Very clean and all the staffs are friendly. 7 min walk from the Kyoto station. We used the free shuttle bus when we go to Kyoto station from our hotel:) Very convenient because it comes every 20 minutes. Also, if you miss the shuttle there is a bus stop near by (3 min walk).

The location of hotel is in a walking distance from Kyoto Station. It is not close to the town 四條町. Every time when we go for shopping, we need to take a bus to the downtown. Easy access to anywhere by bus. The hotel staffs are very professional. The breakfast is highly recommended to book before departure. The hot spring, the room size, buffet breakfast, the service of reception are in a high standard. Highly recommended to the travelers who is planning to Kyoto.
Interesting point:
No shoes in this hotel. U need to lock your shoes in the locker before you walk in the hotel. They provided socks for you to wear.

The staff are kind and friendly.
The rooms are not big but family of 3 with one big piece of luggage can easily fit in. Japanese style room is very charming but you might need some time to adjust to a mattress firmness.
The breakfast selection is rather limited and repetitive.

We chose this hotel due to itsʻ location and it exceeded our expectations! The hotel staff was helpful and provided information in Japanese and English. We stayed for 13 days and were impressed with the hotelʻs determination to provide us with clean rooms, towels and other items. This hotelʻs location at Shijo/Karasuma made it easy to get to train stations, bus and the subway. There were also many excellent restaurants and shopping possibilities. One of the features we appreciated a lot was the laundry. We also appreciated that it was quiet.. didnʻt even hear people in the halls or doors close. Having lived in Kyoto for a long time, this was our first time to stay in a hotel and would recommend it for sure.

I thought that if the entrance to the bed was not a roll curtain, but a door that could be soundproofed even a little, I could sleep slowly.

My partner and I thorougly enjoyed our stay at Biwako Hotel. All rooms face the beautiful Lake Biwako and the view was perfect. We even caught a snowfall on one of our mornings here. The staff was great and always friendly even when there was a slight language barrier. We tried their breakfast as well which was really good. Highly recommend renting their electric bikes and cycling around the lake during sunset. And also going for the Lake Biwako Cruise! The hotel onsen is wonderful as well, we will definitely be back

However the breakfast in 38Floor staff manager is not so nice and reject client where to sit even other side has many seats for available so I am writing here to tell hotel manager to improve this service attitudes which is not good 👊

I and my mother stayed there for one night 20000 yen per person, with dinner and breakfast. It was a very comfortable stay. This was more like a hotel, except that we needed to walk around without your own shoes (without getting dirty feet) inside. It was fully booked on that day. We had an earlier check-in, which mean that we could enjoy our relaxing private Onsen bath without standing in line. We also tried the large onsen baths later in the evening after a long walk in the beautiful Arashiyama area nearby. It was hot, but great. One of the baths was outside in a Japanese garden. We got warmed up from the inside out, and had an ice popsicle before we went up to our room for good nights rest. We also enjoyed a huge dinner and breakfast, true local cuisine with typical taste in Kyoto that supposed to be refined and ”delicate” - you shouldn´t expect any strong taste, and correctly cooked. This supposed to be a 3-star-hotel, but the amenity was completed. We didn´t miss anything here. We thought the staff at the front desk were not amazing, but definitely not poor. We didn´t need to deal with them so much as we had good information in written form. Everything was clean and pleasant. Had absolutely nothing to complain. We would definitely love to come back again. My rating is 4 - not more or less. I certainly see that they still have a room for improvement, but overall I didn´t personally understand all the poor reviews.

is it a comment when it was just done? It seems to be dry, but it is a kind, polite and satisfying hotel. The facilities are substantial and the large communal bath is nice. Please note that the bathhouse is changed every day for men and women. Amenity is fully equipped. , Sleeping scrolls that can be used as roomwear are also available in the room, so you can relax. It is a convenient place because it is near the station and has a good location and many restaurants. There is also a large communal bath, so I wonder if it's a great place to relax. The breakfast venue is not big, so you need to adjust the time, but I'm happy to make omelets handmade at the venue.

GGuest UserThe boss and his family are very welcoming and can communicate in Chinese, which is very convenient. There are many restaurants and supermarkets around, which are very convenient for rest. The nearby matcha shop is also very authentic, and you don't have to go to the Uji River to find it! The transportation is also very convenient. It takes about ten minutes to walk to the tram station, and it only takes half an hour to get to Fushimi Inari. The environment is also quite good. The decoration below the hotel is very life-like Japanese style. Hot tea and coffee are also provided, and there is a kitchen for cooking. The accommodation is very traditional tatami and very clean. In general, it is a very satisfactory accommodation experience, and I highly recommend Chinese friends to stay!

GGuest UserI stayed once before the renewal, but at that time it was not a very beautiful room for compliments. I stayed for the first time after the renewal this time, but it was no longer a separate inn. The room was comfortable, the view of the Uji River and the open-air bath with the room were large and comfortable. The staff was also pleasant and I want to go again if I can afford time and money. However, all dinners during the 3 nights were steak kaiseki shops, but until the first 2 nights, the chef was very good, and the meat was soft and I was able to eat very comfortably. There was a preschool child who was originally prohibited from entering the store at the last 3 night dinner (except for rental), and it was not possible to slow at all in the gaga gaga and the ugly gakinko. It seems that it was a family of your good, but I wanted the line drawing around it to be good.

GGuest UserThis is the first time I have seen all-you-can-drink beer, tea and other drinks in a hotel! The world plaza in the hotel provides a good space to chat and enjoy Kyoto snacks. The boss was very nice and took the initiative to help us carry our luggage. He also thoughtfully provided us with information about Kyoto’s various special cultures and the customs and customs of Kyoto! Although my Japanese is not very good, the boss still told me that this place is very suitable for whether you want to experience a Kyoto-style hotel or a backpacker alone. The experience here made me realize more different kinds of people and also gave me enough rest! Next time I come to Kyoto, this will be my first choice!

Cons: We asked for non-smoking room, but got a smoking room. The smell of smoke was lingering, but not too bad after we open the window.
Overall, great hotel and location. Would choose again.

GGuest UserVery traditional Japanese style tatami. The location is very good, right in the scenic area. You can see beautiful cherry blossoms next to the river. The owner also runs a restaurant, which is very unique. There is a garden market on weekends, which is very lively, but a bit noisy. The room has no curtains and is not suitable for late risers. It is also a long way from the subway station and it is a bit difficult to walk with large luggage.
