Where to start? First of all DO NOT BOOK THIS PLACE WITHOUT READING THIS. We read so many bad reviews about this place and we didn't want to believe it could be that bad. We arrived at Koh Tao and called the hotel since the guy who was supposed to pick us up (as arranged the previous day) wasn't there, yet the hotel owner (the old guy with glasses that you read on the other comments about) said he was there looking for us. We waited, and he never arrived - we called again and the guy remembered to send someone... we had to wait another 20 minutes. After our arrival we didn't know where to go since we were left at the kitchen/lobby area and there was no one to be seen. We called the owner again and he came to greet us and we told him that we were very tired and we wanted to go to our rooms, my friend ask him why wasn't anyone there to pick us up or to book us in to which he responded that "We were late. It's open 8 to 4 ok?". I told him it was not ok and after arguing for a few minutes I was already on the app of trip asking for help (I was offered a refund or to talk to the owner). After trip called the owner, he came with one key and we told him we booked 2 rooms not 1. He gave us two Seaview rooms since he didn't have garden view rooms for both of us. We thought what a nice guy... until we arrived to the rooms. Well you can see the pictures yourselves, everything was dirty and my friends room couldn't close the main door and also it had geckos inside, along with a flickering main light and a lack of plug points. He was changed to a deluxe room (still pretty bad for the price they were asking). Since we were very tired we rolled with the punches and slept on those disgusting sheets. Next morning I asked the owner to please change my sheets since they were smelly and dirty, he came with 2 girls with new sheets but ohhh surprise one of my "clean" sheets was completely a mess and she saw it and still decided to put it on my bed until I pointed out to massive spots of some sort of food. They had to go and bring new ones, we were offered free transportation to the city, in our last day when we asked the driver to take us please he agreed with a fee of 50 baht, well as expected he wanted to charge us to pay him 400 baht at the end of the trip. Before I even forget, prepare going 1000 steps up and 1000 down on some staircase because you going to need it if you book this hotel. That goes without mentioning how steep the place is. Overall is a really bad experience for a beautiful view of the sea. If the owner would put some effort and money into this hotel it could be a great hotel. But as it is now, it's not suitable for anyone.

We booked a room online and prepaid but when we showed up to the hotel we were told it had been overbooked and that there was no room for us meaning that we were then left homeless for the night and had to pay over triple the price of the current hotel room to stay somewhere else (this was a few days after the full moon party so everywhere on the island was booked up) we had also called the hotel before to make sure there was a room available before catching the ferry but when we got there the story had changed. One of their drivers then offered us a free taxi but took us half way down the road and dropped us there with no information with our bags and then drove off!

First room they put us in was falling off the mountain. Very unsafe deck. No Wi-Fi. Power keep going off. Ac barely worked. And the room was not at all what was in the picture I booked. Moved to second room which was nicer. Still So no Wi-Fi. The road driving in and out of the “resort” was a death trap. I am a very skilled motorbike driver and was no problem for me but anyone not skilled should avoid. If u met anyone driving the other way in the road you would most likely both crash and tumble down the hill. The restaurant that is advertised as open all day is only breakfast. And it’s awful. It’s not a buffet. We paid extra for free breakfast but it’s fee to everyone anyway. Not that u want to eat it. And my partner was stung by 2 bees in the restaurant. The pool is surrounded by construction that has been there for who knows how long. And they that guys are beating hangers at 8am Avoid this place. Way over priced. For the same price you can start at Poseidon or another place right on the water.

The resort has one of the best view in this island even though you have to trade it off for other things like climbing up and down every day. The hotel staff is also friendly and helpful, i cant ride motorbike so he offers me free ride everyday to the town when I need to go their for dinner.

There were cockroaches in the room. For 2 days they didn’t come to clean our place, but only left 2 bottles of water and toilet paper at the front door. The girl at the reception was polite, but she gave the wrong information - she said that at the Ko Tao pier you can leave your things for free for safekeeping and go on an excursion yourself. No it's not like that. In the hotel itself, breakfast was served in different places every day - it was not convenient to walk up and down the stairs. The location of the hotel is good, there is a free shuttle 3 times a day to 7/11, convenient. There was a swimming pool - dirty. The snorkeling is beautiful near the hotel, I met a turtle there. Breakfast at the hotel is very poor.

You will have amazing views from the room and the truth is that the staff is very attentive and always eager to help. What I didn't like is that the photos do not match reality and the Risort is still under construction, it has great potential but it has many things to improve, the bed is not comfortable at all for the price paid, the decoration of the room It is very basic, it does not make you feel like you are in a superior Risort which is what you see in the photos, you will have the views, but do not expect great comforts, then it is built on a cliff and the hill to go to the exit of the Telita hotel hahahaha I find this difficult for older people, even though I believe that if it were home they have a golf cart in which they took our suitcases that could be used to help the elderly. Another good thing and I recommend yes or yes is taking the boat from the hotel to the small island next door, it is 3 minutes but it is an incredible place that you cannot miss if you go, they also offer the option of renting a motorcycle, which is Super good because you already pick it up from the hotel and when you leave you can leave it right there. That saves you the trip to another motorcycle agency of which there are a thousand! In short, I recommend it because the stay, if I compare it overall, was good but don't expect great luxuries.
