The room is antique and has a sense of history. It has been renovated, retaining the retro feel while the equipment is very good. The cleaning staff cleaned quickly and carefully, and cleaned up after breakfast. The breakfast was OK. The environment was very comfortable, and they upgraded us to a room with a good view for free. Although this was a business trip, it was still very convenient, and the beautiful scenery healed us. The front desk staff was very polite and helped us call a taxi so everything went smoothly. There is also a restaurant downstairs, but it was a pity that I didn't try it this time. Very satisfied
Hotel lobby and room were very clean. Breakfast was good with varieties, but still wish to have more choices in food. Room was well maintained, very comfortable, and modernized. Our group of friends did enjoy the complimentary cocktail drink and the lounge area for a small gathering. Hotel is very convienient to main streets and safe.
The room is big and clean; even with a small balcony. It is close (10 mins walk) to Roma Trastevere (train) station where there are buses, trains, and trams to go everywhere. We walked to a Chinese restaurant and a clothes street.

The hotel’s location is excellent—only a 7-minute walk from the train station, and most of Rome’s must-see sights are within about 20 minutes. If you want to stay in the center of everything, this place is a great choice.
However, the service was a nightmare. The elevator is almost a joke: maximum 2 people, extremely slow (luckily my room was on the 2nd floor). Maybe it’s cultural differences, but the staff here were the rudest I’ve ever experienced.
My flight from Nice to Rome was canceled, which meant I lost a night at the Hive. I called to ask for help canceling that night—it wasn’t my fault for not showing up—but both Trip.com and the hotel staff were completely unhelpful. Very disappointing and frustrating. My room was close to construction, non-stop noise over the night.
Bottom line: the location is great, but don’t expect any favors or kindness from the hotel. When you’re already stressed, their cold and unfriendly attitude will only make things worse.

Big spacious room, tiny but comfortable bathroom.
The room was clean, as you can see there are only some scuff marks from the trolleys of the people previously occupying the room.
The location is good. Near a lot of restaurants, near the station but in a safe area, and with a metro station nearby.
The only negative thing, no traditional bidet.
The staff is super nice and accommodating. Really a positive experience overall for us. We will definitely be back.
This is a great hotel that has many amenities which include a large breakfast buffet option, a large gymnasium. and a bar on the main level with a pool table.
The shower never ran low on hot water nor pressure and a Lavazz Espresso machine was inside the room with a large TV, safe box, a mini refrigerator,a wardrobe closet, and an excellent blow dryer which delivered uninterrupted high heat.
The staff were kind and upon requests were helpful to include arranging for a private driver to the airport for a competitive cash price.
I look forward to returning again in the future.
The location is fine. There's a bus stop right in front that connects to a metro station going straight to Rome’s city center. The place is clean and quiet.
Some staff are friendly and helpful. Others seem like they don’t want to be there. No greeting, no eye contact—just a sense of disinterest. Cleaning staff stared at us like we were in their way. No “hello,” just pressure to leave so they could do their job. It might be a cultural thing, but it felt cold.
You can rent a water kettle for €15, and you’ll get the money back if it’s returned in good condition. But even that feels like a trust issue with guests. For hot water, a deposit system like that seems excessive.
The price matches the service and accommodation. It’s not great, not bad—just okay. Don't expect much more than the basics.

However, guests can eat as much as they want, and the selection of dishes is really satisfactory - each breakfast always includes one hot dish. The roof terrace is very atmospheric, where you can both eat and have a drink. The rooms may not be large, but they are completely sufficient. It is modern and clean.

Excellent, clean, and modern apartments in a pleasant area of Rome at a reasonable price. The owner was always available and ready to help.
Our 2+1 room faced an inner courtyard where a funny cat named Benvenido lives :).
Great location:
– 10–15 minutes on foot to the Vatican;
– 3 minutes to the metro and about 20 minutes to the Colosseum.
We’ll definitely come back if we have a chance to visit Rome again.

