What a lovely stay! The room was in a traditional style and very clean. Beds were comfortable and shower was hot. Full English breakfast was delicious. Thank you Joy for a fabulous stay; we look forward to visiting again. Would highly recommend for anyone visiting the Winter Gardens, as it’s a 2 minute walk to the venue.

Stayed as part of large group with many rooms (was not the lead booker). Rooms were comfy and clean. On arrival had to fill out multiple forms, which wasn't the most welcoming or pleasant experience when you've just travelled a fair distance. Two breakfast slots, which was not aware of. In the morning, came down to request the earlier breakfast, as had to leave to catch a train. Three of my party were already dining, so sat down next to them. Whilst waiting, went to the kitchen to find a staff member and was met with a chilly backlash. Eventually after explaining that I had to leave, was reluctantly served a hot breakfast, but then could not have porridge also. Poor communication on all fronts. Ludicrous, rigid rules, completely unnecessary. This is hospitality, not a hospital environment and I work in both!

This was my second stay and I am sure not the last. Joy and Russell are so friendly and they make sure your stay in Eastbourne is a memorable one. The breakfast is amazing and the place is always clean

I stayed at this guest house as I was going to a concert at the Congress Theatre which is just around the corner, a "stone's throw away." It is also very close to the sea front. I had a lovely room on the top floor, although it was a little noisy as you could hear everything that was going on in the street below. The only downside was that I'd booked to have breakfast, but was told they weren't doing breakfast, so was refunded the balance, and when I asked for recommendations on a place to have breakfast, they kindly obliged and recommended a nice place nearby. They also provided me with extra sachets of tea and milk, as I drink a lot of tea, but not coffee, so I felt I was looked after. Will likely return next time I come to see a shiw in Eastbourne.

The Berkeley is a great Guesthouse, amazing location only 1 min from the seafront, Tennis courts and Devonshire theatre and Congress theatre and between those are the lovely pub The Stage Door. The rooms we had was very nice good sized double and single rooms. The breakfast was amazing and the manager was really really nice! Nothing was to much troubble! We will be back for sure!! Thanks again for a lovely stay!!

I booked this guesthouse as it is on the doorstep of the Winter Gardens (and Devonshire Theatre). I was doing an author signing and selling stall at Wyntercon Eastbourne and didn't want the hassle of traipsing blocks to and from the event. The Berkley has an interesting booking system. You have to arrive before 7pm, when they lock the front door. After this time, you are charged extra for every hour that you are late. Never, in all my years of travelling and staying in hotels and guesthouses have I ever had to pay extra. Yes, it was mentioned when booking, but that was months previous, and I had travelled to other hotels etc during the interim. I did remember that they locked the doors however, and with my son offering to drive at the last minute because I was working up till 5pm, I didn't realise his satnav would take the scenic route - which was beautiful. I phoned after seven to apologise and say we were running late and was informed of the late fee then. Apparently, it's something to do with ***********. There wasn't anything we could do on transit except continue our journey onwards arriving as soon as possible. Parking is on the street, but it's free on a Sunday and after 6pm, so we only ended up paying £7+ from Friday evening until Monday at 8am which I was happy with as we got a spot almost outside the door. The Berkley was clean and welcoming. Our host made sure we knew about breakfast which has two set times, not open access. Because we were going to miss it Saturday due to setting up at the event, she made us lovely sausage sandwiches to take with us which was great and something we'd never had offered before. Sunday breakfast, which we could stay for, was lovely and the hash browns - a personal favourite - were great. I didn't book this room for luxury and fine dining but for its location and was pleased that, despite not being five stars, the owner had provided the same standard elements that finer accommodation offers i.e., good toiletries and tea/coffee facilities, clean linen etc. For me, I struggled with figuring out the shower mechanism and ended up either scalded or freezing, but that's probably a left-handed thing. Am I likely to stay here again? Really this depends on whether I do Wyntercon 2023. Till then...

The woman running this B&B is undoubtedly the rudest and most unprofessional I have ever met and I’ve stayed in hundreds of establishments around the world. Her attitude absolutely stank from the moment she opened the door. Despite us paying for the room over 2 years ago and my wife having several calls about our booking over this time period, her lack of attention to detail and the facts meant that she demanded payment from us again. She was totally unprofessional and incompetent. She also refused to issue me with a Parking permit - it was too much trouble for her. This rude and argumentative woman then miraculously realised that we had paid and refunded the money and told us to leave. A first for me. I strongly urge that you give this place a miss. Looking at other reviews I’m amazed at the overall rating. Just look at the number of reviews referencing rude and argumentative staff. I urge the owner of this hotel to take note!

Too hot and no water pressure- the room is at the top of the building. It’s so hot that it was impossible to sleep. The shower has no pressure so a trickle. No idea if other rooms are better. Very odd check in. Asked to see my husband and odd liability terms and conditions. Suspect that the tennis week has nice people stay and the rest of the year not. Cannot recommend. Only stay here if you need to.

Visited just for the night as a family booking 3 rooms, we had a good welcome and all had great rooms. The bedroom are of a good size, clean and well presented. We felt our room could do with more electric sockets and we would prefer a firmer mattress but we still had a great stay. Breakfast was very good with freshly prepared cooked breakfast and plenty to choose from. The breakfast service was excellent and we all enjoyed it.
