The Agents House, Bed & Breakfast

The attention to detail was amazing and the history of the house and furniture was an unexpected bonus! The breakfast was stellar with a wide selection we could choose from each day. The room was very big & comfortable with a bonus fireplace & kitchenette. Fiona and James had great recommendations for dinner and places to visit. I also loved their three kitties and two dogs. Even though it seemed remote there were so many sites to see. My favorite was the Church of Saint Issui Patricio. A must see if you’re not intimidated by extremely narrow roadways.

I can highly recommend you stay at any one of the accommodations James and Fiona have to offer, lovely people, lovely comfortable clean accommodation, and a very nice breakfast, with plenty of options. Im allergic to dogs, and even though they have dogs and cats themselves, Josie’s annex that I stayed in for 2 nights felt allergy free, I will definitely be back.

It is difficult not to repeat the previous reviews. This was the best B&B we have stayed in, in terms of being made to feel welcome and feeling like you were James and Fiona's special guests. The room, with wonderful views over open countryside, was spacious, comfortable and well stocked with tea and coffee making facilities. The bathroom had a spacious and powerful shower. The breakfasts were fantastic with excellent quality ingredients well cooked, but also with some unusual options on the menu. The French Toast style crumpets with bacon and maple syrup were delicious and the bircher was beautifully put together. To top it all off tea (or something stronger!) whilst sitting on the balcony watching the sun go down. We would recommend to anybody and certainly stay again if visiting Hay. R&S

We have just returned from our short stay at the best b&b we have ever been to. We booked into the Agent's House and stayed in the Montgomery Coach House and it was brilliant. The breakfasts were lovely, the service that Fiona and James provide was excellent and the pizzas were the best we have ever tasted. We will definitely be going back.

Lovely location by the Wye with lots of places to visit. Short walk to local pub by the river. Peaceful. Kind owners and excellent breakfast

I walked into my bedroom to be welcomed with the wonderful surprise of a delicious chocolate cake and decorations! We really enjoyed the cosy and luxurious three-night stay at your beautiful home overlooking the river. Fiona and James you are both such friendly, inviting and accommodating hosts. The breakfasts with beautifully laid tables were hearty and delicious (esp. the bircher - will be making that at home!). The comfortable rooms are in top condition with oak furniture, a wide selection of coffee (inc. pod-based coffee maker) and teas, very comfortable bed/linen/pillows and huge bathroom with invigorating shower. Wifi connection was speedy and reliable and TVs have smart apps built-in. Thanks for booking the dinner at the nearby Bridge restaurant - was a fitting ending to a memorable stay. We'll certainly recommend you to our family and friends! Will have to return in a warmer time of the year and try your roast dinner! Wishing you much deserved success, hope to meet you again :)

Warm welcome, room was beautiful and spacious. Breakfast was good. Would highly recommend staying here and just a shame we only stayed 1 night.

A real home from home. James and Fiona are so welcoming and hospitable. Lovely grand old house. Very peaceful location. We stayed in one of the double rooms in the main house. Spacious, comfortable and light with cute little shared balcony ( with room across the corridor ) and views over the countryside. Modern bathroom with big walk in shower. Wonderful breakfasts too. Very convenient for Hay on Wye - we did the circular walk from the house, but if you don't want to drive The Boat pub on the river is just a few steps up the road. Hope to revisit. Highly recommended.
