Excellent, absolutely fantastic! The room is quite spacious, with a separate bedroom and other areas, plus a small sofa. The 14th floor has a large public bath, and the 15th floor boasts a rooftop pool with views of both mountains and the sea! (Remember to bring your swimsuit!) The breakfast is also amazing, with tempura, seafood bowls, Oita kamameshi, unlimited spicy mentaiko, and even sparkling wine. The front desk staff can speak Chinese, English, and Japanese, and they offer luggage storage. The lobby has a very stylish design. Plus, there are many super affordable public bathhouses nearby.
Baien is truly the best. The private open-air bath and the large public bath are both excellent. (Note: Be sure to confirm the private open-air bath when booking your ryokan stay.) The ryokan is spacious, so walks around the property are lovely. Both breakfast and dinner (kaiseki) are also superb. However, there's no entertainment nearby, so if your sole purpose is to enjoy the hot springs, you definitely won't regret it. I'd love to visit again in winter.
Location is convenient, just next to Beppu railway station. The onsen ryokan interiors were very calming and welcoming. Staff was friendly and gracious to help. Room was spacious for Japan’s standards. There were time limits for the private onsens, but some did not and the staff could do nothing, thus it took some time to queue for our turn. The free ramen at supper time was of decent portion and taste. Breakfast was add-on, but well worth the price and definitely a highlight of the hotel. One thing to improve was the lingering urine and poop smell in all 3 elevators (equipped with an emergency lavatory). I think the staff placed one fragrance diffuser per elevator, but it was definitely not enough to cover the smell. Maybe need to replace or remove the lavatory?
Nice and clean stay! The room was extremely large—plenty of space to move around. However, a bit of a downside is that they don’t offer triple occupancy despite the massive room size. The surrounding area is quite sleepy, so it’s best for a quiet 1-night stop. The highlight was definitely the very good onsen!
This is our 2nd time to stay in this hotel. The 1st time was 10 years ago, the hotel guest rooms have renovated which is quite Modern. Love the new design. The Seaview is still spectacular. Bed and pillow are very comfortable. Onsan is located at basement , an highlight is there is Basket Robins ice cream machine is available 🙂
There is a night drink bar in the hotel at the lobby level, wines , coffee, soft drinks are served.
Breakfast area is spacious , western & Japanese food are served, donuts, pancakes , noodles, vege drinks , all you can choose.
The hotel is a work of art — the architecture and design are incredible. I got a room on the first floor, and I’m usually not a fan of staying on the first floor for security reasons, but everything was perfectly fine.
The room was very spacious, clean, and had all the amenities, including skincare products. My favorite part was the bath, especially when you open the doors and fresh air comes in — such a relaxing experience.
And the breakfast… the best omelet I’ve ever had.

I initially hesitated quite a bit and read the reviews repeatedly because this inn isn't near the station and the rooms only have toilets, not full bathrooms. But after actually staying here, I'm so glad I booked it.
Even though it's at least a 10-minute walk from the station, the path is relatively flat, making it easy to pull a suitcase. And while there's no bathroom in the room, the inn has three private onsen baths. Since there aren't many rooms, you rarely have to wait, and there's no pressure to rush your time in them. Plus, you can check if a bath is occupied via the in-room iPad, which is super convenient.
The room itself is incredibly spacious and comfortable, with a tatami area for activities and a Western-style bed for sleeping. Breakfast is semi-buffet, with a delicious Japanese main dish.
The only downside is probably the sound insulation isn't the best; you can hear noises from the hallway and the next room. However, after about 9 PM, even families with kids tend to quiet down, so I didn't find it to be a big issue.
The environment was great, the food was delicious, and everything was perfect. It was also a great way to enjoy the outdoor family hot springs with your partner or spouse. If the weather is nice in the evening, you can even see the stars.
The room and the Onsen were EXACTLY like those in the listing and were absolutely stunning! The breakfast was delicious and the range more than adequate. The location is good if you drive but is about 1km walk to Beppu Tower and a bit more from the night street. But I’d happily trade that for the spacious room and the wonderful sea and sunrise view.

GGuest UserThe staff members were all very friendly and welcoming. The hotel overall was very cozy, particularly the onsens. Although all the four onsens were opened for all guests at the hotel, you can use one of them as long as you want because guests are instructed to hang a sign on the onsen to show that it is currently occupied. This is a great way for the guests to enjoy privacy to themselves, although it is opened publicly. Dinner and breakfast was included in the package so we did not have to worry about finding nearby restaurants. The food was delicious here! Would definitely recommend if you enjoy traditional Japanese meals to get the full experience. We had a private barbecue for dinner, and it was truly immaculate! However, there was smoke all over the hotel lobby coming from the barbecue so it would have been better if they kept the windows opened. It was also indoors so it was slightly overwhelming with all the smoke everywhere in the restaurant. But everything else was on point and breakfast was particularly delicious.

Enjoy the view and feel relax with private indoor onsen (also outdoor onsen). The owners are kind and friendly. Breakfast is simple but delicious. Overall i love this place. Perfect for people who wants to relax in quite vibes.
The location is a bit far from the major tourist spots but not too far from the station. But it might not be suitable with the elder people because it takes around 10 mins walk to the house and also rooms are on the 2nd floor.

2210716****This hotel is similar to a guesthouse in China, run by an elderly couple in their fifties. The woman handles reception and cleaning, while the man is the cook and general helper. Our group of eight had all four rooms to ourselves, so I feel I have a lot to say about it. The largest room in the hotel has a Japanese-style room, but the bath area there is a bit lacking. The other three rooms have semi-open-air baths with floating plates (edamame, sake) in the refrigerator, making it very romantic to eat and drink while soaking in the hot spring. The hot spring water can reach up to 70℃, so you sometimes need to adjust the hot and cold water taps yourself. If you're unsure, you can ask the man at the front desk for help.
Overall, it met my expectations. However, it was raining when we arrived, and the middle room, besides the dining room, didn't have a living room. They blocked our group at the door and asked me for 2000 yen – I was speechless! 🥴
