The property is truly central, very welcoming and clean, and the host is incredibly kind and helpful. We stayed for the weekend. In the room, you have free coffee, water, tea, and other supplies. Not to mention the common area where you can find coffee pods and any cocktails and peanuts you might need. Thank you so much.

The hotel's location is excellent, and the staff are very responsible and enthusiastic. I arrived in Rome between 1 and 2 AM, and the front desk staff were incredibly helpful, assisting me with check-in via WhatsApp – I'm very grateful! The room even had toothbrushes and slippers. This hotel offers amazing value for money in Rome; I'll definitely stay here again next time I visit.

I stayed here as a solo female traveler and felt completely safe and comfortable throughout my stay. The hotel is set in a beautifully transformed basilica, located in a peaceful and quiet area of Rome. Everything was very clean and well maintained, and the bed was super comfortable. Check-in and check-out were smooth and easy, and while the breakfast was simple, it was served on a lovely rooftop terrace with a great view—such a peaceful way to start the day. There’s a direct bus that takes you straight to Termini Station, which made getting around really convenient. All in all, this is a hidden gem and a great value for the money. I definitely recommend it if you’re looking for a unique and calm stay in Rome.

I’m truly enjoying my stay at this hotel. Since I decided to travel across Italy all by myself, finding a place that feels this safe and welcoming means everything to me. Being a woman traveling alone can be a bit daunting, but staying here has given me such peace of mind. It’s clean, perfectly located near the station, and I feel completely secure in my own space. In general the we had a grate stay, staff were really friendly and kind and the room was clean. We were in room 100 so really close to the front desk and starting from 7am we could hear gardeners using leaf blowers non stop for like 3 hours and it was hard to get a rest, also if your going in spring or winter take warm clothes because the rooms are cold. The pool is really nice and the location is grate if you don’t mind taking the bus, there is also a massive super market with grate prices in front of it.

After booking the hotel, they contacted me right away and even gave me detailed directions to the hotel, so the service was excellent from the start! After arriving, Michele also told me about a nearby place to eat breakfast, so it was a very nice and helpful hotel ^^ It's also close to the Vatican, so I recommend this hotel even if you have to line up in the morning! Thank you! They will ask you about your arrival time, but unlike Japanese hotels, where you can just open the door and go to the hotel lobby, you need to have the apartment entrance opened for you, and the hotel staff will be waiting for you near the entrance at that time, so it's best to be as accurate as possible when telling them your arrival time.

It’s very safe here with an excellent access control system. Mike is really nice, professional and highly experienced. You can always go to him if you have any issues. Highly recommended. The place is cleaned very regularly and thoroughly. The terrace has a great view — I even cooked there. Everything is convenient. Thank you!

There is no guidance! Although the location is near a subway station in Rome, it is very convenient! But this is the price or too expensive 🙁 not cost-effective!

PPhillipsBenjaminWe stayed here for four nights in June of 2025. The location of the hotel is generally good for getting to some of the more noteworthy site (Trevi Fountain, Spanish Steps, etc.). There's a metro station around 8 minutes walk away, which opens up most of the rest of the city pretty well. We walked from here to the Vatican, which took around 35 minutes, but would be less than half that by cab. The surrounding area is great for clothing shops, but the food we found nearby was mostly so-so, and frequently over-priced tourist fare, though I'm sure if you walk a little farther from the hotel you can find some good options. The room itself was booked for a family of four, and was comfortable. The bathroom and shower had good water pressure, and the AC worked just fine. Some of the sheets were not quite clean, but we just didn't use the one we found slightly dirty. The beds were comfortable and a good size. The room and hotel have little to no facilities, so you're really just paying for room and the location. The exterior entrance is not well marked, and we actually walked past it on the street several times. If you're thinking of booking here, I'd recommend just looking for the GAP store which is directly across the street, much easier to find. Our interactions with the hotel staff were limited. We received a number of automated messages, some of which were contradictory, or had out of date information. After booking and paying for the room (a non-refundable booking) we were told there was an extra ”city tax” not included which would need to be paid before checking in which amounted to around an extra $90 or so, and the offered price of an airport transfer service went up as soon as we requested it (from 85 euros to 95). The hotel arranged the transfer service for us, but the driver left the airport before we could get out of the passport control due to another booking. The driver service showed up at the hotel at the time the flight was supposed to arrive, even though the flight was late, and you'd expect them to know that going through passport control takes easily an hour, so this seems to be quite poor planning on behalf of either the hotel or the service. We ended up taking a taxi from the airport which was also slightly over half the price of the transfer service, so I'd recommend skipping their service, it seems like a rip-off. Taxis from the airport to the city center seem to be subsidized by the government, and were a fixed price of 55 euros (for a normal size car big enough for 4 people) at the time we visited. The train from the airport is also not a bad idea if you're comfortable using the metro, as the train station is just 3-4 metro stops from the nearest metro station to the hotel (Spagna). Overall, we enjoyed our stay, but felt like we mostly paid for the location.

