The booking and check-in was very smooth. The lobby is impressive with a 24-hour front desk service. We checked in late in the night and were very impressed with the generously size 3 bedroom apartment with four full bathrooms. Our family of four became six after two nights and five for the next few days. In the last four days we were only four people in this huge apartment. All was going well until the day… Our grandson came back from London Zoo with face paint which we later decided to remove before he went to bed. We used one of the towels (wetting it) and got the paint out. Agreed that 1/20th of the towel was stained which is typical but having done that several times back home, we knew it needed just one wash for the colour to get off the towels. My husband got a call a few hours later on the apartment phone, from one of the reception staff by the name of Mr. Krzysztof, telling him that there was blood on the towel and it was ruined. Several points to make here- when you assume something or go on heresay you always give the other accused party a chance to respond. My husband told him it was face paint but Mr. Krzysztof stood his ground also ignoring the black paint that was with the red paint (spider man theme ). Secondly, he did not ask how the guest was if he had seen “so much blood”. He could not be bothered and said we had to compensate for the towel! I went downstairs a little while later and had a conversation with him in a stern tone but never raising my voice. He refused to believe me so I asked to speak with the manager. He called the manager and told him that I was screaming in the lobby. The second staff at the front desk is proof to the fact that I did not raise my voice. Viola! The manager voiced the same words as Mr. Krzysztof and said it was blood! All based on what was told to them by housekeeping who did not speak a word of English. I told him that this was a insignificant cost to the company if at all the towel was ruined and he said it was not as they were “a small company” and could not absorb the cost. I didn’t know that there were many meanings to the term “small company”. It also meant that you had to go to front desk to get extra sheets, you are given only seven towels as that is the number of maximum guests allowed in the apartment of that size and no more (they actually made me go and check how many towels and hand towels I had and report back to them so they could decide if I could have more) and also, all the toiletries are just a starter kit as per the manager. You have to then use your own and nothing is replenished. There was one day that two towels were not replaced in one of the bathrooms and they refused to believe me that the towels were not replaced. What is it with these towels! The conversation ended with me asking them to wash the towel and see the outcome. A wet towel came back to me a little while later, with tiny smears of red still on them. I washed it in the apartment , completely back to its sh

This is written with intent disappointment at the standard/ quality of the room we were provided, as well the manners of staff employed. I would like to note that at our insistence, we were moved rooms to another classic double room, but this was of an equally poor standard to the original room. Firstly, it came as a surprise that our room was in fact underground the main reception, this is not noted in any of the website descriptions or pictures. Not only was there an immense lack of ventilation resulting in dampness and mould on the walls and ceilings of the room, but you could audibly hear the underground trains running every few minutes. Even before reaching our room we had to step over communal laundry which had been left at the foot of the stairs. There was also a draft through the corridor as a result of a hole in the ceiling, filled with what appeared to be towels. Secondly, the lack of attention paid to the cleanliness of the room was outstanding. As you will note from the [pictures/ videos] there was an incredible build-up of dust on areas such as the headboard of the bed and skirting boards of the rooms. There was even chewing gum stuck to one of the skirting boards. There were noticeable cobwebs scattered across both rooms. Upon pointing this out to the ‘hotel manager’, we were told that the rooms were of the highest cleanliness. Thirdly, the maintenance of the room was in dire condition. There was wallpaper falling off both rooms we were given, the headboard had broken and the mattress had significant lumps and dips across both mattresses. Fourthly, the attitude of the hotel manager was our biggest problem. All complaints made about the standard of our room were brushed aside as if irrelevant without taking the time to come down to the room to observe our areas of concern. We were clearly told upon complaining that all other hotel rooms were fully booked and nothing could be done to assist us. This proved to be untrue as several minutes after our complaints sat with the manager, we were informed a room had been made available for us. However, this was of an equally poor standard, as evidenced by the attached. Finally, the manager remained insistent that he only wanted to talk to me, as opposed to my female partner whom he refused to look at the entirety of our exchange. When my partner tried to address the manager, he would overlook all her comments and refer only to me. He clearly took umbrage towards her by solely focusing on me, despite my partner presenting valuable points of concern with good grace and decorum. The culmination of these factors resulted in an easy decision being made to stay elsewhere that evening, at a significant personal cost.

We stayed in one of the apartments, for one night. It was a double with on suit and a kitchenette! The room was clean and nicely presented! The owner/caretaker was very friendly. He also advised us, on how to get a refund from Booking.com after we were unable to check into the original room we had booked with a different guesthouse! We would definitely stay here again! Thank you ☺️

Very clean, very new, and the location is close to the subway station. After staying for 9 days, I could only clean once. If I want to change the sheets or clean again, I need to pay. The room is on the first floor, there is no way to open the window, and there is basically no ventilation.

