went for the footy an luckily didnt stay. staff looked overworked an unhappy. prices were high. mess everywhere. canny imagine stayin there a night like ave to write more for the 200 character limit...took a look at the other reviews when a left. looks like it smells and has no heatin. canny confirm, but guess that settles that. am staying at the roseate tonight

Large, comfortable, beautiful hotel. Huge room. Not far from the airport and easy to get to things we wanted to do during our stay. Big gorgeous bay windows in our room. Staff was never at the desk but they always answered promptly when we called and were accommodating and helpful. On a very quiet street so that was nice, also. Bus stop and shops and restaurants nearby. Teapot in our room. We would definitely stay here again. Staff was very warm and friendly.

We booked this hotel as it was our twentieth wedding anniversary in September and we were also taking our daughter to university for the first time so lots to celebrate. After checking in, we were told by the only visible member of staff that breakfast was not included and it would be an additional amount if we wanted it. However, on our return home I checked my emails and noticed breakfast WAS included in the price when I booked it so therefore we never got it. After settling our daughter into university my husband and I went into the town to hit some bars. The owner called my husband and said he forgot to take payment when we checked in so what time would we back to make payment. My husband explained we were now out for the night and would pay when we either got home or checked out. He then said to my husband what time would we be leaving t in the morning? My husband said I don’t know why? He then insinuated that we would do a run for it and not pay! Our vehicle was in the drive so why would we and how rude? Five minutes late he called back AGAIN and this time I took the call and he asked me when would we be coming home and I said we are now out for the evening so wouldn’t make payment until the morning, he said well I need it now. So to give us peace to try and enjoy our evening I said fine I will just pay you over the phone now. Thankfully he then left us alone. We later returned that evening, just wanting a shower and bed. Put on the shower and the shower went nuts and started leaking all over the floor and within seconds the narrow bathroom was flooded. My husband called the owner who then came to have a look at it and just said I will be back, then returned with a toolkit to start fixing it. My husband said no, just leave it please as we just want to go to bed. A bed that gave us one pillow each btw, £200 for the night INCLUDING breakfast that we didn’t get, you would think we might get two pillows each!! So the following morning we went down to check out and as my husband handed over the keys he just got grunted a thanks. No how was your stay? No sorry for harassing you over the money, no sorry about the shower……..very rude I have to say. We have stayed in much nicer hotels in city centres at a much cheaper rate that have given us a wonderful stay but I would never stay in this place again. Awful.

This is a very pleasant place and we stayed two nights. I like the location because I didn't want to stay in part of the Royal Mile. This is a short bus ride or a twenty minute walk to the Royal Mile. Many cafes, and restaurants in this part of town and not the tourist trap you find down the road.

There was no heating! At a hotel! In Scotland! I don't think I have the words. The ratings and generous reviews are misleading and a disservice to anyone expecting to stay at something resembling a hotel. Have had more comfortable camping trips. Poorly kept rooms, no sound proofing and an invisible staff.

Excellent and cosy place to stay with a modern theme but keeping in character with the building itself, nice shower and great helpful receptionist who was willing to help us with all our questions and advise of good places to visit. It was like a home from home

We booked a double room for 4 nights. The reception area is nothing like the website nor the rooms. The place has a very shabby feel and a strange smell. I saw the kitchen which was very small and untidy and there was a pack of bacon left out when there was a heatwave going on. I would not have eaten there. Our room had a window that didn’t open much and our bed sheets had stains on it and a **********. We didn’t stay!! Very misleading website

Firstly, I don't like to speak bad of anywhere without reason, however this place as so much potential but needs someone in there to manage it and bring the best out of it. It's a 30 min walk to the castle, with bus stops right outside. The room was spacious with a comfy bed and a reasonably newly refurbished bathroom and free parking which was my reason for booking in the first place( because not many places have free parking) I decided to have breakfast included and this is where it all falls dreadfully by the wayside. When we got to the breakfast room, there were cereals on show, but no milk. The bloke who we had just passed in the corridor emptying the rooms and cleaning them came in to offer us a menu, he disappeared because he was also on reception but on returning took our order(although we asked for milk, none arrived, so we gave up on cereal ) no fresh fruit available either or juice( we did eventually get juice towards the end) We had the full Scottish breakfast( sure the same guy had to go and cook it, because he was gone for an age) when it came, it wouldn't have been fit for a child. The produce was really poor and terribly cooked, we were given white toast ( never asked for any alternative) and the cutlery was all tarnished and black. This hotel is not a 4 star hotel as advertised. Second morning it again was just the same guy running around doing everything( not his fault, he did his best) To summarise, I would use this place for ROOM ONLY, but steer well clear of the breakfast, not value for money. Hope that the potential gets recognised and someone gives this place a bit of TLC, could be great.

Clean, comfortable, and nice staff. Check-in and Check-out was very easy. The room and bathroom were very nice. It is about a 30 minute walk to Edinburgh Castle. There is public transportation, but we didn't use that option. We stayed two nights and enjoyed ourselves.