From the moment I booked, the team reached out via WhatsApp to offer help with transfers or tours — thoughtful and attentive without being pushy. I immediately felt like a valued guest. The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free. Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations. The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Our suite faced the piazza and was filled with natural light, offering a perfect view of visitors strolling by the Spanish Steps. Being steps away from Via Condotti’s luxury boutiques adds to the convenience. Special thanks to Franco, the owner, for his wonderful restaurant suggestions, and to Gianmarco whose friendly help made our stay extra smooth. The genuine hospitality and personal attention here truly stand out. It’s not just about luxury — it’s about feeling welcome and cared for. I’ll definitely stay at Piazza di Spagna 9 again and wholeheartedly recommend it to anyone visiting Rome. Simply top rated — the best!

GGuest UserThe b&b was located very central. Bus stop and supermarket only 3 minutes away. The room had a personal bathroom and a small balcony. Airconditioning included. Very good communication with the host. Any problemen were fixed within 15 minutes. Overall great stay!

GGuest UserThe location was perfect for us — only about a 10-minute walk from the Vatican, which made it very convenient. Unfortunately, that was the only positive aspect of our stay. We booked a superior room, but it was nothing like what was advertised. We were given Room No. 4 at 285 Flat, which had dirty walls, a broken kettle and no night lamps, and overall looked very different from the photographs online. The shower was placed inside the bedroom with a clear glass door, offering absolutely no privacy. I was traveling with my 14-year-old son, and taking a shower was a real challenge because of this poor design choice. The reception only operates from 8 a.m. to 8 p.m., and since we had an early check-out at 6:30 a.m., there was no information provided about where to leave the key. Breakfast is served from 8 a.m., which is too late if you want to attend a tour or visit the Vatican early (most tours start around 7:30 a.m.). This detail was not mentioned anywhere in the listing. We had prepaid €120 for four breakfasts for two people, but as soon as we arrived (around 2 p.m.) and found out about the late serving time, we cancelled them. The receptionist advised us to email the owner to request a refund, which we did — but we never received any reply. Overall, this stay was not we expected and definitely not worth the price we paid, even considering the good location. I would not recommend booking breakfast here, as money we paid is far more than what you would spend at a nice local café or patisserie.

HHave to travelObjection evaluation: Firstly, the location is great. You can walk to main scenes for around 20 minutes( except Vatican, 40minutes). And the taxi fee from Termini to hotel is 10 euros. Besides, you can take taxi conveniently because there is a taxi station nearby(around 100 meters). Secondly, the “check in” session is not convenient for guests who book this hotel for just several days ago. Because there is not a email with guides and you have to explore everything by yourself. The hotel is in a building, which also contains other hotels. It’s just close to Timberland and Apple store. And you can’t open the gate because it needs a key. Luckily, we met a person who lives there and he let us in. Then you should take the elevator to 5th floor and walk downstairs for a half floor. Now you will find that you don’t have the password to get in. We knocked the door but nobody answered. So we made a phone call and sent our information by sms. And finally, later an employee came out. She is a good person and it seems like that she also does housekeeping. Thus she may not hear our knocking. The room has a beautiful view. But you can hear car horn. There were no free water, slippers or toothbrush. You need to prepare by yourself. And the bath pipe was broken and it leaked a lot of water. Also we couldn’t find the switch for exhausting fan in restroom. That is what I experienced in this hotel. Overall the hotel is fine. Hope my experience can help more people~
