A 5 stars boutique hotel located in old town, very convinence👍 Right in front is the walking street/ open market on Sunday. There is a school opposite to the hotel. Its rather noisy in the morning as my room is facing to the school, however trouist like us usually wake up early so no big deal. All snackssss/drinksss in the mini bar are free👍👍 includes cokes, beers, 6 bottles of water, lemon tea, chipsss, chocolate. 😅 😁 Afternoon tea by the pool is free too! Actually it is my second time staying at this hotel. The rooms have good A/C, shower, bath products, like toothbrushing sets. Comfortable bed, and a decent breakfast with a variety of products/meals. There is kind of a ”moldy” smell from the carpets, but it did not bother me so much since I was traveling outside the hotel most of the time.

We spent a few days in August in this hotel and the truth is that it was excellent value for money. The friendly and decisive staff. Location in the square of Chiang Mai, totally central. On the other hand, the room was cozy, and the pool, although logical because we are in Thailand in the north, there were a lot of mosquitoes, it was clean and the same as the room, cozy and clean. I arrived to the hotel and on the outside it looked really nice, and the staff was very nice. The girl who checked me in thow wasn't that great to understand english, so I was lucky to speak some thai. The didn't help you with your bags up to the room, but I didn't mind because I travel with good working bags that has wheels. When I came in the room the first thing that hit me was a bad smell from the toilet. (I was given a room on the top floor 608 to be precise. The size of the room was ok, but the furniture I could see how dirty and worn down rhey where. It looked like something the bought on a fleemarket. Further on I tried the bed it was the worst matress I have ever slept on, not only that the hotel is next to a road and at night it was so noicy from traffic so I didn't get much sleep. Sometimes I woke up and thought I had a motorbike in my room. I had booked a stay for 5 nights, but after 1 night I decided to move. So after one more painful night I checked out from this hotel and will NEVER return again.

Stopped here a few times, mainly because my Thai in-laws love the place, only because it is so close to the airport. Every visit something was wrong!! Not exactly the cheapest accommodation either.The toilet would not flush in one room, the taps at the bathroom sink turned with the handles in another room. We could not sleep because of the road noise (we were on the 5th floor!) in another room. The wi-fi was non-existent in one room.There was no hot water in another room. Every room the shower trays filled up with soapy water and was very slippery; dangerous in fact. The breakfast was OK for me, nothing flash. Toast, jam, juice, tea, coffee, milo, all the basics. Not real sure why people were climbing through the window to get here though. One lady I saw scraped all the brown off her toast, so that is was just white!!?? (Something to do with Thais believing that toast causes cancer I was told). Loved the sign beside the toaster that actually worked (the other one was broken on every visit and was just sitting there collecting dust). No cancer from that one! Words to this effect: ”Please do not put butter and jam on bread before placing in toaster.” At least the beer from reception 'fridge was cheaper than most shops. Nice and cold too. Gotta love it!

Of course, If you live above the second floor, there is a place to dry clothes on the small balcony. 4. Although the shower room in the bathroom is small, the bath water is hot and large enough to drain water quickly. However, toothbrushes and toothpaste are not provided. Please bring your own. Others include slippers and bathrobes. 5. There are free snacks and drinks for continuous living, but it will not be clear for a few days. Coffee and tea and bottled water are available daily. 6. For breakfast, order a set meal at the cafe next door. There are three kinds of set meals, but they are basically enough. Disadvantages: 1. The front desk is very small, just a small table, no lobby, only a few benches outside the door for hotel guests to rest. 2. The cleaning in the next few days is more casual, the toilet is occasionally brushed, and the shower is not carefully cleaned. Sometimes I forget to put on a new bath even if I run out of it. The swimming pool is not very clean, even if it is cleaned with a robot, it is not much better, but because there are many mosquitoes outside, it will not be studied.

I wish I was able to stay longer with them as I really enjoyed it there. The guesthouse is located just by the McDonald's outside tha phae gate down a side street. The host was amazing and really took an interest in you. The rooms were lovely and large, quiet at night and comfortable. They have free fruit,tea and coffee in the lobby as well as you can purchase cold drinks and beers. I'll def be staying with them again next time I'm in Chiang Mai!

I’ll start with the positive - good location. I can’t say anything else positive about this hotel. The room itself was difficult to get to. You either go in a lift and have to walk all the way around the balcony’s, or you go up the very narrow spiral staircase. The bed looked clean but had stains. The bathroom window had plants growing inside and there were small ants EVERYWHERE. A line of them in the bathroom along the shower, all over the sink and all over the desk in the bedroom. I even had to blow one off my toothbrush. We could hear everything the family were saying next door because there was only a thin door with a small lock keeping us separated. The pool was grimy and horrible - we didn’t go near it. We’re a young travelling couple who has stayed in many cheap budget hotels but this is definitely one of the worst. We couldn’t wait to leave.

The boss is very enthusiastic, and the details are well done. The owner keeps the homestay clean and tidy. You have to take off your shoes when you get started. There is no separate bathroom. There are only separate men’s and women’s bathrooms, but they are quite clean. Because they are too lazy to move things, they stayed a few more nights. The rooms are clean and tidy.
