Booked a room via *******. The hotel sent me a Whatsapp message a few days after booking to say they had made a mistake with the price and that they'd be cancelling the booking. They then deleted the Whatsapp messages (it still shows as a deleted message). They then cancelled the reservation via ******* and they now refuse to answer calls from ******* while they're trying to investigate the hotel's shady practices. I have screenshots of the messages including the Whatsapp messages being deleted. Stay somewhere else!

Staff were polite and helpful and very responsive on messaging. The property was very clean. We managed to get the Wi-Fi working. It was on the main shopping street and convenient for walking to the Vatican. Great restaurants nearby and a nice supermarket. The problem was the photos on the web are misleading. It was described as an apartment. It is not an apartment. There are no cooking facilities or living room. It is just one room with 3 parts each with basic beds plus 2 tiny bathrooms. We were a family: 2 adults and 4 kids aged 4-12 for 4 nights. There was no privacy between the beds as there were no doors. One double sofa bed was very uncomfortable. Everything was cramped with no space to move. There is another set of bedrooms sold separately but the bedroom photos on the web are all together so this is misleading making the property look much larger than it is. Lastly it was lacking storage space, towel hooks and things to make living easier.

This place was misadvertised. We were supposed to have a king size bed but instead it was a pull out sofa and the wifi didn’t work as well.

Overall it was decent and we enjoyed the time in Rome (wasn’t in the room for most of the day) but there were a few things that tainted the stay. Room was very clean and the bathroom was better than expected. We weren’t too bothered about the room as we knew we wouldn’t spend much time here whilst in the city. Worth noting the breakfast was really nice and the staff were very friendly and accommodating. The bed was a sofa bed and not what we thought we had paid for. When arriving in we found it difficult to find and had to wait for someone to let us into a room which they used for reception before going to our actual room, just seemed quite strange and gave us some doubt. Also, on a couple of the mornings (7-8am) we could hear building works (drilling/banging) in the building which woke us up and we weren’t made aware this would be happening during our stay.

These lines are long but you will understand at the end the reason of my frustration. We stayed in this flat for 5 nights in mid-april and paid 960€, and knowing how difficult it was to find an accomodation in this city, we tought it was a good price/quality ratio with good location...unfortunately it was not . I put one start for location and one for the Filipino employees servicing us during the poor breakfast. First we had an additional booking fee of 30 euros due to booking time being after 20 o'clock. But travelers are are tied up with the flight time of their country of origin this sounds really unfair and unwlecoming. Then, we had been told to pay the whole booking amount (960€) straight away which kinda already raised suspicion for what was to come after. The room #6 of flat 297 was given to the first night, which is behind the mini-reception, which was problematic it was extremely loud we could hear the wc flushing of reception, the new client coming in and people having breakfast. In addition, the room was below the heater pump of the appartment it seems and there was constantly noise starting low and going high each time someone was using the heater or and the hot water. Finally our own flushing was leaking which could also be heard...It was absolutlely impossible to sleep properly ! I had to turn off the whole water flow, buy ear gums, not to mention that the girl at reception who had given her phone number did not respond to my call. Obviously, we complained about all these on the next day saying that this is absolutely not was we expected from a place rated 8.4 in Booking costing 195€/nights. Following this, we had been to told to sleep one more night and that a new room will be given on the third day. We indeed had a way better room the third day (room #1 of flat 297) and we ultimately managed to enjoy a bit the rest of our trip despite persistant noises from other occupant since the insulation was not existant at all. But what comes in the next lines is the most interresting about this accomodation. Just after the room change in the third day, we had got a notification from *********** that "the Flat owner notified *********** that we did not show up for our trip". We thought it is a simple mistake and informed the reception which responded very quickly in the way that they were used to it. Fine, though we found that weird in the moment but didn't really understand what happened. It is only when we returned back home that we realized we were not receiving the usual Boooking.com email about our stay with rating....And things got much clearer !! After our complain, this hotel has realized that we would potentially rate this accomodation with a rather low rate and therefore decided to anticipate this and did a "no show up" message to Booking. This is the most sneaky experience I have faced in a stay. This is obvious since throughout the whole trip, there were few elements unclear to my experienced booker's mind' nd my insti

Room was great, the front desk was not. We checked in late (an additional $50 fee) so chose to use a driver that the hotel arranged. When we arrived, we called and called the front desk without any answer as the front desk does not exist and there is no signage where to check in. Luckily our driver was still there and had her personal phone number. When we tried to check out at 8 AM, there was no one on the property to give the keys to and once again they did not answer the phone after repeatedly calling, they finally picked up and said nobody would be there until 9 AM. The room itself was a pull out bed, it was comfortable enough and the location is great if you want to visit the Vatican, but you should be aware of what issues you might have the with check-in/check-out process

The entire experience was disappointing. There was no Wi-Fi service during our stay. The breakfast was poor at best and not as described by Elena at check-in. The bed was terrible. It was like sleeping an a road full of rumble*****s. We were awakened each morning with drilling and grinding that sounded like they were in our room.

Upon arrival we were greeted by the staff member who gave us practical tips for the city and some recommendations for restaurants in the area. The check in went smoothly and easily. The room it self was lovely, with a luxurious bathroom, comfortable bed and even a view on St Peters basilica if you looked to the far right of the window! For the price we had we could not have possible dreamed of a stay this good, the location, friendly and helpful staff and room were just all simply great. The only tiny negative aspect I can think of was that either the wall between ours and the next room was perhaps a bit thin or the other guests quite loud as we could hear them quite clearly, but as both us and them were really only there to sleep we hardly really noticed them because we were too busy to explore the gorgeous city that is Rome! Would definitely recommend this stay to friends and family visiting Rome in the future

looks nothing like pictures on booking channels - we left and did not sleep there as it was just too nasty. See pictures and make up your own mind. ' I asked for a refund which they declined as well, however I have n ow complained via my credit card
