We stayed 5 nights (approx $175/night 2ppl but got a discount for early booking), first 3 were fine. Location handy to upmarket supermarket and boutique cinema in one direction, supermarket and train station several blocks in other, ASB showgrounds 500m. Walkable to Cornwall Park, One Tree Hill and Stardome observatory. Room wasn't ready when we arrived but friendly reception offered hot drinks or water while we waited. We had requested a carpark suitable for large ute and were given one of only 2 rooms (1&2) that didn't require stairs and had parking right outside the door, great because I had lots of gear for long weekend event. If parking had been full we wouldn't have been able to turn around though, it was pretty tight. A bit noisy there, could hear main rd and people using the stairs for the front 3 upper flats and manager's accommodation. Unit could do with some maintenance but generally clean and tidy. Sliding (back) door unsuitable for fire exit - hard to open. Shower a lil dangerous, high step in and out and water pressure so good it went EVERYWHERE until we got used to it. Wifi dropped out occassionally. Lovely lady came around about 9-10am each day to change towels and vacuumed a spot I advised I'd spilt sugar on, but that was the only housekeeping during our stay. Reception often unattended - it was easier to call on the ”intercom” (room phone) even during office hours. So generally comfy. Then things changed.... INCONSIDERATE event hosted by staff! 4th night, manager or reception staff had a party (Diwali? 27/10/19) with fireworks that they were letting off on the other side of the main road so they could watch from the front balcony, with a hospital 200m and active farm 600m away. About 10pm one went off so close to our rooms myself and our neighbour both went out to investigate in case it hit our vehicles. We could smell the gunpowder strongly on the premises, but the party claimed it wasn't them (couldn't hear any other fireworks nearby and the box was by the motel rubbish bin the next day!). We could hear the running up and down the stairs right outside our door as guests went up to their private on-site residence, and only a few of the rented rooms as the other rooms have another staircase. We could also hear all the laughter from the front balcony. Same with their guests laughing and farewelling each other until AFTER MIDNIGHT in the carpark outside our door until I finally went out and asked them to keep it down. Some of their guests were talking outside our rooms the following night too. As I had LONG, involved days at an event, I was damned tired and this soured me for the rest of the stay. Wouldn't have me so irritated if anyone had come around, owned up and maybe apologised the next day, instead I felt like we were inconsiderate for being there to object. Funnily enough I didn't encounter those staff after the fireworks incident. We had prepaid so we dropped the key in the box on departure.

I feel that this Ctrip did not write clearly, this hotel is clearly a motel, but nothing is marked, we were dumbfounded when we arrived, the hotel could not see any hotel lobby, and it was directly open on the side of the road. The hotel, the first floor arranged for us, is equivalent to opening the door directly to the side of the road. It is possible for people passing by to pry at your door. The most important thing is that any information of the occupants is not required. How complicated the staff is, of course, there are advantages, the room can cook, the hotel is next to the supermarket, you can buy things to cook, but the advantages and disadvantages are obvious, depending on how you weigh, we can completely live in a four-star hotel, I didn't expect to live in a motel

No breakfast, good location, close to supermarkets and McDonald's, with parking. The rooms are large in size and have a kitchen to cook, great. A large bed and a small bed are perfect for a family of three. The environment outside the hotel is also beautiful, the service is very good, very warm.

The hotel opened by the Chinese, the room is quite spacious, clean, and the service is very good. Going right and going forward, there are two Cantonese restaurants. The one is called Jin Jade, which is very delicious. The amount is too big to eat. There is a horse carriage opposite the golden jade. Yes, Cantonese style morning tea is not bad, in short, the location is good.

A fantastic experience of our 7-nights staying in Royal Residency! The apartment is conveniently located in a local suburb, closed to almost all big names supermarkets especially with a few Asian Grocery nearby. Commute to CBD or hot spots via driving is easy! The apartment is quite new and is properly housekeeped and managed. Tanishq was very responsive to all our requests, really appreciated! Just one last point… the oven should have been checked prior to our arrival. We will definitely stay again if we ever have a chance coming back to New Zealand!

This motel is conveniently located for access to the city and to the airport. Staff are friendly and helpful. Rooms are adequate and appeared clean and tidy but room did have a small as if it had been a smoking room previously and/or had some water leaks somewhere. No aircon which is OK in winter - there is a heater but a desk fan in a humid Auckland night does not make a lot of difference. Comfortable bed. Small and odd shower with very low water pressure - not great for rinsing conditioner out of hair. Handy to shops and restaurants at Royal Oak. Thai Archer has amazing food
