I booked ' Deluxe King Room' and the first night I realised that I was not sleeping on a single king size mattress as in the middle of the bed it was not flat. In the morning and for the benefit of the doubt, I removed matress cover & bedsheet and I found out that my matress was not single but two twin beds zipped together. Next morning I asked politely reception whether my booking was for deluxe king room and they confirmed that it was indeed. When I showed them a photo evidence with the twin beds the answer was ' Oh you felt it?'. When I asked whether they gave me a twin bed instead of king bed the answer was ' Oh the designer made it like this for convenience'. Obviously I did not buy what reception answered to me as an excuse and I was deeply disappointed. I felt mislead also because while I was walking in the corridor I glimpsed into the room next to mine - the door was open and cleaning lady was in. The room was much bigger than mine ( my deluxe room was 23 m2 but i doubt it) and I'm pretty sure that the bed was not two matresses zipped together. In a addition to my story I will agree with b) carpet is full of stains/dirty which is unacceptable for a new hotel c ) reception is not really welcoming for a 5 star hotel ( as advertised) d) There is no Smeg fridge as shown in the booking pictures. I was expecting much better treatment, provided I stayed in the hotel for 6 nights!!! 2 Stars for the positive attitude of breakfast room staff and for its convenient location. Next time in Tbilisi somewhere nicer and friendlier!

Having travelled across the globe and staying in 100s of Hotels this comes across as one of the worst experiences I have ever had. Lets talk about location first, the hotel is in the middle of nowhere somewhere on the mountain top so everytime you have to take a taxi to go anywhere, you cant walk to or from the places of interest in the city We had booked 3 rooms and asked them to place extra bed in one of the rooms when we arrived there were extra beds in all the rooms and when we asked them to remove they said the housekeeping is not available so they can only do that next day so we stayed in a cramped room for that night. The soundproofing in the room is ineffective and you can hear people talk in the corridor loud and clear Breakfast is way below average, very limited offering and repeated almost every single day with an exception of 1 or max 2 items. The breakfast time is till 11 and if you enter the room at 10:30 you will be frowned upon, the lady mentioned that they work late night so they need to finish early for the breakfast. if thats the case they should just reduce the breakfast time to 10. The rooftop restaurant is good and the food is great, but the staff there is again rude, kept asking our kid not to talk, should rather make it an adult only restaurant if kids are a concern. Coming to the staff, the worst of a kind you will find, they asked us to pay for certain WHITE towels that had some marks which could have been easily laundered, when we mentioned they can be washed easily they insisted that it is damaged and cannot be washed, we offered to pay and said if the towels are damaged we will take them, thats where the lady at the reception called the GM and said I told you the amount by mistake the actual damages are double. This clearly shows they wanted to make some quick money off us. Being in an alien country you are left with no choice but to pay such amount even when you know you are being scammed. All up there are many better options in Tbilisi, much better located than being in the middle of nowhere, and if they attract you by offering lower rate they will make up for that by scamming you like they did with us. I saw another review where they stole the money of a guest, so if you get scammed into an attractive rate be ready to pay in another form.

In fact, the hotel made a proper first impression. The entrance area looked very invited. But the joy was strongly in the limits when we visited the room and asked to get another room. It was with a mini window (46 cm wide x 27 cm high - photo) with view of a white wall of a building site at more than 26°C room temperature without contract air conditioning. In the hotel's internet presentation is described a ”view of the city” (photo) for our booked room. We have a different view of a city view. We only saw a stair. And we also looked forgettingly for the balcony. Now you could say there are not enough air conditioners in the hotel - far missing - on both sides of the building were many air conditioners visible (photo). In addition, only two rooms in this mini-window - all other rooms have normal and large windows - also have the rooms in the ground floor face to our room. We had to leave the room door open to the house stream to reach a little air circulation (photo). The other renter passed by, we had to buy. Is the view of the carpet climb the secured city view? Well hardly. Here we were misleadingly misleading. Normally we drink a cup of coffee as the first, which should be ready. Does the hotel Tato mean with ”cafe and tea accessories” (the water cooker is mentioned separately) with two cups with undercups and lime? Since we suspected that we could use our own solvent coffee from our own stocks. Since Wi-Fi can be used for all areas free of charge, we tested quality in the evening just before 23:00 at a time when there should be a good rate: Absolutely not reasonable for the capital - in other cities we reached the 40 Mbps. Multiple speed measurements were not possible because the data transfer was too low. We reached a download rate of 0.11 Mbps and a upload of 0.41 Mbps (photo). So we made a second measurement for a few minutes, allowing a download rate of 0.16 Mbps and a upload of 4.36 Mbps. We used our own Sim card of the mobile provider to send at least some photos of the day to our home. When we saw the shower described, we were looking to bath. With this untreated hole in the bathtub (photo), the bathtub naturally fell out. The edge behind the bathtub also looked not invited. At this occasion we examined the other described performances, which is not actually our mind. Thus, ”extra-long beds (over 2 m)” are described. Good measured it was only 1,96 m - that is clearly not over two meters. We are not cm-fuckers - the data should be true, because just in large people this is not pleasant, when you hit up and hang your feet in the night in the air. You can't glory with performances that are not available

This is a quiet hotel with friendly and helpful staff. It is a little uphill walk from the main town, but other than that, everything was perfect. This place has a ‘family run’ vibe which makes it feel nice and warm. I especially want to give a shout out to the lady who serves and makes the breakfast. Everyday she made different mouthwatering baked items (apart from the usual breakfast menu) and they were just amazing. Really sweet lady too.

I stayed for 6 nights. The room was very spacious and very clean. I asked for more towels and paper and every day I received them. The room was cleaned daily, fresh breakfast but 3 stars, not 4, the superb superior restaurant with a panorama of of the city and great food, the young people at the reception are extraordinary, thank you very much Nina, Maria and the boys, I can't remember their names, for sure if we come back to Tbilisi we will stay at your place

Отель небольшой.Приветливый персонал,чистый номер с видим на собор Святой Троицы.Завтраки разнообразны ,сытные и вкусные.Удобное расположение отеля. в центр можно спустится за 15-20 мин.С террасы открывается прекрасный вид на Тбилиси.Особенно красиво вечером.Рядом с отелем достаточно кафе и ресторанчиков где можно отдохнуть и перекусить.В общем впечатления о отеле только хорошие,Здоровья и удачи владельцу и персоналу.Спасибо за прием.

I lived here for almost one years and it was the most incredible experience. I only moved to go to law school, but if and when I return to Tbilisi, this will be the first place I look for an apartment. The building is located in one of the best areas in Tbilisi and is perfectly situated between the Avlabari and Rustaveli metro stations. The upgrades and the construction of the building are hard to beat and make living here very comfortable. Besides the building itself, you will not find a better team of people to operate an apartment building. Staff was amazing to work with in the front desk from the day I signed the papers to move in from the moment I sadly delivered the news I was moving. Also, you will not find an apartment with a terrace than the one at Orden Apartments. I highly recommend living here.
