Pro: location, hotel staff , laundry and dry cleaning service on first come self serve basis.
Rooms have AC , Table fans, iron kit , mircrowave and fridge.
Con: Room service needs improvement. They have given it to 3rd party so have fixed timing and clean rooms faster and can be some times undone partially!
I would recommend to stay here for 3-4 days or untill you are not bored of eating same breakfast :)
Reception is available 24/7 which is nice.
Nearest bus stop at forrest road.

There is a unique design style, the room is big enough, the bed is comfortable enough, very comfortable experience, the only downside is that the stairs are very narrow and the large luggage is very difficult to get up and down.

It is super large with a living room and two washbasins. The environment is also very clean and tidy. It is very close to Edinburgh Railway Station. You can see the entrance of the railway station when you come out of the back door of the hotel. If I have the opportunity to come to Edinburgh next time, I will still choose this hotel

Was once the Harbor Master's house for the port of Leith and it truly holds all of the charm of a historic building, but with many cool upgrades! The area is really charming, just off the water and a fairly quick bus ride to all the downtown sites. Every single member of the staff from the restaurant, to housekeeping to the front desk really went out of their way to be kind, helpful and attentive. This was a trip of a lifetime for me and they truly made my visit to Edinburgh all the more. I highly recommend The Malmaison. Thank you so very much for an excellent stay.

It’s good that the shower bathrooms and toilet rooms are separated (and they have 2 toilet rooms and 2 shower rooms) so that I won’t worry about peeing myself.
However, it’s inconvenient that not every bed also hv charging port on bed. The room has charging port but some bed has individual port while some don’t have.

The hotel goes under the renovation and there were only 2 lifts with queues and they are also used by the staff too
We had a room for 3 people and had all set up for two people only, the room was dirty with hair in the shower and the ceiling.
When I took the shower the pipe was blocked and the water started to leak to the bathroom… yes they sorted the problem quite quickly but still was not great experience
There were no slippers and bathrobes. I asked for x3 slippers and they brought only one pair. I asked again and they brought only one pair again. On the third time they brought two pairs…. When I asked for 3!!! And still no bathrobes. We asked for additional blanket and it was in a random location after the room was cleaned.
The room was cleaned badly on the next day we stayed. My pajamas was thrown elsewhere and I found it on the table, the towels we put on the floor to be replaced were fold dirty on the shelves… the blanket was in a random location and the cleaner did not pay any attention at all left the room dirty. Very disrespectful
I felt that I had to beg for the things we are supposed to get in this kind of hotels. Shocking!!!
Yes they compensated with a complimentary breakfast which was good but still the service was bad. They sent the cleaner and by the time she came we were already sleeping. And she did not speak any English … very disappointed

I changed the suite the next day and brought my own garden and it was very comfortable. Traveling with a baby, they already had the cot in the room before we had arrived which was great. The staff were super kind and attentive at concierge and reception. As we arrived at the hotel we were kindly met with a staff member that went over our room, breakfast, dinner and all the other queries we had. We were worried about how hotel stays works during times of COVID however, the hotel was superbly clean and guidelines were followed at all times. We stayed in the executive club room and it was amazing! Our room was spotless and decorated very beautifully. The bed was very comfortable and the pillows are the best I’ve ever used! As for the shower it was an over head rain shower with excellent water pressure. We had breakfast in the morning and it was beautiful would definitely recommend it to anyone considering a stay. Everything about the stay was spectacular and have recommended it to my friends and family. I’m looking at booking another night again for the new year due to how good my experience was. The staff were also very friendly and showed exceptional customer service. Beautiful room, lovely staff and an amazing nights stay! 5/5

