⭐☆☆☆☆ Where do I even start? The photos look good, the location is excellent, and at first glance this seems like a great place to stay. Unfortunately, that is exactly why this review is necessary: please do not buy a cat in a bag. First of all, this is not really a hotel. It is a section of a floor inside a larger apartment building that has been converted into guest rooms. Sound insulation is practically non-existent. You can hear absolutely everything from neighbouring rooms. Conversations, alarms, people moving around, and yes… even bodily noises. Privacy simply does not exist here. The problems started immediately with a leaking air conditioner. Then came the shower. The drainage was so poor that after showering the bathroom floor would flood. But the real disaster was the access system. The property tries to do everything digitally using door codes. In theory this sounds modern. In practice it was a nightmare. We were given the code 0526#. Not exactly difficult. Most of the time the system would simply display “incorrect code”. After a few attempts the system would lock up completely, leaving us stranded outside the building. The first time this happened we spent around 30 minutes trying to get back inside. The WhatsApp contact was, once again, not responding. Eventually we found an emergency number and had to call for help. The unbelievable part? During our 4-day stay we had to contact that emergency number multiple times because the door system kept failing. Every single time we were told that we must be entering the wrong code, despite using the exact code provided by the property. Even the cleaning staff entered our room despite the “Do Not Disturb” sign hanging on the door for two consecutive days. For a stay costing around €600, this experience was simply unacceptable. A holiday should not revolve around reporting problems, waiting for repairs, being locked out of your accommodation, and chasing people for assistance. To end on a positive note: the location is excellent. Rome itself was fantastic. The room also looks decent in the photos. But looks can be deceiving. If all you care about is location and pictures, you may be satisfied. If you expect a properly functioning accommodation with reliable access, privacy, and basic comfort, I strongly recommend looking elsewhere. One final note: Trip.com was actually very responsive throughout this situation. Their customer service replied quickly, followed up on the issues, and worked towards a compensation agreement. The problems described above were related to the property itself, not the booking platform. Unfortunately, the accommodation created so many issues that even excellent customer support could not prevent this from becoming one of the most frustrating stays I have experienced. 0/5 experience. I would never stay here again.

For Rome prices, it's not bad. However, the self check-in process was a bit convoluted for the initial entry (though once you get the keys from the room, opening the main building door and the condo entrance is easy). The bathroom had a shower with mold, and very little water came out of the showerhead, which was completely encrusted. Even after trying to clean it, not much water came out. For the price, it's not terrible though.

It’s in the perfect area close to everything you need to be. It was a 15 minute walk to the Trevi fountain to the pantheon. Everything’s close train station is close by great great area.

Four sleepless nights. Location was good, and the terrace nice. This is a guesthouse, where all the communication happens via Whatsapp. In addition, you receive information of the check-in via email. Most of the day, there is no service, and in the morning only Italian speaking person to make the breakfast. There are seats only for 6 person in the very tiny breakfast room. Our 4th floor room was extremely NOISY ( coming from other rooms and the street). It is possible to check-in with codes from 2 p.m. Before that you cannot bring the luggases in this guesthouse. Similarly, you need to make special arrangements to leave your luggases after you check-out. After negotiation we could leave the luggases in the breakfast room, however, without staff taking care of them. The price of the room was extremely too high compered with all the inconveniences we experienced.
