"Staying in a hotel that's part of a church building is a really unique experience. The staff were all very welcoming and the breakfast was filling enough. Having breakfast provided is super convenient when you're in Europe, as it's not like China where you can find breakfast places open early everywhere."

It's far from the subway station, but you can easily get there by bus 360 from Termini Station.
I was going to go early at check-in and leave my luggage, but he gave me delicious bread and coffee and explained the surroundings in detail.
It's a hotel I picked up to visit Borghese Park before leaving home after spending my Rome and Florence itineraries, and I'm very satisfied.
The room is very spacious and the bathroom is also spacious, so it's nice to spend a relaxing time.
They also introduced a lot of nearby restaurants and places to visit.
This is a place I definitely want to visit again next time

GGuest UserWe really enjoyed our stay at La Casa Sul Mare. We had efficient communications before our stay and airport pickup was nicely arranged. Thank you to Loris and Ambra for all the nice arrangements. Ambra’s succinct but detailed briefing on the place was highly appreciated.
Our room was new and spotless clean with a really nice view of the Ferris wheel and the coast. Drinks, snacks, fruits, air-con, new and nice big TV with Netflix, hair dryer, hair curler, fresh clean towels, and even new slippers were available!
Loris is the best host ever. Grateful to his helpful handling of our multiple heavy suitcases. Apart from the airport pickup, he also arranged transfer for us to reach our cruise ship via a car with special permit to go inside the terminal area. Everything was smooth and nicely done. Loris has definitely raised the standard of a bed and breakfast stay, in fact the whole experience was even more pleasant than some of my previous hotel experiences. One could totally feel the passion and effort that Loris has devoted to running the place to make his guests feel comfortable. One last tip, make sure you don’t miss the delicious pistachio pie made by Loris’s mom, it is a must try!

GGuest UserWe had a really good stay at Sofia’s Suites Guesthouse in Rome. The location is very convenient — only about a 7-minute walk from Roma Termini train station, which made travelling around the city very easy. For 3 people staying in one room, the price of around $200+ was quite reasonable compared to other accommodations in the area.
The building itself is quite old, but the guesthouse has everything you need for a comfortable stay. There’s also a laundromat just a 1-minute walk downstairs, and for only €9 they will wash, dry, and fold your clothes, which was super convenient during our trip.
One small thing to mention is that the hot water in the shower takes a while to heat up — around 5 minutes. But considering it’s an older building, it’s understandable.
The owner was also very responsive and helpful. We could easily contact her through WhatsApp whenever we had any questions or issues during our stay.
Overall, we enjoyed our stay at Sofia’s Suites Guesthouse and would recommend it for travellers looking for a reasonably priced and convenient place to stay in Rome.

GGuest UserI’m truly enjoying my stay at this hotel. Since I decided to travel across Italy all by myself, finding a place that feels this safe and welcoming means everything to me. Being a woman traveling alone can be a bit daunting, but staying here has given me such peace of mind. It’s clean, perfectly located near the station, and I feel completely secure in my own space. I’m so glad I followed my gut and chose to stay here—it was definitely the right decision for my solo journey.😊

GGladys MojingolSuperb! I love the Vatican city area(Ottaviano station) so many cafes and asian restaurants u can try. And below the guesthouse theres a really popular gelato shop only €3/3 full scoops👍😍 the cheapest gelato in euro. Me and sis would pop in everyday to buy gelato.
The owner Cynthia and hubby are the 1st most welcoming italian we met in Rome. Plus they have a wonderful coffee machine that you can help yourself to anytime of the day(with mini cupcakes)😘 they even have a hall with loads of encyclopaedias collections. (Wish i can read italian).
on our final checkout day, Cynthia’s husband even helped to call us a taxi to airport which cost €55(flat rate) tq so much sir eventho we dont speak each other’s language but we understood each other.
In conclusion its worth the money we paid for. Wonderful host, great experiences in staying with an italian apartment with classic elevator architecture 🥰👍

GGuest UserI am very happy with the location I chose. It is incredibly convenient to get anywhere from here. The host is very professional and attentive, providing us with a wealth of information upon our arrival. They gave us two specific route maps starting from the hotel that allowed us to explore the area perfectly, along with restaurant recommendations and various tips to keep in mind.
The area is extremely safe, so I felt very comfortable walking around even at night. There are plenty of excellent restaurants nearby to choose from, and with several supermarkets in the immediate vicinity, getting groceries is very easy. It is essentially a perfect neighbourhood.
The building itself is particularly interesting. Built in 1920, it is exceptionally well-maintained. Even the elevator is the original one from that era. It is hard to believe such a piece of machinery has been preserved in such good condition.
The host is incredibly friendly. They also arranged our airport transfers, which were excellent: the vehicles were large, high-quality, and very well-priced.
It was only 120 euros airport round-trip, and they used spacious Mercedes-Benz cars. I feel very relaxed and at ease with the service provided.

GGuest UserThe location was perfect for us — only about a 10-minute walk from the Vatican, which made it very convenient. Unfortunately, that was the only positive aspect of our stay.
We booked a superior room, but it was nothing like what was advertised. We were given Room No. 4 at 285 Flat, which had dirty walls, a broken kettle and no night lamps, and overall looked very different from the photographs online. The shower was placed inside the bedroom with a clear glass door, offering absolutely no privacy. I was traveling with my 14-year-old son, and taking a shower was a real challenge because of this poor design choice.
The reception only operates from 8 a.m. to 8 p.m., and since we had an early check-out at 6:30 a.m., there was no information provided about where to leave the key. Breakfast is served from 8 a.m., which is too late if you want to attend a tour or visit the Vatican early (most tours start around 7:30 a.m.). This detail was not mentioned anywhere in the listing.
We had prepaid €120 for four breakfasts for two people, but as soon as we arrived (around 2 p.m.) and found out about the late serving time, we cancelled them. The receptionist advised us to email the owner to request a refund, which we did — but we never received any reply.
Overall, this stay was not we expected and definitely not worth the price we paid, even considering the good location. I would not recommend booking breakfast here, as money we paid is far more than what you would spend at a nice local café or patisserie.

Ssalvalasilvia The hotel has THE PERFECT LOCATION. It’s walking distance (10 minutes) from the railway station but far away enough to be in a safe area, near 2 amazing basilicas. As you can see in the photos, I had a wonderful view of Basilica of Santa Maria Maggiore from the room.
The hotel is the restored old granary of Basilica of Santa Prassede. It’s an historic building, each floor has the names of the cereals that were stored here.
The staff is very kind, very very efficient and generally lovely.
The room was clean, not too spacious, especially the bathroom, but ok.
Unfortunately we booked a room with breakfast, but the hotel doesn’t offer this service any longer (not the hotel’s fault, but the booking supplier). Thankfully there are some nice bar in the area and the reception staff was able to direct us (go early as they are all quite busy).
Overall I would definitely recommend it.
