The room level had AC too.
Room - clean, very cold (I like) and the bed and pillows were comfy.
The floor had some torn floor furnishings which ruins the aesthetic but otherwise, its fine.
Food - Breakfast was nice, fried rice and noodles with chicken which the menu changed daily.
There's also corn soup and porridge, some fruits and sliced cakes for desserts.
Excellent. My kids love the pool and the playground. My husband enjoyed the gym. The room is spacious. We picked the grand deluxe and love it. Two toilets, how convenient. I heard there are connecting rooms between deluxe and grand deluxe. We are going to pick those when we come back. The staff is friendly. When i accidentally left my stuff after checked out, they helped me look for it and i easily could get it back without any hassle.
For its price, this hotel is quite decent. Just be aware that in some rooms, the toilet and shower are not en-suite but located on the floor. The room itself was perfectly fine, not too small, and it was nice to have a window.
On the downside, the internet speed was slow. I also wished there were more showers and toilets, and that they were cleaner.
The hotel's location is not bad, close to the bus station. If you're arriving by bus from Kota Kinabalu, you can even walk there. There are shops and cafes nearby.

Buffet breakfast offers a lot of choices, especially deserts.The hotel is located in a very busy shopping area and it's difficult to find a parking spot because hotel doesn't have it's own parking lot except for several spots in front of the main entrance.

The two staff members at the front desk, Sophie and her colleague (I'm sorry, I can't remember the other name!), were incredibly warm, friendly, and professional. The hotel's location is excellent; it's within a ten-minute walk to the museum, Jame' Asr Hassanil Bolkiah Mosque, the market, the water village jetty, and the bus terminal. Taxis are very scarce in this country, so being close to public transport is a huge advantage. To the left of the hotel is a supermarket, and to the right is a restaurant with affordable food. A big thank you to the hotel for the free airport transfer and the helpful tour map. My main purpose for this trip was to photograph proboscis monkeys, and the jetty offers convenient speedboat access to the Brunei River mangroves.
Overall it was a decent, comfortable stay but nothing particularly memorable or outstanding. The rooms are reasonably spacious as the location is convenient enough for getting around as we had a car.

Embun doesnt have many rooms, they gave me the room just behind the reception. Dont expect someone to man the counter, just press the bell and Mr Jimmy will come running. A superb friendly and attentivve gentleman.
Room is very comfortable and very clean. Towel provided is clean. Water pressure and great with heater. It is very chilly in the morning if you aretakingt bath. Yes we are facing mangroove swamp and a nice huge river. Best part, TV is great with youtube.
Apart from some board games at common hangout area, there is a pool at the back of the hotel facing the river. U cant really swim, just dip and enjoy the view. N
Parking wise not an isue as there spaces for at least 9 cars.
Now comes breakfast, not your usual hotel buffet, they served your breakfast personally with some nice omelette, local kuih and oranges. Very delicious.
Will i come back again? Yes. Better than J Hotel which I frequent. Although embun doesnt have smart lighting and etc like J hotel where we uses a old school key to access our room, but the human side of Embun wins hands down. Love this hotel.

