I had an unexpected allergy to cat dander at a friend's place during my trip to Melbourne, so I booked this hotel very last minute. To my surprise, the overall experience was much better than I expected.
The hotel's location is right in the heart of Melbourne. Stepping out, you're immediately in Chinatown, surrounded by Asian supermarkets, a variety of Chinese restaurants, major domestic bubble tea brands, and even the city's largest department store with many famous brands. There's even an Arc'teryx store right across from the hotel, which was a pleasant surprise!
Transportation is super convenient too. Just a short walk from the hotel, you'll find tram and bus stops.
Since I booked it at a low price and found this hotel in a hurry, I initially thought I'd just make do, but it was genuinely a pleasant surprise.
The hotel lobby's fragrance is on par with five-star hotels. The front desk even has a self check-in machine, which is quite convenient. You can also request an extra key card to keep the power on or for a companion. This was really great for an introvert like me! 😂 You need to swipe your card to access each floor, so safety is also good.
The room isn't huge, but it's fair for the price. The cleanliness was also good; the toilet and bathroom were surprisingly spotless. The only minor drawback is that if you turn on the air conditioning at night, it can be noisy, and the soundproofing from the hallway isn't great either.
Overall, the value for money is good. It's very suitable for those who don't demand perfect accommodation but prioritize convenient travel and easy access to Chinese food.
We had a great stay at Balgownie. Staff were always friendly and helpful. Room was beautiful and spacious. We enjoyed the food and definitely recommend eating dinner here and wine tasting during your stay.
Unexpectedly comfortable! The room is spacious, the kitchenware is complete, and the bedding is comfortable. It is so comfortable to enjoy the massage chair and bathtub after climbing the mountain! There are often dozens of ducks playing in the small pond outside the French window, kangaroos jumping on the lawn from morning to night, and flocks of parrots and beautiful birds.

Perfect Base in Melbourne CBD – Great Location, Spotless Rooms & Stellar Service
📍 Location: Unbeatable & Transport-Friendly
Ibis Styles Kingsgate is a gem for anyone wanting to explore Melbourne with ease. It’s strategically located within the CBD, just a quick 5-10 minute walk to Southern Cross Station – a massive plus if you’re arriving with luggage or planning day trips. The hotel sits right inside the Free Tram Zone, so hopping on a tram to explore the city costs nothing. Absolutely brilliant for budget-conscious travelers.
🛍️ Surrounded by Food & Shopping
You’ll never go hungry or run out of things to do. The hotel is flanked by a wide array of both Western and Oriental restaurants, catering to every craving. Major shopping centres are also just a stone’s throw away, making it an ideal spot for retail therapy.
🙏 Exceptional Hospitality
A special shout-out to the wonderful staff, whose warm hospitality truly elevated our stay. I’m incredibly grateful that they accommodated my early check-in – after a long journey, this thoughtful gesture meant the world and set a positive tone for the entire trip.
🛏️ Comfortable & Well-Equipped
The room was spotlessly tidy and surprisingly well-appointed. Everything you could ask for was there, with all the essential amenities thoughtfully provided. It was a cozy, quiet, and comfortable retreat after busy days of sightseeing.
Verdict: Highly recommended for solo travelers, couples, or business visitors looking for a clean, convenient, and friendly place to stay in the heart of Melbourne. Would definitely book again

The hotel's location is excellent, right next to the town hall, making it easy to walk to anywhere in the city center. Although it's a 3-star hotel in an old building, the facilities are very new, the bed is soft, and there's a mini-fridge. The only downside is that the internet can be a bit slow when there are a lot of people, but that doesn't affect my overall rating!

I recently stayed here for a couple of nights and had a pleasant experience. The location is unbeatable—it's situated right in the heart of the city, making it very easy to access public transport and local attractions.
The service was exceptional; the staff were professional, welcoming, and always ready to assist with any requests. As for the facilities, they are quite basic and a bit dated, but everything was clean and functional.
Overall, this hotel is a solid choice if you need a convenient base for a short trip and plan to spend most of your time exploring the city.

The hotel was perfect for what we needed, which was a 1 night stay before our flight. The room was quiet, very clean and a good size. The staff were very friendly and the free shuttle was great (just remember to book it). The breakfast was a really good selection. Would definitely recommend this hotel to family and friends!