GGuest UserVery close to Termini and an easy walk. Very well lit with simple walkways and adequate for accessibility. The room was clean, with information cards, towels, robes and a simple safe for valuables. There is breakfast available in the dining hall and luggage storage should you chose to walk about Rome before or after your stay. GOD FORBID, you need to use a bathroom on the ground level, however. My stay was perfectly fine until I needed to toilet before our departure. When I asked if there was another bathroom for use, I was told that I could use the train station bathroom
(€1,50) I must have just been another traveler off the street to the staff looking for a sneaky free toilet use standing there with my luggage. After the staff recognized the mistake they wanted to usher me to another bathroom. I opted to pay the €1,50 than to be insulted further. “Good luck in Europe” is the hospitality you can expect in Rome.
GGuest UserWe have booked for one night and yes, we did call them that we'll be arriving very earlier, like midnight to 1 am and asked if we can just stay in the lounge because there's also a 24-hour desk. We're probably gonna stay at least 3-4hrs tops cause we're planning to see Rome very earlier to get decent pictures before tourists arrive. They told us yes, and that we can also do earlier check-in like 1-2pm if the room is ready. We have arrived and the receptionist was very rude right from the start. There's also one foreigner before us who clearly doesn't speak Italian. The receptionist was all over the place, commenting about how come people want to book earlier, mind you we understand everything cause we also know how to speak Italian. But when it was our turn and told him everything, he basically turned us away and that we cannot stay there. It's fine, no problem, but we did asked if we could just stay a little bit to find another hotel to stay for the night, a little 10 mins won't hurt anybody but no, he did tell us to go outside and literally throw us away, mind you we're 2 girls outside of Rome at 1-2am in the morning, the least you can do is let us stay inside until we get another place to stay. After 10mins outside with no hotel to book and 3 men we're coming towards us with a bag that you can literally tell they stole, we forced ourselves back at the hotel cause we're very scared and YES, THE RECEPTIONIST TOLD US NO AGAIN, even though we told him that there are 3 men 5 ft away from us. He told us that his work is also dangerous because the door was broken, which is by the way not our fault. We didn't have a choice but to book for the night that costs us 170 euros, from 1am-11am! After we paid and got our key-door, it's like nothing happened, he's suddenly very accommodating, very talkative like he didn't throw us away 10 min ago.
This was the worst 3-star hotel I've ever been to, everything is perfect apart from that old receptionist. Never again!
GGuest UserThe hotel is a former monastery and revamped. Its garden is nice and the breakfast can be served there. The restaurant at basement is a surprise. The tables are placed to give high privacy. Recommend to have a dinner in this restaurant.
PPerma FortunaWas welcomed by the very friendly Dark haired Desk Manager. She swiftly glanced at the colors of my outfit and assigned me a room that perfectly matches... I found out that later as it was a pleasant surprise, she guessed that I drink lots of tea, so she gave me a huge luxury tea kettle to take to my room, some people are emotional genuises! She figured I booked this hotel because of the name... So she explained to me the historic significance of Fium-Icino and it's incredible subtle multi-player Ed lesser relation to the famous Rubicon, which used to be called Fium-Icino until the rediscovery of the Rubicon.. It's like all the Great rivers know each other! She explained that the Rubicon became associated with Barracks populism and the Tiber became associated with Aristocratic democracy and later on Enjoying Catholicism. The Hotel itself sits on the mouth of Second tributary canal that fed the new port of old Rome, because the original Tiber last miles were full of it! If you must see the older river Port is a 15 minute walk south across until you reach the North banks across of Ostia. As that settled in my mind, she explained the Tiber significance Upstream Rome... Small boats used to go up the Tiber deep into Umbria. The thought of all that was amazing, due to the Hotel significance it will be renovated into an exclusive Luxury 5 star Hotel, will be all Stone like the Monolithic Limestone honed filled sink, but with stone cladding everywhere it will become prohibitively expensive luxury hotel, but for now it's still an excellent Transit hotel... A good 1 hour walk from the airport, especially at night, make a right and follow the river North Bank of the new Canal and you will reach the Hotel... You can't miss it.
