My partners daughter booked us a 1 night stay here for his birthday,and a table for Sunday lunch.on arriving we weren't sure if we were in the correct car park as there's no signs to say it was.check in 4 the room wasn't until 2pm and our table 4 lunch was 1pm so we had a drink in the bar first.therez a large seating area outside but only a small bar area so if weather is bad there wouldn't be many seats to sit in.we both choose Sunday roast 4 lunch,the farmers roast that you get a slice of all 3 meats,I have 2 be honest i couldnt taste the difference in them.overall the roast had a strange taste,I can't really put my finger on it,there was a lot of herbs especially rosemary on my plate I prefer potatoes etc..not covered in herbs.the cauliflowercheese was mushy..the desserts were lovely.we had few drinks on the terrace later and scones and cream which was lovely the room we had overlooked the side of the hotel..i didn't sleep very well in the bed,the bed itself was good but the pillows were awfull,the room was quite stuffy but I didn't feel comfortable leaving the window open.,couldnt fully turn off the shower and the radiator in the room clearly leaks as there was a tea towel wrapped round it which looked like it had been there a while.we didn't have breakfast before leaving as my partner had work commitments. Overall this hotel has a great location overlooking the river which definately makes it popular,there are a few things that could do with fixing here to make it an excellent hotel.

I stayed here from Friday 30.09. to Monday 3 October 2022. It was my first time at Oaklands. It appeared to be primarily a hotel for drivers: it is some way out of the centre of Norwich; the narrow driveway leading to it has no provision for pedestrians; and it has a large car park. The hotel had told me of the fairly frequent bus service from the railway station, which did not take long. Arrival and registration was smooth and fast. My room (no. 20 - photos) was easy to reach and generally quiet, apart from faint noises from the corridor and adjacent rooms. When I arrived, I was correctly told that my room was far enough away from the birthday party in progress for me not to be disturbed; this was not so true of the event on Saturday evening: the music’s rhythmic thumping continued and appeared to grow slightly louder until 24:00. The staff were consistently courteous and helpful. My room was well equipped and comfortable, including a comfortable bed and quickly accessed WiFi, a hair dryer and a spacious bathroom. The wall television worked well. The tasteful decorations incorporated two still life paintings. The refreshment tray included delicious biscuits and drinks, including (most unusual) hot chocolate. Room service was efficient and discreet. There were however a few irritations: A) the bedside light and the ceiling light were linked, so that it was apparently impossible to turn off the bedside light without going to one of the two (why?) switches on the wall by the door; B) the room was warm when I arrived, as was the towel rack in the bathroom; the next day, the heat had vanished, and I was unable to turn it on again; outside night-time temperatures went below 10°C; C) there was no lamp on the desk; D) there were far too many cushions and pillows on the bed; E) there was no clock in the room. The package I had booked was for bed and breakfast. The breakfast room was large, including a terrace; the menu (table service, no buffet) was extensive, with a lot of local produce; the portions were generous and tasty. Fruit juice, normally a standard component of breakfast at such hotels, was available on request.

Very friendly, welcoming and efficient staff. The lift was out of order but help with our luggage was offered immediately. Room was immaculate and well equipped, with air conditioning and a comfortable bed. The only inconvenience was no socket for the hairdryer near a mirror. Breakfast was well presented with a good choice of hot and cold items, but more seating would be useful. Staff were clearing tables as quickly as possible, but as it was a warm and sunny morning we ate outside. Would definitely stay here again.

All five of us had our own room, all situated together in the main house and one had a room with a shower which was located just outside. Breakfast choice was good and we also had our evening meal there each night. The menu for the evening meal did not change but there were 2 vegetarian options and what looked like a good selection otherwise. There were two main lounges and a small, well stocked bar. Also a garden with seating. The hotel was a short-ish walk from town and a bus stop was just opposite. A good choice for a stay in Norwich.

