We had to abandon three days we checked in five minutes later there were so many mosquitoes and bugs in the place we had to leave. We abandoned the three days. The management will not help us very bad location is really good though. Plus they have a shared kitchen for four people that is right outside your unit in the on the ad. It looks like it’s part of your unit, but that’s not true.

Good location. Sadly no hot water, window faces into another building and nobody comes to collect rubbish. And toilet seat was broken.

This is definitely not a 'Royal' experience, more like a slum, haha! 😂 The entrance is through a cafe, and the whole place smells of food. We paid 7,000 for a room that, WARNING, had NO WINDOW! There was only one power outlet, the showerhead was broken with only one water setting, and the door only locked from the inside – you had to do a trick to get it to latch when leaving. And then the final blow: the electricity went out! With no window, we were absolutely stifled; it was so stuffy and impossible to breathe…

Not ideal on the 3rd floor with no lift but this is Phuket after all . At least it was a clean room

The hotel is conveniently located, easily can access the Patong beach 200 meters away. The price is affordable compared to nearby properties. The staffs were really cooperative and friendly. There is a nice restaurant downstairs, Thai, indian and western foods are available. I would highly recommend this hotel.

Stay a 2 bedrooms ( total 5 pax). Was assigned 1 room with queen and 1 room with 2 queens. Location is very convenience. Just walk straight not even 5 min to the beach. Rooms and furniture are old but considered a good location. They dont sweep and mop the floor very often. Toilettris given scarce. The kitchen sink didn't supplied with dish soap and the utensils so very scarce too. Cleanliness was minus. Overall 7/10 because of the locations

Booked a triple room (1 queen bed 1 single bed) for 3 days, but the management was nice enough to let us stay in the quadruple room (2 queen beds) which was super nice!! Travelled with friends so we weren’t in the room that much (spent most of our days at the beach which was just less than 5mins walk). In terms of cleanliness, id give it a 3.5 stars. Considering the price at this location, I would say it’s a great deal. 5 star location for sure

Amazing location and good price

location is prime, actually awesome, one street walking down the road from beach and in the middle or the touristic area with tourism agencies and facilities very close. Rooms are actually smaller than shown in the pictures, probably the angle of the shoots are a bit deceptive. The kitchen facility lacked of all basic for cooking, a top cooker that was not functional, 1 pan and no cutlery available. Workers of neighbour buildings started noice like 7 am (hammer smacking, drilling, etc.). Restaurant downstair is pretty good for price and food quality, unfortunately the kitchen door of it was in the stairs up to the room and a strong seafood smell went all the way up to 4th floor all day. No lift available and stairs space was quite limited, making difficult to carry luggage up to the top floor (4th). Over all wasn't a bad experience, but I reckon that they can do way better in simple touristic aspects.

Great hotel just a short walk from the beach and not far from the walking street.

Few minutes by foot to the beach, good location.

so low pressure water in bathroom. no toothbrush. everything is old. back side rooms have windows but no have daylight inside. general feelings are old building and stuff. workers are so nice and hospitality. location is very good. there is carpark and motorbike park space at the opposite of building. if you go room only for sleep, you may book it because of good location..

Good location but dirty
