Karen and John were very warm hosts, and we felt comfortable staying here for 2 nights. It would be a lot nicer outside of winter. Breakfast was sumptuous and Karen was kind in offering abit of everything with eggs done to our preference. Highly recommend you to support their B&B which is conveniently located near to the Great Ocean Road, you can use this as a base to explore Warrnambool as well

This was a yesteryear experience we will neverforget. The place was impeccably clean, and the decor was so elegant. Although, the hosts, John and Karen, provided the highlight for us. The moment you walked through their front door, you felt you were home. Karen was so helpful and informative in directing us to the myriad of places we would have missed out on had she not helped us. I would highly recommend this accommodation to anyone wanting the comforts of home. Thank you John and Karen so much.

The hosts, Carol and John, are very enthusiastic and provide comprehensive introductions. The breakfast is also very rich. It is rare to experience an English breakfast. The house is also a very classic building with exquisite interior decoration. The only drawback is that there are bugs in the house, which will affect your sleep at night, but Carol has worked hard to deal with it. This is probably a drawback of farm accommodation. You can't have your cake and eat it too.

A very cozy B&B! It’s an old farm villa. The landlord is very friendly and affable, making you feel at home. The breakfast is very attentive and rich, and the dining environment is comfortable and delicious. The room decoration is very artistic, with an ancient charm, and there are many paintings on the wall. The gardens are beautiful and the lemon trees are very photogenic.
A great place to stop after riding the Great Ocean Road. Wonderful atmosphere as soon as you drive into the yard, nice and hospitable owner couple. The room was a suitable size and there are many beautiful details in the room and the house that are nice to look at. Bed, pillow, bath and breakfast good. I recommend it to all travelers and I also give it a full five stars.

Beautiful home with comfortable bedroom and ensuite. Personal living room also available. Breakfasts were delicious and we were well catered for by Karen and John. Would definitely return for another visit.