The worst hotel to stay in Europe! The room is very small. I knew that this hotel might be assigned a windowless room when I booked it, so I can open the room and see that there is no window. . The table in the room is the smallest I have ever seen, and I can't put anything down. There was only one phone on the bedside table, and I put two glasses of water on the phone and there was no place to put the phone. The worst part is that this hotel is too soundproof! I often hear the floor upstairs screaming! Then there is the sound of the water pipe, I am not too light to sleep, in the middle of the night is probably awakened by the sound of the bath upstairs, the continuous water sound is too noisy! I knocked on the wall and it was all empty. It felt like a partition, and occasionally I could hear the voice next door. There is no toilet lid or even a lid. Although the air conditioner has a heating function but does not blow out the hot air, the British in August freezes and I tremble in the quilt. The corridor is the same as the maze, it is on the first floor, but it has to go down the stairs to the room. The corridor is very narrow and can only accommodate one person. The quilt opened and there were other people's hair. Anyway, it is a very rubbish hotel. It’s no wonder that this place in London is so cheap, I don’t know how to judge three diamonds.

Adore this hotel and always lovely to stay here and meet the friendly staff. Conveniently located near to either Maida Vale tube station (Bakerloo line) or St John's Wood (Jubilee) and a short walk to Abbey Road Studios, ”The Beatles” crossing, Lords Cricket Ground and Regent's Park. Not too far from Hyde Park/Marble Arch/Oxford Street either. Rooms refurbished since I was last here pre-pandemic and it makes such a different to them. Super clean, also comfortable beds and modern showers / bathroom. Bar and Italian restaurant next door integral to the hotel (Carluccios). Can get a glass of wine to take to your room after it's closed if you ask at reception (thank you). Not a great deal immediately around the hotel but if I'm away for work this isn't an issue as Carluccios is good enough. Even if on vacation, it's a short 15 minute taxi ride to Oxford Street. Wonderful breakfast choice in the morning also in Carluccios but run by the hotel staff. Everything you could imagine you would want for breakfast and a big enough space not to have to queue for a table. Seems a safe affluent area (certainly between the hotel and Regent's Park). And a nice old tin church on the walk from Maida Vale to the hotel! USB charging points in the (at least refurbished) rooms. Oh and in the summer on hot days they give you free ice creams!

We travel to London as a family of 3 regularly. Sanctum is definitely the best place we have stayed in London over the years. My 4 year old hates hotels as they are single rooms and she gets bored. So this time we stayed in Sanctum Maida Vale for a week and loved it. The staff is great, they are friendly and very helpful. They make you feel at home. The housekeeping is also very helpful, understanding and do their jobs great. Our living area was full of my toddler's stuff and they tidied up after her well. The property is very well equipped. We stayed in the Deluxe One-Bedroom Apartment. We had a big bedroom, a living and dining area, a nice kitchen with all kitchen appliances, dishwasher, washing machine, cooker, oven, microwave and a large fridge. Being Muslim, it is hard to find different varieties of halal food all the time so kitchen was important for us. But the catch is the balcony. The weather was so warm during our stay and we enjoyed the balcony very much. Overall, the apartment and beds were comfortable, rooms were clean. Everything was in working order. Location wise, it is very close to Central London. There is tube and bus stops in walking distance. Plenty of shops, cafes and restaurants available on Kilburn High Road. Little Venice and Edgware Road are walking distance. We will definitely be back to Sanctum in future visits. Thank you for everything.

Worst experience ever! Never thought this would happen when booking a 5 star appartement (€1000 for 4 nights) Booked for 3 people, 1 bedroom and the sofa couch for myself. First night slept horrible, the bed of the sofa couch is so thin you can feel the iron bedframe through the bed which hurts. I told the reception about it and the first thing they said: we never received complaints about this and we do not have another bed. To make it a bit more comfortable for myself I put the couch pillows on the floor and the bed on top of that. I had to try something. Still not the best however. The next day I went to the reception again to tell them I now sleep on the floor. Again the person told me they never heard anyone complain about the sofa couch before. (As if I like sleeping on the floor?) Of the bed was ok to sleep on I would not have slept on the floor obviously. She told me I could upgrade it to a 2 bedroom appartment but I had to pay for it. Really? I Just told you I sleep on the floor because the bed is not right and now you tell I have to pay for an upgrade. Unbelievable really! They would bring an extra topper to the room to lay in top of the bed, but this never happened. Would never come here again! (The appartement itself is very nice and the bed in the bedroom is also very good I got notified about)