I had a generally pleasant stay here. The room was clean, spacious, and comfortable, and the place felt quiet and calm, which was nice after a long day out. The bed was comfortable and the room was well maintained.
Breakfast was provided and was simple but sufficient to start the day. Nothing fancy, but acceptable. A good highlight is the free city tour organized by the hotel. During the tour, I managed to visit Energy Hub, Masjid Omar Ali Saifuddien, Istana Nurul Iman, Balai Khazanah Islam Sultan Haji Hassanal Bolkiah, Gadong Mall, and Masjid Jame’ Asr Hassanil Bolkiah, which was very convenient for first-time visitors. Also the big plus is free airport pick-up and drop-off (reservation required)
Staff were friendly and helpful, and check-in was smooth. Overall, it offers decent value for money and is suitable for a short stay, especially if you want an easy way to explore Bandar Seri Begawan.
We enjoyed our one-night stay with my friends. We stayed there for our hiking trip. They granted us a late check-out until 1:00 PM.
Breakfast was alright. I wish they had soup options like corn or mushroom, and more fruit selections—there was only watermelon (not sweet) However, the main courses were delicious.
Wi-Fi on Level 5 was not stable. The swimming pool was closed for some reason. We called the reception 3x, but no one picked up.
Other than that, we were happy with our stay and would recommend it.
I stayed for two nights at this hotel, and it offers great value for money. It's conveniently located within walking distance of a shopping mall, tourist attractions like the Old Mosque, and various restaurants. While the room isn't luxurious, it has all the basic amenities you need for a comfortable stay. Breakfast was a buffet on the first day and à la carte on the second. I personally enjoyed the mild, lightly salted flavors. The hotel also provides a pre-booked shuttle service, which I used to get to the airport and other attractions. Note that the gym and pool are managed externally; they are within walking distance but outside the main hotel building. You'll need to pick up a pass from reception to access them.

BBingBaiThis five-star hotel feels more like an upscale local resort. Upon check-in, they told us they'd double-upgraded us to the main building, which was great as the pool was just downstairs.
The lobby layout isn't grand, and the overall feel is a bit dated, but I was pleasantly surprised by how new the room facilities were and how impeccably clean everything was. The minibar had 8 different drinks, two of each, all complimentary.
There are three outdoor pools and one indoor pool. None of the pools are particularly large, and the staff service was quite poor; they wouldn't help lay out towels, nor would they let us take extra towels ourselves. The pool bar service was decent, but the coffee was terrible.
Breakfast was okay. We went to the Western restaurant on the 6th floor for dinner, and the service there was excellent, with reasonable prices.
Overall, I found the stay experience to be very good, but the service in the public areas was just average, and the buggy staff's attitude wasn't great either. There's no valet parking at the entrance. Compared to the 'seven-star' hotel everyone talks about, I'd say this is more like a high-end resort, suitable for locals looking for a staycation. Tourists don't need to make a special trip here.

GGuest UserGood location, in the city center, three minutes walk to Sultan Omar Ali Saifuddin Mosque, three minutes walk to Sultan Memorial Hall, two minutes walk to Water Village Pier, less than one minute walk to Brunei Royal Plaza, two minutes walk to the shopping center, there is a large supermarket in the basement of the shopping center, all kinds of goods are very complete. There are many restaurants in the shopping center, which is convenient for eating. I checked out of the original hotel before 12 noon because of the flight at 2 am the next day, and temporarily booked a small single room to rest and take a shower before going to the airport. The price is relatively cheap, the main disadvantage is that there is only one bathroom for all the rooms in the youth hostel, and the toilet and shower are all in it. If there are many guests, there will definitely be problems and it will take a long time to wait.

It is also not very close to the sea; however, this is not a major issue since swimming is prohibited at the nearby beaches anyway. Additionally, there are no cafes or shops within walking distance of the hotel, which makes the location even less convenient. The prices at the hotel’s cafe are overpriced.
The hotel’s design feels somewhat outdated, but nothing critical. What was truly disappointing, however, was the service. The hotel presents itself as a 4-star property, yet it is surprisingly strict about a very basic necessity — drinking water. Guests are provided with only one bottle of water per person per day.
There is coffee and tea available in the room, but to boil the kettle you need additional drinking water, which the staff refused to provide. They insisted that water had already been supplied during housekeeping and that no more was allowed. We had to keep asking for it as if they were personally paying for it themselves. That was extremely unpleasant.
The tap water is yellow, and there were also issues with the hot water.
Only one person works at the reception desk, which is clearly insufficient for a hotel with this many rooms, resulting in long waiting times. The reception staff are not knowledgeable about nearby attractions and do not assist with arranging tours, suggesting that guests find everything out on their own.
Unfortunately, the overall service was extremely disappointing.
