What a fantastic hotel this is. The family who run the hotel are so welcoming and accommodating. The rooms are spotlessly clean and comfortable. The location is excellent and just a few steps away from the gorgeous beach of Seaburn. I would definitely recommend, I can't wait to visit again. I will of course stay at the Lemonfield. Thank you for providing such a great service, it's very rare these days!

We have stayed at this excellent family-run hotel many times, the latest for 3 nights at the beginning of May. The staff are very friendly and helpful and nothing is too much trouble for them. The beds are very comfortable and the rooms are clean and tidy. Coffee and tea making facilities, with biscuits, are provided in the rooms. Breakfasts are good too. Ideal location on the sea front and is on a bus route to Sunderland city centre or to South Shields. Within easy walking distance (about 15-20 mins) to the Metro. Would recommend this hotel whole-heartedly.

My sister and I stayed at The Lemonfield Hotel 7-10 May, sharing a twin room. It is always our first choice for accommodation when we visit the area. The owners, Jav and Zed, welcomed us for this return visit and made sure we had all we needed during our stay. They are so friendly, welcoming and helpful. The rooms and beds are comfortable and maintained to a high standard. The English breakfasts are excellent value - a good appetite is recommended as the portions are very generous. It is perfectly located opposite the fabulous beach, has shops, restaurants, cafes and bars in walking distance. There are good bus and metro services nearby if you want a break from driving. If you are thinking about booking just go ahead, you will enjoy your stay. We are already looking forward to our next visit.

This is a fabulous family run B&B. My second visit here did not disappoint. Jav & Zed could not be more welcoming, warm friendly & helpful. Breakfast is second to none for a small extra cost, great selection of ingredients, beautifully cooked to order. Close to sea front & local restaurants and bars. Well appointed rooms cosy a home from home, spotlessly clean and maintained.

I really enjoyed my stay at The Lemonfield. I was staying on my own due to work, and felt safe and comfortable at all times. The room was very clean and had everything I needed. The bed was comfortable with good quality cotton linen. Tea and coffee tray was replenished daily. And the breakfast was good value and very tasty. I'd definitely recommend a stay here and have already booked in for my next trip up to Sunderland.

We had a lovely stay. Right from booking, the owners couldn’t have been any more helpful. The room was small but perfect for what we wanted it for and it was spotless!! Breakfast is worth the extra charge - gorgeous!!!

Fabulous hotel. All staff very friendly &welcoming. We had Florence Suite, superb, beautiful sea views, nipping clean, lovely soft fluffy dressing gowns. Full English breakfast was delicious. Would highly recommend. Terry & Jackie Ross.

Very pleasant, quiet and excellent sea view. Sara and Zahir accommodated all our needs even allowing us to extend our stay. Was within walking distance of promenade and plenty of restaurants. A lot to recommend about the hotel.