The bed size in the room didn't match what was advertised. The website stated a 'deluxe king-size bed,' which should typically be 1.8m. However, as shown in the picture, it was actually a queen-size bed, approximately 1.5m. My large suitcase is 80cm, and at 1.77m tall, I was significantly taller than the bed's width. A manager named Nicolas told me that this is considered an Australian standard king-size. However, I study in Sydney and have a king-size bed at home, and all king-size beds sold in Australian furniture stores are 1.8m. I'm not sure which 'Australia' he was referring to. As an airport hotel, the soundproofing of the windows wasn't particularly good; I could still hear cars from downstairs. Despite this being a hotel issue, Trip.com was very patient and responsible in their coordination and communication. The front desk staff, Tarek, had an excellent service attitude and paid great attention to detail.

The location is super convenient, close to both the bus and train stations. The staff were really friendly, and the mattress was one of the most comfortable I've experienced in a hostel! The neighborhood was also pretty quiet at night. Overall, I'm very satisfied! I'd recommend checking out the terrace for a cup of tea – the view overlooking the neighborhood is lovely.

Very Good
GGuest UserI spent a long time choosing this hotel on the platform before my trip to Melbourne. The listing mentioned it was a new opening in December 2025, and the location looked fantastic – right next to Queen Victoria Market with tram stops just downstairs, making it super easy to get to all the attractions.
I was in Room 506. However, after checking in, I noticed two lights in the room weren't working, as shown in the picture. Since there's no main ceiling light, my friend and I had to rely on just one corridor light, three small desk lamps, and natural light from the window to get around the room. This made putting on makeup really inconvenient. The bathroom lighting was also quite warm-toned, and it felt a bit cramped with both of us trying to get ready in there.
The bedding was clean, which was good. But, we found leftover paper scraps from the previous guest in the rubbish bin, and there was even some product packaging left in the storage cabinet near the entrance.
The hotel appears to be a renovation, as the air conditioning control panel was yellowed and looked quite old.
It's worth noting this isn't a traditional hotel; it's a serviced apartment. I've previously stayed at serviced apartments from brands like Stey and Habyt on short-term rentals, and based on this experience, I feel lyf still has a lot of room for improvement.
TTina FeThe hotel carpet smells, the building is old and needs a total replacement of carpet. When we entered our room. It smells like bleach everywhere. We have to open the window to make it go away. The room is decent size and the toilet and bath are separated where there are no hand basin to use after using the toilet if someone is using the shower or bath tub. The view from our balcony is magnificent, the Melbourne tall buildings skyline. I also love the location because it is near public transport, free tram and shops, even universities. The kitchen are complete with cooking utensils and pans. They got free coffee, tea and milk. The toiletries were given 1 set of tiny bottles but we are 4 people booked in.

Amazing
GGuest UserThis is a very nice resort. The interior is very clean and large. Bed is comfortable and toilet is good with jacuzzi. You will see kangaroos and cockatoos outside the cottage in the morning and evening. My kids enjoy the stay very much. However you need to either cook your own meals or drive out to eat. The drive is about 15 mins.
GGuest UserWe stayed in the four bedroom apartment for an inner city holiday with another family.
The location is superb, so close to everything and there is a tram directly out the front. The room was spacious enough, quiet and very reasonably priced.
Not the cleanest apartment we've ever stayed in, but it is reasonable for the price. I would definitely stay here again.
AAnonymous UserGood for one people stay caused it is not much space. Ameities can requested at reception. Location quite good can walk to Southern Cross station, Flinder Station or Town Hall station. For Uber, driver might drop you at the closest street, Flinder Lane. Easy walk just 1 mins but quite hard if you have 2 luggages.
AAnonymous UserThe hotel is a bit old, but its location is a big plus – super convenient for shopping! The bed was comfy and soft, and the in-room facilities were well-equipped. No one offered to help with luggage, and the hotel has two entrances, but the staff didn't tell me which one was easier for catching a ride. When I came back by taxi, they didn't open the door for me, but when my friends dropped me off, they were very enthusiastic, opened the car door, and greeted us!
AAnonymous UserThe hotel's location is super convenient, right in the heart of Box Hill, with a shopping plaza and train station just downstairs. You can even see the trains passing by from the window. The room was very spacious and had a balcony. However, the bed was too soft for my liking and not very comfortable to sleep on.
AAnonymous UserThe hotel's hygiene is excellent, and the lobby is spacious and bright. There are plenty of elevators, so even during peak hours, you don't wait long. The rooms are also spacious with beautiful window views; one side should offer a clear view of the river connecting the North and South banks, perfect for watching New Year's fireworks. Housekeeping is arranged from the third day of your stay, and they do a thorough and clean job. Overall, I'm very satisfied, although the location is a bit far from the CBD and Melbourne's main attractions. However, once you cross to the North Bank, you're not far from the tram free zone, which makes up for it. 👍👍👍
