First off, this is a time share hotel. This is something important to note. The hotel itself is in a fantastic location on Little Bay. You get a view of Saba in the distance from your balcony and the snorkeling off the beach along the wall by Divi is incredible. So the location is a true 5 star location. The people there were all very laid back and friendly. Housekeeping comes daily to change towels. The front desk folks are happy to answer any questions. The beach attendant will provide chairs and umbrellas for you (badly needed with as hot as it was in May). Parking lot security is friendly as you come and go. They even take care of the stray cats and dogs (only a few on the property). Service is also five stars. Gingerbread cafe is on the property and is factored in to this review. Where the rating goes downhill is the room itself. I read the “older, needs updates” reviews and thought it might just be tacky, dated decorations. However, the fact that the A/C didn’t work right the entire time we were there (and we still paid full price) is frustrating. The staff were apologetic and thanked us for understanding as they were doing their best to find someone to fix “the chiller”, but we had to crank the A/C to high just to get it down to 76. There’s other things that didn’t work. Hot water was hit or miss. Sometimes it worked great. Other times, you got nothing. Toilets ran all night (luckily couldn’t hear since the A/C had to be on full blast just to get to 76). Beds were not comfortable at all. The room has potential though if things just worked. It’s a two bedroom two bathroom condo with a decently stocked kitchen (fridge, coffee maker, toaster oven, microwave, range). It’s nice and convenient to stock up on groceries from Carrefour and have a few meals or snacks in the room. The room is kept very clean by the staff. The second bedroom is tiny but it’s just for sleeping so who cares…you are there for the beach. Plus the balcony overlooks the ocean. Fix the A/C and hot water, this is easily a 5 star stay. But a full week of blasting the A/C puts this at 3 stars only.

The view is beautiful. The location is perfect. The air conditioning did not work the entire week. One of the bathrooms smelled. The food in the restaurant was very good, but the service there was not managed well.

Long story short…we were credited for 2 nights and given a $50 GC to onsite restaurant. The beach is beautiful but the condo not so much. I usually don’t write reviews but had to in this case. We changed rooms 3x. 1st terrible musty smell and a/c didn’t work. Room 2 a/c didn’t work correctly, mold on bed skirt, black mold on dish rack. Room 3 a/c still didn’t work cycling every 15 minutes (making impossible to sleep) not going below 74 degrees. As far as decor, it has not been remodeled. Bathroom/kitchen basically the same as 15 years ago. Furniture is stained. Bedrooms very dark. The small bedroom has an oversized twin-size bed. We used it for our luggage. I guess good for small children but definitely not for 2 adults. One day housekeeping left the sliding door unlocked as we were in town. We were entitled to a continental breakfast which was limited and almost everyday they were out of something. But like I said the beach was beautiful!

Absolutely love the Belair! Although not a fancy hotel, the staff and the location are better than any fancy hotel. I have returned every year for over 20 years. I even bring other family members and friends. This year they helped my family celebrate two engagements and went above and beyond in how they handled them. Although the kitchen is small, Its ample and I am not looking to cook a gourmet meal. You are assigned your own beach chairs for the entire stay. So, no need to get up early and claim them for the day. Beach attendants are wonderful and work very hard. They have a amazing barbeque on Monday nights with entertainment. Gingerbread restaurant is on site and is very good. Happy hour every night with a wonderful staff including Bradley and Dwayne. Beach is usually very calm, and there is rarely sea**** on the sand unlike other beaches in Sint Maarten. There is a store onsite that carries just about anything you need. I utilize a service where they grocery shop for me ahead of time. So, the owner Neelu, communicates with me ahead of my arrival. She is amazing. My units are stocked when I arrive, beer, wine, snacks, whatever you want. That means you are on vacation from the time you check in. Just put your bathing suit on, poor a drink, and go to the beach. Car rental is also onsite, and they meet you at the airport when you land. This is a hidden gem.

This is a very nice resort. Nice staff, great on-site restaurant. Able to rent car from this location. Private beach with assigned chairs. Certainly, a family friendly resort. We enjoyed our stay. The on -site market is run by a very nice woman and they seem to have everything you need or forgot

1st time to this island. The hotel was very nice. Beds were hard to touch but great to sleep on. Only drawback was there a tiny ants(?) tho they give you bug spray. We were there on off season so activities were limited as was the cafe which stunk. The pool is great, the ocean wonderful and everyone there is so friendly. All in all it was good. But be prepared to take taxis everywhere.

As others note, the rooms are "dated" but you cannot beat the size, convenience, the staff and especially the view. If you're looking for a modern fancy resort, look elsewhere. Leave the beauty of Little Bay to those that appreciate the excellent staff, great food, and the best view on the island.

My wife and I truly enjoyed our stay at The Belaire!! The staff is amazing and very welcoming from Justin who checked us in to Tracylee and Ester whom greeted us every morning!! The food is phenomenal … Thank you soo much Ms. Myrtle for our amazing breakfast dishes (oa**eal hands down is my favorite) also to Angelo and Delmar for all of your hospitality!!! The Gingerbread is it!! The scenario is breathtaking, doesn’t matter if you are on a family trip or a romantic get away … The Belaire is definitely the place you want to go!! The staff made us feel as though we were family… can’t wait to see you ALL again!! If you need transportation ANYWHERE on the island call Jorge!! Thanks again Ms. Glenda for all of your love and soul!!

Belair has two bedroom condos that all have ocean views and is on a terrific beach. The rooms are outdated but clean. The restaurant is just OK but we ended up going next door to Divi to eat or drove to other places. This is a great place to stay if you want a great beach, nice staff, safety and ocean view rooms but don't care about extra luxury. Also snorkeling out to the underwater sculpture garden from the beach was a plus!
