Lovely family run place near to the beach and all amenities in the fabulous town of Dawlish nice and close to the beach .very friendly excellent breakfast couldn't ask for more. will go again and will recommend to our friends thanks to Nokia and ian .

We stayed for a short break in beautiful Dawlish. Having commuted past on previous Dawlish stays we chose Lyme Bay House as our base. What an amazing stay we had. Nikki is the perfect host, nothing is too much trouble! The room was modern, immaculate and extremely clean, We both had a perfect night's sleep which is generally unheard of when we stay away from home! The sea view from Room 1 is stunning and the morning sunrise is definitely worth seeing! A short 2 minute walk from Dawlish and the seafront. Would highly recommend the breakfast, high quality well cooked produce that certainly sets you up for the day. Sorry Nikki but we will now be making your amazing B and B a regular event during the year!

We had a fabulous Easter break in Dawlish staying at Lyme Bay House. Nikki and Ian were / are the perfect hosts. Superb comfy room with four poster bed and sea view. In the morning the breakfast and choice was amazing. Full marks from these very happy guests.

The breakfasts are excellent with a full English, plus fresh fruit and cereals. Lovely rooms, some with excellent sea views. Nikki and Ian who own the hotel are very friendly and Nikki a lovely lady and a bundle of laughs.

Lovely find this guest house was amazing, Nikki the host was the best ever her breakfasts were amazing everyday full English.Room was huge with a huge super king size bed. tea and coffee are replenished everyday.Parking also at this guest house was brilliant. We walked to the train station everyday which was only a short walk away. Thank you again Nikki for making us most welcome Nicki and Ade room 11.

A fab B&B in Dawlish. Lovely friendly hosts, room was nice and breakfast was amazing, cooked to order. Great Central spot, close to everything you need for a weekend break. We've not been to Dawlish for years but will definitely be back!

Absolutely fantastic stay at this lovely Hotel, this is our second visit to this place, if it was not nice, we would not have gone back & we would not be booking for the future, it is lovely, very clean, the room is superb, the breakfast second to none, nothing is too much trouble for Niki & Ian, both very friendly people, we feel more like long time friends rather than guests, we cannot wait to be there again next year. Highly recommended, and we both are very happy to stay at Lyme Bay House.

Brilliant stay huge bed and very comfortable, fridge in room also hairdryer and fan. Shower cubicle good. Breakfast was excellent always hot and fulfilling. Nikki and Ian very friendly and made us welcome. Will definitely go again regards ken and shirley

Friendly welcome from the owners. The room was amazing and very comfortable. As a solo traveller I felt safe and secure. The breakfast were perfect. I especially liked that the cooked breakfast was cooked to order. Would recommend and stay again.
