"We stayed here for two nights. The rate was a little expensive, but we booked the hotel only two weeks before our trip. The hotel is located in an industrial area, but it’s conveniently close to the train station, making it easy to get to Bilbao. The room was spacious and very clean, and the hotel staff were friendly and polite. If you arrive by car, the hotel offers free parking either on-site or nearby. Overall, we had a great stay and would definitely recommend this hotel!"

"The room was small for the price. The bathroom is a glass box inside the room, but the problem was there was no ventilation, and after a shower, steam would fill the room and linger. The location is excellent in the old town (on the perimeter), overlooking the main square and the theater. Tram, bus, and subway stops are just a few steps away. Excellent in this regard. The breakfast was monotonous (you'd notice after 3 nights), and the selection was questionable for 15 euros per person. I must mention the courtesy and kindness of the staff, from the reception to the bar and breakfast team."

"The location is really out of the way; everything is far, and public transportation isn't convenient. It's only suitable if you're driving. On the first night, they put me in a corner suite on the ground floor, which I wasn't thrilled about, but I made do for a night. The next day, I moved to the second floor, and that was much better. On the last day, I asked if I could get a breakfast bag to go. At first, they said no, then later said yes. Then, when they were issuing my invoice, the front desk questioned whether my booking included breakfast. They only confirmed it did after checking themselves. What's even more ridiculous is that when I went to get bread, the box they gave me was dirty and had food residue inside – clearly used. While I was packing it, the staff kept staring at me, as if they were afraid I'd take too much... Honestly, it was speechless. It really felt like they were judging me."

"Location is a bit out of the city centre, but located in a peaceful area (contrastingly) next to a forest and a biotech hub. However, a bus stop a couple of minutes' walk from the hotel has a service that goes directly to the Boulevard located between the Old Town and the City Centre (85sen per trip or cheaper with the San Sebastian Card - available at the hotel) within 25 mins (or slightly longer with traffic). My room was comfortable and clean, although it might be a bit tight for space with 2 people. Bed was comfortable with pillows of various firmness. Bathroom was big and well-designed, although the shower and bath might be a bit tight for larger people. Shower pressure was excellent. Tip: Open the drawer under the sink to dispose your garbage and recyclables. Staff were all friendly, polite and helpful. My only complaint is that my water was never refilled throughout my stay, but I admit I did not ask about it at the time."

"The hotel is located right across from the Guggenheim Museum, with the breakfast restaurant facing the museum – a prime location. The facilities are good, and the rooms are spacious, but the air conditioning only cools; it gets very cold at night, and the rooms are too damp without it. The bathroom lacks an exhaust fan, resulting in poor ventilation, and the bathroom and bedroom are very damp after showering. The staff are quite polite."

"The hotel was well known and its strengths remained the location, comfort of beds, quality of towels and the bathroom in case it was in the room. I haven't enjoyed the meal in any of your options so I can't comment on it. As regards deficiencies, the structure of the rooms makes the conversations of neighbouring rooms heard and clearly perceived (a good tape solves it) The spa is obsolete and it would be good to update it. The hotel is very comfortable and would repeat it, but as I suggested earlier, a 4-star hotel is defined by detail attention."

"I probably stayed in a higher Premier Room which would never come to San Sebastian. The view from the room was beautiful, but it was not easy to travel alone. Recommended for couples, but in San Sebastian I regretted that it was better to spend meals than to spend money on accommodation. There was no problem in the hotel itself, but when the front desk was crowded, it was sometimes waited for more than 5 minutes."

The pension is easy to find, and staff are very helpful. Beds are comfortable; coffee and tea are available; everything is clean. The only difficulty might be is there is only one bathroom for all the guests. We were here in low season, so didn't have much difficulty, but I can imagine problems in the high season. The pension is in the old part of San Sebastian, so visiting the most picturesque parts is easy, as is visiting nearby villages. Local food is excellent. I highly recommend this pension; excellent value for your money. It's the best base for exploring this part of the Basque Country.

The lady at the front desk was very friendly and enthusiastic when we checked in, asking if we needed a map and briefly explaining the surrounding routes. The water pressure in the bathroom was a bit low, and switching between the showerhead settings required some guesswork. Breakfast had a decent variety of choices. It's only about a ten-minute walk from the Guggenheim Museum and the airport bus stop. It would have been better if they had provided information about the airport bus service being suspended on May 1st, as we checked out on Labor Day and waited at the bus stop for over half an hour for nothing.

Exceeded my expectations, it's much better than what the reviews suggested. The location is excellent, right next to the Shell Beach, although the hotel doesn't offer a view of it. The shower in the bathroom has strong water pressure. The room has large windows, and while there might be some noise issues as others mentioned, earplugs can easily solve that. The room itself is also quite spacious. Breakfast was good too. When booking, I requested two single beds, and the hotel paid attention to my preference, unlike other places that often get the bed type wrong. This was a pleasant surprise.