|1.78km from downtownThe hotel location is very good, very close to Edinburgh Castle and Princes Street, it is a little far away from Royal Mile Street, but can be reached on foot, the town is very suitable for walking.
The hotel implements unmanned management, and you can open the door and the room door yourself according to the password you check in. We are a family of 5 staying with children and living suites. The rooms are large and clean and well-equipped. You can cook your own meals. Tableware and pots are fully equipped (but I do n’t see a microwave). We are accustomed to the British diet. The house even provides equipment such as vacuum cleaners and washing machines, which is in line with our home habits.
The price is slightly higher, but for the case of five of us, it is still a lot more cost-effective than booking two single rooms, especially it is really good to be able to cook by ourselves.
In particular, we need to remind everyone that the hotel will send you an email 7 days and 1 day before the check-in, which will contain the room number and password for the check-in. If you booked on Ctrip, because they may have booked through other channels, the reserved mailbox is not ours, we cannot receive the mail, we must contact Ctrip customer service one day in advance, get this information, and then Can stay. Because the apartment is unmanned, it will be inconvenient to communicate if there is a temporary problem.

Front of House - Very poor. Didn't reflect the W service that we experienced in other countries. No smile, didn't look like she wanted to work there (Christina) , didn't brief us about what came with our reservation, ie breakfast and where to go for it. Asked for late check out at 2pm , which was granted. Thank you, however at 1.40pm , they sent someone at our door to make sure we leave the room ! Horrible and embarrassing. The deposit that they took during check in from our CC hasn't been refunded yet!
Good beakfast which was from ala carte and it was the only good service we had here... thank you Ryan for the tips on Dean Village, We went there and it was beautiful.
Overall -:For the money that we spent, this stay was a let down. I will not stay here again.

It’s not much dearer than a dormitory but far more private with a room and shower . However, the electronic heating management system was a major issue. Every night, the temperature fluctuated from tropical heat to freezing cold, making it very uncomfortable to sleep.
We brought this up with the staff, but unfortunately, not much was done to fix the problem. If they can sort out the heating system, this would be a great place to stay.

There is no fridge. We were given only one room key which can be a bit annoying. It has minimal service, minimal staff, you can self check-in and just drop the keys to check out. It is Ok if you are clear on what you are getting.

1) The location is very good, just on Princess Stree, not accessible from the train station and the castle;

3) As a hotel apartment in the room, the kitchen equipment is basically complete, and friends who love to cook can use it with confidence;
Disadvantages:
1) There is no Reception, there is any problem ~ can send email communication or call communication, we arrived at the hotel and found that the Access Code can not open the door to enter the room, ~ can call the office to communicate, customer service can also help you solve the problem on the phone, No one will be sent to the scene to solve it. Note ⚠️: Entering the first floor gate and the room, you need to enter the activation time of Access Code, Code at 3 pm on the day of check-in, and the expiration time is 11:00 am on the day of check-out. That is to say, you can't get in when you arrive at the hotel before 3 pm on the day of check-in. Because your Access Code is not activated, the input is invalid, and you can be obediently accompanying your beloved suitcase on the street. Check Out time is 11 am, and the cleaning staff will put the cleaning tool at the door of the room early, waiting for the moment you leave the room to clean up.
2) There is no elevator, it is really not easy to carry luggage upstairs, it is recommended that single ladies do not try unless there is no luggage.
3) The sound insulation is very poor. I stayed for two nights. There were no guests in the next room on the first night. I felt acceptable. I didn’t receive too much alarm at night. The next night, there were guests in the next room. They talked and opened the door. We can hear clearly on the footpath, and the sleepy little friends should have a psychological preparation.
4) The noise outside the window is very loud. The window of the room is facing the road, and the siren of the ambulance can be heard no less than ten times a night, and it is particularly harsh. In the evening, there will be a group of drunk people who are loudly ”showing their heart” downstairs, walking a wave, and coming again. No less than five waves a night. It didn't quiet down until 3 a.m.
5) Toothbrush and toothpaste are not provided in the room, and there are no disposable slippers. It is recommended that the friends who are going to stay bring their own.

The room has no air conditioning and is relatively small. The bed will be crowded for two people. It is clean. The soundproofing is not good so I often wake up. If you are looking for cost-effectiveness, you can choose to stay for 2-3 nights (no more), but if you are looking for quality, forget it.
