A little far from city centre but the place is near to restaurants and parks. The room was not ready at check in time so we were allowed to check out later to compensate for the short wait. The room was quite old and the sink and bath area quite mouldy. However, the staff was friendly and helpful.

Very basic accommodation. Questioned the cleanliness a little bit and there was a strong smell throughout the guesthouse.
But it does the job of providing a bed for one or two nights in Edinburgh if you’re looking for affordable accommodation.

The room is good but the staff replied very late to my phone call, there's said the check-in time is 2pm but there was nobody when I arrived at 2pm, I waited outside the door until 2.30pm after someone came.

The staff were friendly and hotel location was fairly good. There are plenty of restaurants and markets nearby. It is about a 15-20 minutes walk to center and many bus stops available.

If you are looking for a room in Edinburgh with no frills but affordable this hotel ticks the boxes . It’s not much dearer than a dormitory but far more private with a room and shower . It’s also a fifteen minute walk to the centre and ten minutes to holy rood park and palace and opposite a pub and restaurant . It was very peaceful there and ideal for a budget friendly city visit

Owner was really friendly and the facilities were nice and clean. Complementary tea and coffee. About 30 mins walk from the city center so not the perfect location, but close enough that it's not a problem.

The location is about a 10-15 minute walk from Edinburgh, and there is a bus stop nearby so I had no problem getting there.
