This hotel is right next to Watford Junction station - an easy walk round the corner. (Check on google maps and take the short cut rather than walk along main road). The hotel seems clean and modern. It is obviously very popular with people visiting WB studios (which is what we were doing). Stayed in a family room set up for 2 adults and 2 children (7 and 4). The beds for the children are the usual budget hotel foldaway types and not very sturdy but fine for one night. The room was generally clean and well maintained. Breakfast was good with a moderate selection (not as wide a selection as Premier Inn but fine for fueling up before heading off to WB). The WB shuttle bus goes from outside the station so a 3 min walk back to the bus stop. Overall a perfectly adequate and well located budget option for WB stay. We came on the train from across London. If we had come in the car I would have chosen something outside of the town centre. If you are travelling with kids and hoping to eat out in the evening after you get here (which we didn't) then you've got a bit of a walk back to the main part of town with the shopping centre and chain restaurants. The only annoying thing about the stay was the noise at night - and it had nothing to do with the railway! We were woken up by talking and doors banging in the corridor a couple of times. Whether or not it was because our room had a connecting door to another room I don't know but someone's alarm went off at 4.45am and it sounded like it was in our room. Whichever poor person had such an early start on a Friday then proceeded to get showered and dressed in a rather loud fashion and felt the need to constantly talk loudly to the rest of the people in that room. That's not the hotel's fault of course but bear in mind this is a budget hotel and the sound proofing is minimal.

I had the misfortune to use this B&B some weeks ago, except that, I am not quite sure you can even call it a B&B. Instead, it is simply a chap, looking to make some extra money on his big house – whilst still wanting to retain the benefits that come with not opening your house to strangers, and paying ones at that. So, here is my warning to anyone interested in renting a room in Leafy Suburban Bed & Breakfast (LSBB). It is in effect a sort of scam that is misleading, and here is why. Do NOT even try and rent this property if… You like B&Bs that are fully transparent in their advertising and you get what you paid for courtesy of your hard earned money You (and anyone that comes with you) do not want to suffer the indignity and embarrassment of having to take off your shoes upon entry (stuff a private owner may demand of you but, a place, intended for public rental changing you also?). I wonder why this is not stated in the his glitzy ads? Because he knows, if he did, nobody would even look at his so-called B&B You want a bit of privacy when using the bathroom/toilet. LSBB advertises its nice looking bathroom/toilet on accommodation seeking websites. What they do not tell you is that, you’ll be sharing with several other tenants. In short, you will need to be dressed appropriately and have to peep out into the corridor each time you wish to use it, to ensure nobody else is using it You like to get what you pay for and get the little things that typically come with a B&B (such as cups or glasses perhaps, coffee making facilities perhaps, etc.). You do not get anything with LSBB – just a small room and nowt else! You want to be close to civilisation such as public transport and some shops maybe. This place is in the middle of nowhere and to even find the place, you had better have a degree in place finding. There are no signs on the long and badly lit road it is on. The lovely looking and spacious kitchen and garden (advertised) are nice, no doubt. However, they are largely for show. During my unfortunate stay there, at NO point was I invited to use either, and although I did not use the kitchen, I have since read on here that, its more one of, it’s all DIY (Do-it-Yourself) in this poor excuse for a B&B. Do not use this property also, if you want to be able to talk (at normal sound levels) in your room whether on the phone or to your companion. We were asked to keep our voice down, which I thought was rather rude. The prices he charges are even MORE than many quality hotels that offer 10 times better service. For one search, he was charging £64 a night whilst many hotels were either the same or less. In short, this is an owner wanting to have his cake and eat it. Someone wanting the best of both worlds. Charge the peasants to have a room in his sumptuous house and keep their money whilst, on the other hand, wanting all the benefits of a private house owner with NO visiting strangers. This was booked by my company at short notice. I would not advise choosing to stay here. Dated and lacking any effort to tidy up external areas the hotel has had no investment. This is a shame as the site is well-located and has character and a bit of history. There is evidence that the hotel is used to support international travel which was evidenced by the derogatory comments left on the bathroom mirror concerning Luton airport which appeared in the condensation after my first shower suggesting that the room cleaning was slightly haphazard. There is a need for just basic handyman work, really simple activity like touching up paintwork, holes in walls etc and removing obsolete room fittings for hairdryer and kettles that have been replaced by plug-in models. The bath plug didn’t work and shower head spray couldn’t be adjusted, wobbly toilet flush etc. Even the ‘new’ annex, which I stayed in, is looking very tired. Basic administration and effort was lacking such as updating the room folders with correct information. No mention of the internet password in the room – which required a tramp down to reception to ask. I did it just so I could leave this review. There is a nice array of coffee making items but rather marred by a lack of teaspoons which required me to stir my hot chocolate with my toothbrush handle. The signs and literature refer to the site as having a restaurant yet it doesn’t even provide a breakfast. It mentions the site as a venue for functions such as weddings; the state of outside areas and communal areas would not support this assertion. A bit of TLC could make this a good hotel and venue.

Bathroom bin still had soiled sanitary items in the. In from previous guest, we had one towel between two of us, not enough tea and coffee etc there was some available in the reception area but as we arrived late and were very tired we had been put in an annexe across the car park and with mobility issues didn’t want to go all the way back to the reception area, complained in the morning and the staff were very unhelpful and gave us a web site address to leave feedback and said we should have complained the night before but it was pouring with rain and we already had to walk across a car park with our cases in the pouring rain and were located in the top floor of the annexe building - would not stay there again unless they had looked into the cleaning process they have in place if any !

Train your staff to communicate and understand the needs of commuters, travellers and lodgers. Stayed there two nights, after getting checked in raised the issue of the choked bathroom drains and room lights not working provided a reminder but there was no soloution, in morning had to ask the cleaning lady to lend me the drain opener who was kind enough to come to the room herself and got the drains cleaned up herself even though it was not her job, as she said herself, as she was not the employee of the hotel but a contract worker. Lady at reception even did not knew where and how to communicate with the person, where she even left the hotel lobby and came on the street to address the issue of what door to use and what not to (without even providing the instructions on check in desk) not realizing the voice she used especially out on the street where I felt my respect and dignity was tarnished and felt embarrassed in front of the passers by for just using the fire exit door which was lacking a clear sign post of not to use, later when I reviewed the sign post I realised that the information was not to eye level and the sign which is in bold letters sayed “PUSH BAR TO OPEN” which I did as inadvertently but the way I was treated during my stay made me regret every second of my stay at the facility.
