us and we will be coming late. So i guess not enough proffesional. The front desk promised us to put us on highest floor with better room but finally the next lobby man only give me second floor but it is litttle better room rather than the basement rooom so bad experienced. We are couple but they give us separate bed on the next day. We dont want to argue so we accept it because our basement room is totally sucks. Worst nightmare ever experience in our lives. We cant boil our water because the kettle is so dirty . But overall is ok. It is not just what we expected like we stay in paris with the same price we paid but everything is much better and better service.

GGuest UserLocation is excellent as it allows traveler to go from the central railway station to the hotel by a walk (5 mins) and avoid queuing for taxi that in Rome are notoriously rare and scam tourist and Italians alike. Downside is that at night (I'd suggest avoiding walking around past 10pm) the area is unsafe due to the large numbers of homeless people wandering around. Hotel itself was great, polite and helpful staff, beautiful setting (in particular the dining/breakfast area) and nice rooms, quite spacious by Rome standard. Breakfast was good, specially if you prefer a sweet breakfast (excellent cakes!) but somewhat lacking of savory options.

DDarya GolubevaWe stayed at the Hilton Hotel for one night while waiting for our connecting flight. The hotel is located right next to Terminal 1 and Terminal 3, and there’s a convenient walkway from the airport leading directly into the hotel. The rooms are large and comfortable, equipped with a kettle so you can make tea or coffee. The reception staff were very friendly. During our stay, we also visited the gym, the sauna, and went for a swim in the warm pool. The hotel also has courts for playing paddle. In the evening, we had dinner and ordered pasta — we really enjoyed it, the presentation was great, and the waiters were very welcoming. We checked out very early in the morning because we had an early flight, and the hotel staff kindly prepared takeaway lunch boxes for us. Thank you very much for a comfortable stay.

MMinaaichiganjupiThis hotel can only be described as stunning! Very new and designed like a work of art! The location is convenient, between Termini and Plaza de España. It takes 15 minutes to walk to Plaza de España. There is a super delicious ice cream shop opposite! The room is slightly small, but the bathroom is large and the floor height is also high. Overall, it is highly recommended!

Although the location is a bit far from the city and the central station, a taxi cost about 16 euros a day, but the hotel rooms are indeed much better than those in the city. Especially the bed and soundproofing, the surrounding area is purely residential, restaurants and supermarkets are very close and convenient. The hotel provides a taxi service for 10 euros a trip to the vicinity of the Mouth of Truth.

I had a memorable trip to Rome and stayed at the Dharma Boutique Hotel & SPA ar Jan 2025. The hotel has a limited number of rooms but is exceptionally clean, beautiful, and well-equipped, with great attention paid to the smallest details for guests' comfort.The hotel staff are very kind and attentive to guests' needs, and I would especially like to thank Raffa and Giovanni Loca . In the evenings, free snacks and various drinks are served. The hotel is close to major tourist attractions, and you can visit all of them by walking. Additionally, a metro station is just a few meters away from the hotel. Around the hotel, there are many beautiful restaurants and bars.
The warm and friendly behaviors of the hotel staff have made me want to encourage my friends to stay at this hotel if they plan to visit Rome. Personally, I can't imagine staying anywhere else. Guests can stay at this hotel without any risk and enjoy its beautiful environment, excellent rooms, and kind staff.