I cannot understand the negative remarks regarding this hotel, I very much enjoyed my 4 night stay in this imposing hotel. Bedroom attractively decorated and, the Hotel Grail for solo travellers, a king size bed with a sparkling clean modern en-suite. All staff were extremely helpful and approachable, and if you needed extra coffee, etc reception would readily refill immediately. Food throughout was well cooked with some interesting items not usually found on mass catering menus. Given that while i was there, there were 3 coach parties and 2/3 conferences the kitchen deserves a medal Only problem was the dining room at breakfast which is an extremely well stocked buffet, so much choice. I have arthritis and walk with a stick and unfortunately there were stairs between the food and allocated seating area which I negotiated awkwardly with one hand on bannister and stick in other hand. No hands for food. Ladies serving coffee kindly came to my rescue, but it would have been so much easier and less embarrassing for me if a table on the same level as the food had been allocated. My thanks to all staff.

A good pool and gym. Restuarant closed on Monday and Tuesday, there are street food Van's outside which were nice. Room was adequate size. Little balcony. No lift for first floor. Location is a bit remote so no much to do on foot outside the hotel.

On first arrival you cannot be but impressed. The furnishings and general layout are welcoming. This is the second apartment I have stayed in at No10. However there is a flip! On both occasions I have had to report the showers in both apartments. Understanding cleaners can/will only do so much neither shower was a pleasant experience. The first time, in the 'Poppy Line' apartment the shower head was so clogged it would only allow a few jets of water which was an uncomfortable experience. This stay in the Holt Country Park apartment it was again the shower head clogged with what few jets worked going in all directions but even worse the temperature control was non existent. The choice was to be scolded or to be frozen basically...so it was set to scold with me darting in and out...again not conducive to a good start to the day. I will stay again (but probably take my own shower head just in case) because it IS a nice position, has plenty of options for food and drink very close by and is situated in a quiet location. Memo to Owners...check your rooms for working amenities because its not happening.

Pub restaurant and private hotel in a rural location, close to a surprisingly busy main road and a short drive away from the pleasant small town of Aylsham. Stayed only one night but hope to be able to go back some time. Had a superb meal in the restaurant, waiting staff very polite and attentive. Room with a view across green fields was large, clean and newly-decorated as was the en-suite which had a powerful shower in a large cubicle. Bed was comfortable, slept fairly well although the duvet was a little too thick and the night not quite warm enough to sleep without covers! Kept the window open, therefore the noise of the passing traffic was quite evident but not objectionable. Our stay was beautifully rounded-off with a generous and very tasty full English breakfast with locally-sourced sausages and bacon.
Where do we start , got married here in august and to say how well it was organised is an understatement, From start to finish the whole day was incredible, food, room, how it was decorated was amazing , would highly recommend if you are thinking of getting married, big shout out to Josephine for organising the day and to Steve the toastmaster for sorting out the day as we went on , thanks sgain
GGuest UserWe were delighted with this hotel. Parking with my blue badge was easy and close to reception. The staff were friendly and helpful. We were pleased with the layout and spaciousness of our room.Decor is good, and we had very pleasant meals in the conservatory. We are light eaters and found what we wanted by using the illustrated tablets provided by the staff. We did have a problem, though. As I was pleased with the service for the evening meals I left a tip each time and it was only after I checked the bill at home that I found gratuities had been added. We were not advised of this and saw no advice of it on the tablet menus. A shame - until then we were very happy. It doesn't stop us going again but we shall leave no tips!
GGuest UserAs soon as we walked in it was brilliant, all the staff were lovely, particularly the young girl on the reception and the restaurant manager. The room was lovely and clean, with great air conditioning. We had a dinner, bed and breakfast package, they have a QR code ordering system which means you order, pay and food or drinks come to the table. Seems a great idea at this time with all the staff shortages. It was funny as I, by accident ordered 2 bottles of wine, but the staff were lovely and helped me out. They even gave us a side order instead of a starter which they didn’t have to. The food was good and very hot. My friend used the pool which she said was very good but there were no towels there at 07.00 hours. Breakfast was very good, plenty to choose from and the hot buffet was actually very hot. We would definitely recommend this place
I have to say that it wasn’t a pleasant stay at all. Firstly my understanding was that I’d booked a ground floor appartment with a bath but instead I was on the first floor with no bath. Contacted someone my first evening with regard to this and they stated they’d look into the bookings the next day and get back to me, I didn’t hear anything back. My first morning I was awoken at 6am by the fire alarm, I went outside as you would and there was no one to be seen anywhere, the fire alarm persisted for an hour. That evening I was then cooking and using the oven which produced a minimal amount of smoke as ovens do if not been used for a while or not spotless, I tried to put the extractor fan on but this didn’t work, subsequently I then apparently set the alarm off as a result. I went outside again and there were people this time but only people staying in the apartments. Luckily a gentleman knew what to do to turn the alarm off (someone else staying in the apartments) and he said the fire alarm goes off all the time! After flushing the toilet there was just a contact gush of water as it wasn’t recognising when the cistern was full so had to tie up the chain in a certain way to prevent this from flowing all night. There wasn’t a single shelf in the bathroom so had to put everything, toothbrush, toiletries etc on the floor. The fridge door was faulty so didn’t close properly. Tried to open the bigger window but it felt like the whole pane of glass was going to fall out. I was booked in to stay for 3 nights but for all the reasons listed left early and didn’t stay the third night.