It was a pleasant stay, parking is free and easy scross the road which is a bonus. Although this place is attached to another hotel which is much more impressive, it makes you jealous you are not there!

Stay: 2 nights in February 2026 Review: 1. Very cold room and bathroom. The room and especially the bathroom were extremely cold. When the air conditioner is turned on for heating, it blows directly onto the heads of people sleeping in the bed, making it uncomfortable and difficult to breathe. 2. Very noisy. The room faces a busy street. People were talking and making noise outside throughout the night. The sound insulation is very poor. 3. Extremely small room. The room is clearly designed for one person (this is even indicated on the hotel’s floor plan), but we were accommodated there as two guests. There is almost no space to place luggage or personal belongings. The bathroom also has no shelves at all. 4. Uncomfortable toilet placement. The toilet is positioned in such a way that it can only be used diagonally, which I consider completely unacceptable. 5. Missing desk shown in photos. The room photos showed a writing desk, but it was not actually present. We had to spend time requesting and arranging for a desk to be brought to the room, as it was necessary for work. 6. Parking information is misleading. The hotel description states that parking is available, but in reality it is about a 15-minute walk away. This is very inconvenient when traveling with luggage. We only discovered this upon arrival. This information was not communicated in advance. There is also nowhere near the hotel to stop even for 5 minutes to unload luggage. Additionally, there is no reception desk at the hotel, so it is difficult to quickly ask for assistance.

The hotel has many great things, amazing location, very aesthetic, clean and helpful staff. I also found the cafe downstairs to be great! The only thing is the acoustics. I could not sleep either night I stayed there, I could hear the people from the other rooms talking on the phone as if they were in my same room. Could hear absolutely everything, and both nights my neighbours kept me up until 2+ am. I did communicate this to the hotel staff and they were very kind and helpful and helped me ask gently to my neighbours to be quiet. I would give this hotel a 3/5 only because of the acoustic problem, everything else was great.

If you’re looking for a peaceful place to stay away from the hustle and bustle, this location might just suit you — provided you’re comfortable with being quite far from anything of note. That said, it’s not entirely cut off; there’s a bus stop directly outside with services running roughly every 15 and 30 minutes, which does make getting around manageable. The setting is quiet and relaxing, with a pleasant bar on-site and a decent selection of tapas, which added a nice touch to the evenings. However, there were a few drawbacks during our stay. The television in the room didn’t work at all — unsure if it was just the batteries in the remote or a more serious issue, but we couldn’t get any power to it, which was a shame. Breakfast was tidy and kept us going, but it did become repetitive after a couple of days. The pastries in particular were a bit disappointing — rather dry and not the freshest. Overall, it’s a good spot if you value tranquillity and can cope with a bit of isolation. With reliable transport links it offers a relaxing base, albeit with room for improvement in a few areas. There is a confidence shop and a bar that does food about 10 mins walk away and playground for children mostly in neighbourhood of homes though.

I stayed at Hotel Zinema7 for 4 nights. The hotel has a modern design, comfortable rooms, and a pleasant atmosphere overall. However, there were a few disappointing aspects to the stay. The location is not very central, which means you need to rely on buses or taxis more often than expected to reach the Old Town and main tourist areas. The biggest frustration was that the telephone in the room was not working throughout the stay, despite reporting the issue. Unfortunately, it was never fixed, which made communication with reception inconvenient. Another disappointing point was the complimentary water policy. Water was provided only on the first day, even during a 4-day stay, which felt unnecessarily stingy for a hotel of this category. Overall, the hotel has good design and comfortable facilities, but the service experience and attention to guest convenience could definitely be improved.

**”BAD: Beware of the 'Upgrade'”** Our priority when booking was the room size and budget, so we reserved a 32m² City View room. At check-in, the hotel staff offered us an ”upgrade.” He said that for an additional €25 per day, we could ”upgrade,” so we agreed. However, while the room did have a Sea View, the size was downgraded to just 21m². I told them that paying €25 to have a smaller room was a downgrade, but they insisted that the view had been upgraded. I asked to be moved back to the room we originally booked, but the staff ignored my request for an entire day. Let me ask you this: if you went to see a new landscape, and the view changed, how would you describe it? You wouldn’t say the landscape itself was ”upgraded,” would you? You’d say the view was different or better. The following day, I finally got a response from the staff. They told me I’d need to pay an additional €70 per day if I wanted a 32m² Sea View room. While the hotel facilities and scenery are excellent, the staff are focused entirely on business and seem to aim to squeeze every extra euro from their guests. In the end, we ended up paying the €25. **Beware of the 'Upgrade.'”**

The hotel is in a good location and is a 100-year-old building. The room was very comfortable and the service was first class. The breakfast was exceptionally rich. The front desk of the hotel can also help book a Michelin restaurant. The price is very good.
