Pros
The hotel is clearly new, and the room is spacious, modern, and equipped with brand-new furniture and fixtures. The bed is comfortable, the air conditioning works very well, and the plumbing is in good condition.
Breakfast is included in the room rate. The hotel appears to cater primarily to Chinese tourists, with large tour groups arriving by coach. Accordingly, breakfast is largely Chinese-style, which may not suit everyone's tastes. The breakfast area can also be quite noisy, as guests often speak loudly, sometimes seemingly trying to talk over one another. This makes breakfast less relaxing than one might expect. On the positive side, the staff are very accommodating and are happy to prepare alternatives upon request. For example, they kindly made an omelette for me, which I appreciated.
Another highlight is the rooftop bar on the seventh floor, offering panoramic views of the surrounding area.
Cons
Unfortunately, several issues detract from the overall experience.
There was no soap in the bathroom, despite shampoo and shower gel being provided in the shower. The shower drain was extremely slow, forcing me to turn off the water periodically to prevent the bathroom from flooding. In addition, an unpleasant musty smell frequently came from the bathroom.
The Wi-Fi connection was unreliable and kept disconnecting, which was frustrating.
Despite having a kettle, tea bags, and instant coffee in the room, there were no cutlery items at all, not even a teaspoon to stir the coffee. Such a small detail, yet an important one when it comes to basic room amenities.
The curtains also close automatically every time you return to the room, meaning you have to open them again manually using a button during the daytime. This is a rather odd and inconvenient feature.
Another issue is housekeeping. Daily cleaning is not provided automatically and must be requested by displaying the appropriate sign. This is an unexpected policy for a hotel claiming five-star status.
The location is another drawback. The hotel is situated away from the main part of town, where most restaurants, cafés, and other activities are concentrated. It takes approximately 15 minutes to walk to the centre, including around 200 metres along a very dusty road. This makes walking back and forth less pleasant, especially if you plan to visit the town centre several times a day.
Overall impression
The hotel has a solid foundation: it is new, spacious, and comfortable in several respects. The comfortable bed, effective air conditioning, and rooftop bar are definite advantages. However, the service and attention to detail do not match the five-star category it claims to offer.
For me, five-star hospitality means consistent, uncompromising standards. Guests should not have to ask for basic bathroom essentials, improvise when making coffee, deal with a poorly draining shower and unpleasant bathroom odours, endure an unreliable Wi-Fi connection, or explicitly request routine housekeeping. The noisy breakfast environment and the dusty road leading to the town centre also make the overall experience less comfortable.
Individually, some of these issues may seem minor, but together they reveal significant shortcomings in service, maintenance, and quality control. A five-star hotel should not require guests to make compromises on such basic aspects of their stay.
The hotel has potential, but considerable improvements are needed in day-to-day operations, housekeeping, maintenance, and attention to detail before it can truly deliver a five-star experience.

GGuest UserAfter reading some reviews from other travelers, I still chose this hotel. I stayed in the older building because the price was suitable, but everything still felt new.
The balcony view of the river is beautiful, breakfast has many fresh and delicious options, and the hotel is very clean. The staff are hardworking and attentive.
I will definitely recommend this hotel to my friends. It’s one of the best hotels I’ve experienced in Laos.

GGuest UserThe room was spacious and had a balcony, very clean and tidy. There's a small pool downstairs, and the overall environment is lovely. You can enjoy beautiful sunsets from the rooftop terrace. The front desk service was warm and attentive, though I needed a translation app to communicate – it would be even better if they had staff who spoke Chinese. Overall, it's a good hotel.

CCoCo niniFor my trip to Vang Vieng this time, I decisively chose to stay at Lisa Garden Resort, and the overall experience exceeded my expectations! The hotel's location is excellent, making it very convenient to get to various attractions without wasting too much time on the road. The hotel garden has a wonderful ambiance, and the pool area offers expansive views. Sitting on a poolside lounge chair, the continuous distant mountains unfold before your eyes. As evening approaches, the sunset gradually paints the sky red, and the mountains and water are bathed in a warm glow, creating a healing and romantic scenery. The room facilities are complete and well-maintained, and the amenities are clean and tidy. Midway through my stay, I asked the staff about the Nam Song River tubing route, and they patiently provided many practical suggestions, offering gentle and thoughtful service. After a full day of tiring activities, returning to the hotel to quietly enjoy the sunset and mountain views truly evokes a strong sense of vacation. Highly recommended!

GGuest UserThe stay was okay, but unfortunately the staff were not very friendly and didn’t even greet guests, which made me feel unwelcome. Also, the prices for renting a scooter were almost twice as high as at other places nearby. Overall, it was fine, but I expected a warmer atmosphere and fairer prices.

GGuest UserAbsolutely amazing stay - it's clear that the owners take pride in their hotel. The pool and pool area is incredibly clean. The breakfast is fantastic, fresh fruit (varied and lots of it) contained in a fridge (so fresh, cold and no bugs like a lot of other hotels). Option of cooked breakfast every morning (eggs your way). The gentleman running the hotel is so helpful, he booked several tours for us, getting us a good price and being patient when we changed our plans several times. The communal areas are incredibly clean, the staff are always working hard doing something for the hotel. The location is excellent - walkable to everything in Vang Vieng, near some nice restaurants (Green, Vela, beats and bites). Everything in the room worked perfectly. The shower had great pressure and great temperature. Bed was extremely comfortable and the TV was loaded with apps to watch TV (we used Plex as it had English language shows and films). The bathroom has soap, shampoo and fresh towels daily. The rooftop is amazing, we actually used this instead of going to rooftop bars. The hotel sells beer in the fridge at reception.
Highly highly recommend this hotel.
Genuinely we could not find any fault with this hotel at all, we over heard many guests booking to stay extra nights expressing how happy they were with the stay at the hotel and the breakfast.

AAnonymous UserVang Vieng is a small town, and you can easily walk everywhere. It rained the entire time I was there, so I didn't get to see any hot air balloons. However, I could see longtail boats passing by the hotel's riverside every morning. I didn't visit any of the further attractions because I thought it would be unsafe to go into the mountains with the rain. Overall, it was a good experience; even with the rain, enjoying a Lao hotpot in town was quite nice.

GGuest UserThe hotel is in an excellent location, the rooms are clean, and the staff are fine. However, there is a gap at the bottom of the door, and large cockroaches keep flying in every day. Blocking the gap at the bottom of the door with a towel fixed the problem. Another issue is there are far too many mosquitoes. The only way to deal with them is to turn the air conditioning up full blast, but this easily causes a cold.

PPhilandoI had a very pleasant stay at Kinton Hotel. The staff were one of the highlights of my experience; everyone was incredibly friendly, welcoming, and always willing to help. The hotel itself was very clean, well-maintained, and centrally located, which made getting around and exploring the area very convenient.
The main area I believe could use some improvement is the breakfast. While the quality was average overall, the selection felt somewhat limited and lacked some typical breakfast staples. At a minimum, I would have appreciated options such as scrambled eggs, fresh fruit, and a wider variety of quality protein choices. Many of the available dishes were quite greasy and carbohydrate-heavy, with relatively few lighter or protein-focused options.

GGuest UserI didn't get to use the pool or have breakfast, just had a look. The entrance was under construction, but it wasn't a major inconvenience. It wasn't as grand a hotel as it appeared to be, but the location was prime.