Very convenient if you want to visit the university, a little less so if you want to visit the city centre, although there are regular bus services. Supermarket and coffee shop close by, pleasant surroundings. Have stayed a few times and would do so again.
We booked a night in the riverside guest house. The room cost us £70 including a parking permit. When entering the room it smelt damp and was overpowering we thought this was just a case of opening the windows, which we did and went out for the night, when we arrived back the smell was stronger. In the room we were advised that if there were any issues with our stay to email them directly to the hotel, which we did, I informed them that we had to sleep with the windows open due to there been no ventilation and an overpowering smell. To which they replied below. Baring in mind the conditions they mention towards the end was that I had mentioned that I had asthma and was pregnant and struggled to sleep in the room as it was. And according to them I should have made them aware of my ‘condition’ and they would have given us an alternative or cancelled. At ”Riverside” we have 4 buildings and 9 different types of rooms for the variety of guests with different needs and budget. When we received this booking on the 2 March 2022, I was asking myself: who are these people, making the reservation so far in advance and selecting our cheapest (our worst) room? All the better rooms were available, and at that time the prices were very low, for a few quid you could have Standard or even Superior room... General info: ...”Please make sure the type of bed(s) and size of the room(s) you booked suit your needs. Note, there are Small (Economy), Standard and Superior sizes of the rooms. If Small room is selected, please expect it to be smaller than Standard room, one side of the bed against the wall and no view from the window. When the cheapest room is selected, one should ask: ”What kind of people book these rooms and in this area? We didn't receive any information about you or your condition in the section ”Important info about the guest” or ”Special requests” and knew nothing about your sensitivity (nobody else complained about the smell) If you'd mention your condition on your booking, then we'd advise you to upgrade your room or cancel it altogether. We spent one night in a twin room which was reasonably clean however i would suggest they upgrade the mattress protectors. Nice little complementary tray with water, tea coffee sugar and biscuits.
Staff on reception were very friendly.
We didn't eat in the restaurant so can't comment.
Overall stay was good.
I have to confess that I am a member of this establishment so have a vested interest in its success, but having just come off the golf course in need of a beer and some food, I was greeted enthusiastically by the bar staff despite the fact that the bar area was crowded with golf society folk who had obviously had a few bevvies, a private party and a full restaurant. The staff were literally running to make sure food was getting to where it was needed. There was a delay on food and we were advised in advance. Despite this our food was well cooked and very tasty. Special thanks to Maddy and Adam who always go the extra mile. Just be aware guys that you are appreciated by us members who see your hard work and dedication. PS this is a golf club so if you want a cheap pint get the number 29 bus to Norwich and get off at Hellesdon.
