The hotel is conveniently located two minutes from a picadilly line station. First impression is good and the hotel also has an indian restaurant at the ground floor of this converted 3 story building.
There was nobody at reception and the whole check in and out experience was off putting. There is no lift and my room was on the second floor at the back which meant more steps up and down.
The room itself was nice and modern with view over the garden, bathroom is on the small size but clean. Fridge, coffee machine, kettle and tea, coffee, water available. Nice view over the garden.
Although modern the lack of lift and the inadequate check in and out process let this place down. Certainly not worth the almost €150 paid excluding breakfast.

very bad. Terrible service, don't go. The check-in time is according to the front desk. The room was not cleaned up at 4 pm, and I was directly told when I can check in and wait for her notification. The attitude is bad! The house smells very damp, the bathroom can only stand in the bathtub to take a bath, there is no anti-skid, it was dropped, almost hit my head! bad bad bad

We stayed in a 2-bedrooms apartment Room 611 for 3 nights. The hotel services, room facilities and room condition are all good, however, the noise caused by the water pipes in Room 611 was not acceptable, which was last from the evening to almost whole night for almost every nights we stayed there, even though we closed the room door.
The location of the hotel is great. The hotel is right near Manchester Piccadilly train station and there are plenty of cafes and supermarkets downstairs. It only takes around 10 mins walk to city centre Piccadilly Garden and 15 mins walk to high street and Arndale shopping mal.l

Nie and cozy hotel, room quite small so tricky to move around. But generały the hotel has a nice feeling and is very clean.
There is a nice Italian restaurant near by and a lot of shops. Area is convenient.

Nice hotel, rooms were nicely decorated and comfortable. Shower and beds were great. Parking was a bonus and very close to the tube. Only downside was WiFi was patchy and slow.

The hotel was in a great location. It was quiet, there was a convenience store around the corner, a few small food places around as well, and the train station was under a 5 minute walk. I think for the price the value was OK, the hotel is very *****ped back and just kind of the room and not much else. The only thing that was a bit underwhelming was the room, it was absolutely tiny. I may not have realized it when booking, but it was really just enough room for the bed and barely anything else. Other than that it was fine, it served its purpose, and it seemed clean enough. It's a good inexpensive spot.

Great location, but very noisy close to a road and passing traffic, ideal if your going for a few beers in and out of London but if your there with a little one probably to noisy with the traffic.

The hotel didn't have an elevator, so good luck if you were staying on the second story. Moving around the bed was challenging because the space was so small. During our four nights there, they did not clean the room. We advise against booking it.
